When I first started using AppFolio, I was very new to the business and I found quickly that I couldn't really mess anything up in it. If I make a mistake I can easily correct it. Now that I use it daily, I know it's very user friendly. Appfolio is utilized by our property management team, can be used by our owners, maintenance department, tenants, and vendors. And to an extent, I can see what others are working on when I need to be updated on their jobs. It can hold a lot of information for each property, applicant, and tenant. The support system is good - they are prompt to address my questions and are constantly updating the features. Review collected by and hosted on G2.com.
There are a few bugs or items in it that I would like to see. I can't see what someone else in the system has on their schedule. For instance if another property manager is showing a unit, there is no main calendar to show everyone's schedule. Also, it's complicated to move one or two tenants out and others into a unit if there are a group of tenants in one property. I would also like to be able to send pictures from AppFolio. In my opinion, the best thing about AppFolio is how user-freindly it is and the help materials are easily accesible, not to mention easy to follow, if you have any questions. In addition, there is customer support chat. Additionally, AppFolio literally has everything automated, it's so ahead of the game. You can do every single task from your site or the app. Before AppFolio we were using QuickBooks for rentals and it did absolutely nothing to make our lives easier. AppFolio has centralized everything for us and allowed us to grow our property management business. I cannot imagine life without it at this point :) Review collected by and hosted on G2.com.
The only thing I have found issues with, is sometimes there are glitches with the accounting reports. For example, Accounts Payable General Ledger balance does not tie to the AP Aging Report for such date. Other than that, there are no other items that we dislike. IGC manages over 3500 units across Northern Indiana. We migrated to AppFolio in June of 2023. Over the last year, AppFolio Property Manager has continued to increase performance and improved functionality for our Management, Maintenance and Corporate teams. The entire onboarding experience was customized and met all dealines, not to mention the apps industry specifications and customized setup have allowed us to increase profitability across the portfolio. Everything I need from the Tenant and Owner communications (letters, texts, etc) to the Accounting and Maintenance/Inspections is all in one place and linked together! I use AppFolio for all my Property Management needs every day to get my job done and the step-by-step process flows make using it simple! You can use an inspection report to directly create the maintenance requests, thus eliminating human error. Using it is such a time-saver because the property info and applicant's info populate directly into the lease details when creating them. Review collected by and hosted on G2.com.
We just completed a merge with AppFolio. We had previously been using AppFolio already so we naturally assumed that changing from our company's system to our new Corporate Office's AppFolio would be simple but it wasn't. Many of the features like our letter templates and lease templates did not transfer over, nor did the lease settings for example, which I understood. But the property photos for listings and the tenant's info like their SSN, DL #, emergency contact info, etc. did not move over and those things are very important to have for our tenants. All the attachments, ledgers, and previous leases we created and executed in our original AppFolio database didn't transfer over to the new one either. This should have been a seamless transition from one Appfolio database to the larger Appfolio database but it was anything but. Review collected by and hosted on G2.com.

We have been using AppFolio for quite a few years now, and I truly can't recommend the software enough! The site is so user friendly, and I feel like I can get my work done so quickly on this platform and save time! The smart bill entry feature is my absolute favorite! Reconciling bank accounts is a breeze and there are so many reports you can run and customize! Review collected by and hosted on G2.com.
The software is only set up to do reoccuring monthly charges and we do weekly charges, so we still have to enter those by hand, but I still believe this is the best software out there! Review collected by and hosted on G2.com.
I love that appfolio strives to make our lives easier both for the employee and tenant aspects as well. I cannot wait to see what they have in store with their new updates. Its always customer satisfatory. I use appfolio EVERY DAY! Their customer service is impecable, always ther to help! This has been by far the easiest platform to use and train for. i dislike that i have to constantly input my property into the forms section once one form is executed. I run multiple properties, and i feel it just takes longer when i have to keep constantly selecting which property i am searching for. Review collected by and hosted on G2.com.
The most helpful thing about Appfolio is the user-friendly aspect for both property managers and residents. This program has made my job so much easier because it has everything in one place! This is a blessing and a curse - but Appfolio is very date sensitive. It makes it hard sometimes to redo a lease if I make a mistake. I wish that we could add someone to the lease without having to retype the whole thing. Review collected by and hosted on G2.com.
I love when I need to look back it is easy to look up or even when I forget on how to do something I can always turn to the helpful videos and articles. When in doubt I can always reach out to customer service to help break it furhter down for me. When it comes to work orders it is made simple because I can email them over to maintanence and/or third party companies who can also bill through there! Review collected by and hosted on G2.com.
i would love to see other updates such as bulky billing being able to submit it is ine but it does not have a due date. I want tenants to see the amount ahead of time so there are no excuses or surpries. Review collected by and hosted on G2.com.

I love that they continue to develop the software and add new features. They've even recently added AI integration, which is looking very promising. Sometimes, they will even invite you to test out and provide suggestions for new features being developed before they become widely available. Their searchable help articles are easy to use and extremely helpful at resolving issues without the need for support. But, when you need it, customer support is typically quick and effective. Occasionally I've run into issues with limitations on desired configurations for some of the report writers when I am looking for something specific and unconventional. However, all of the standard reports continue to receive regular updates that, over time, have required less workarounds to produce these nuanced reports. Reports exported to Excel come over only as values (no formulas), which can often create extra work to export something you wish to manipulate for analysis. Review collected by and hosted on G2.com.

I’ve been using AppFolio for property management since 2018, and I absolutely love it. It’s incredibly organized and user-friendly, making everyday tasks so much easier to manage. One of the features I use the most is bulk emailing it saves me so much time and keeps communication consistent with tenants and landlords.
The application screening process is a game changer. It speeds up the entire tenant onboarding process, helping me make faster and more informed decisions. Tenants also appreciate how easy it is to pay rent through AppFolio. Review collected by and hosted on G2.com.
