I enjoy the continuous growth and expansion of the software to keep up with the needs of the industry and the end-user. The sign of something not working for the workplace is how many conversations are held with co-workers to gripe and honestly we don't have those conversations about AppFolio. We'd like to see a more thorough reporting on tenant delinquencies or evictions but other than that, there are no major pain points for us. Review collected by and hosted on G2.com.
The most helpful thing about Appfolio is the user-friendly aspect for both property managers and residents. This program has made my job so much easier because it has everything in one place! This is a blessing and a curse - but Appfolio is very date sensitive. It makes it hard sometimes to redo a lease if I make a mistake. I wish that we could add someone to the lease without having to retype the whole thing. Review collected by and hosted on G2.com.
The first Appfolio meeting I went to, they advertised "rent week at the beach". Claiming that they were so advanced that you could spend rent week at the beach instead of having to be in the office collecting payments, filling out work orders, communicating with tenants. It sounded kind of cheesy, but 10 years later we often joke about how true that slogan became for our office. Appfolio is always upgrading, adding things you didn't know were even possible to integrate, helping to maximize your time! Help is always only a chat away if there is something you need help with, although most of it is so user friendly that you can often times figure it out without help. We recently took over a property that was using another software and they were actually using 5 different things like one for rental applications processing, one for rent payments, one for renters insurance, things we use one app for...APPFOLIO! What is most helpful is that you can search on anything in the search bar - name, license plate, work order number etc. I also like that tenants can submit their rent electronically. Being able to message certain tenants, buildings, floors etc is also great. Having an app that is accessible anywhere is nice too. We are now using the rental application and listing of ads on their site and the response time to apps is so fast! Review collected by and hosted on G2.com.
What is least helpful is that you cannot remove email addresses from a group email, and there isn't an option for auto reply when tenants text you, we cannot connect our bank to Appfolio so rent checks can be fully deposited, there is limited functionality/adjustments you can make on reports, and work orders cannot be auto submitted at the end of the day to a person. It's user-friendly meaning it's easy to navigate and find answers to processes if you're unsure of next steps. I've been impressed with the number of features they offer, and the reports provide valuable metrics about our property. The customer service team has always been helpful, and they take suggestions and try to implement them where they make sense. Review collected by and hosted on G2.com.
One of the only features I've requested that would still be beneficial is the ability to text per building. Similarly to how they have an option to group emails, I'd love the ability to group texts. That way, say we have to shut off water to one building, we can just text that building instead of each individual tenant or the entire property. Review collected by and hosted on G2.com.
AppFolio is very easy to use. In the 11 years I've been in property management, I never used AppFolio and it was very simple and easy to learn. Reports are easy to obtain and save. Creating notices or email and text responses are very easy to create. Review collected by and hosted on G2.com.
The one feature I'm not keen on is how we have to process paper payments (personal check, cashier's check and money orders). Not sure if this is how our system is setup or this is how AppFolio works, but manually entering payments and creating a separate deposit for payments since our scan system does not automatically load payments into AppFolio just gets tedious at times. What I like best about AppFolio Property Manager is how it simplifies and organizes all aspects of property management into one platform. It’s user-friendly and makes tasks like tracking maintenance requests, managing payments, and communicating with tenants and owners so much easier. I really appreciate the tenant and owner portals, which allow residents to pay rent online or report issues, and owners to access statements and updates anytime. The automation features, like reminders for lease renewals and tracking late payments, save so much time and help avoid mistakes. It’s also great how it integrates with tools like Conservice, which streamlines utility billing. Overall, it helps us work more efficiently and provide better service to both our clients and tenants. What I like about Appfolio Property Manager is that it is a one stop shop for everything you need to manage a property. From preparing initial leases to lease renewals, invoicing, screening applicants, approving or denying applicants, listing properties for rent, communicating with owners or tenants. Being able to communicate with the residents so easily straight through Appfolio. I have the App and when emergencies happen I can log on and send out a quick message to the property Review collected by and hosted on G2.com.
That I can't send pictures when I send text to the property. Sometimes I send event reminders and I would like to attach the flyer.
I do not like the new text filtering. My leasing agent gets all my messages but I have to filter to his name to see his when he's off. Before I would search the property and both of ours would appear. Review collected by and hosted on G2.com.
When I first started using AppFolio, I was very new to the business and I found quickly that I couldn't really mess anything up in it. If I make a mistake I can easily correct it. Now that I use it daily, I know it's very user friendly. Appfolio is utilized by our property management team, can be used by our owners, maintenance department, tenants, and vendors. And to an extent, I can see what others are working on when I need to be updated on their jobs. It can hold a lot of information for each property, applicant, and tenant. There are a few bugs or items in it that I would like to see. I can't see what someone else in the system has on their schedule. For instance if another property manager is showing a unit, there is no main calendar to show everyone's schedule. Also, it's complicated to move one or two tenants out and others into a unit if there are a group of tenants in one property. I would also like to be able to send pictures from AppFolio.
