**What do you like best about ResMan?**

I like how everything in ResMan is integrated, allowing residents to sign digitally, eliminating the hassle of filing everything in paper form. With everything saved digitally, there's less room for error. I also like that you can pull reports and alter the parameters to get very specific reports. ResMan's bulk communication and bulk tasks save a lot of time and help input work orders efficiently. I appreciate its integration with Bluemoon leases and e-premium insurance because everything is connected. The initial setup of ResMan was very easy. Despite the many features taking some practice to learn, it ultimately proves to be a good thing.

**What do you dislike about ResMan?**

The only issue I had was that there are so many features, it took a bit of practice to realize how to do certain tasks.

**What problems is ResMan solving and how is that benefiting you?**

I find ResMan helps with bulk communication and tasks, saving time and making work order input efficient. I like the digital integration and how it reduces paperwork errors. It streamlines report generation by allowing parameter alterations for specific reports, eliminating the hassle of paper filing.

**What do you like best about ResMan?**

I like that ResMan is user-friendly and very nice in the way it's laid out. It has a lot of different ways of helping with budgets, keeping track of budgets, tracking who paid rent, and managing pet deposits. It effectively gets rid of paperwork since I don't have to be looking through papers; everything is right there on the computer. I can compare budgets to the previous months or even the year before to see how budget management is going. ResMan makes it easy to see which tenant paid rent and it shows if there are any delinquencies. It's also integrated well with AvidExchange, allowing me to see which bills got paid.

**What do you dislike about ResMan?**

The only change I would like to make is the way the affordable waitlist is edited.

**What problems is ResMan solving and how is that benefiting you?**

I use ResMan to organize tenant documents, keep track of rent, and manage budgets. It's user-friendly and helps eliminate paperwork by making documents easily accessible. It allows me to compare budgets monthly without searching through papers.

**What do you like best about ResMan?**

I really like the boardroom feature in ResMan. It's a quick way to see the most important KPIs for the property. All the main things I need are very accessible, and even though I've become a user of all the different types of reports embedded in it, the boardroom sorts all the main KPIs together. It's very convenient to quickly check things like occupancy, delinquency, traffic, lease expiration, and my bank account, almost as if they're hyperlinked directly to the boardroom. This means I can access crucial information without having to drill down too far.

**What do you dislike about ResMan?**

Most everything in ResMan works great. Sometimes we do not utilize all of the features as an operator. I don't necessarily have anything to complain about for ResMan. Although, I do think that the advent of agents and AI and tools around AI are the future for how property management works. And so I'm hoping that the Resman team is incorporating Agentic solutions going forward.

**What problems is ResMan solving and how is that benefiting you?**

ResMan connects all activities on our sites, handling accounting, financials, insights from work orders, traffic, and delinquency. It helps asset managers, owners, and property managers manage properties effectively.

**What do you like best about ResMan?**

Software is very user friendly and is very easy to learn. They have a great support center where you can look up walkthroughs and videos of how to operate within the system, from operations to accounting. The recent updates to the bulk renewal process has made it easier to manage and track pending renewals as well. Integration with 3rd party vendors are easy to connect.

**What do you dislike about ResMan?**

We are waiting on a new reporting feature to be added for editing existing reports, but it hasn't been introduced yet and it's a feature we are anxious to use.

**What problems is ResMan solving and how is that benefiting you?**

Robust reporting is available for the teams to check on the health and activity of their properties. Newly onboarding team members are able to easily adjust to using ResMan because of how easy it is to learn. This saves a lot of time on the learning-curve.

**What do you like best about ResMan?**

I use ResMan for absolutely everything as a leasing agent from an apartment complex. I really like how fast I can do everything and how it makes everything easier for me. It's incredibly easy for me to use, especially since the complex was already using it, which made it easy to learn. If anything comes up that we can't figure out, we call and get fast and great help. I'm very pleased with the way everything works around ResMan. Everything that has to do with our property, like invoices and payments, works around ResMan, so it's central to our operations.

Theres nothing

I use ResMan for everything in my role as a leasing agent, streamlining work orders, messages, and reports. It makes my job faster and easier and helps manage all property-related tasks, including invoices and payments.

**What do you like best about ResMan?**

I like the fact that there are many integration partners with ResMan, which makes my workday pretty seamless. It allows me to save time by linking the things I need to do the job together, cutting down on additional logins and data entry. The user experience was a lot better in the demo compared to what we had before. The initial setup was extremely easy.

**What do you dislike about ResMan?**

The interface with Plaid is an issue since I'm unable to connect my Chase bank accounts, though I can connect other banks with ResMan.

ResMan helps with resident records, rent collections, and resident communications, making my workday seamless with its many integration partners and reducing additional logins and data entry.

**What do you like best about ResMan?**

I like the variety and detail of reports that are available with ResMan. These reports give us insight into how our property is functioning, allowing us to pinpoint costs and help reduce them where we're not spending money appropriately. We can also identify compliance issues and get ahead of things before inspections like a MR or maintenance tasks like an Inspire.

**What do you dislike about ResMan?**

We're having difficulty with using ResMan for PRAC properties. The ResMan Budgets Pro feature works really well for conventional and tax credit properties. For some of the affordable properties, it's not formatted correctly. It definitely took a pretty long time with transitioning. We had to scan and digitize everything. We had to train our staff. And we actually had a dedicated, in-house staff member that was implementing the change for about a year and a half. It took probably three years for our company to become reasonably proficient.

**What problems is ResMan solving and how is that benefiting you?**

I use ResMan for automation and seamless information sharing. The detailed reports provide insights into property functioning, helping us pinpoint costs, reduce unnecessary spending, and identify compliance issues to stay ahead of inspections.

**What do you like best about ResMan?**

ResMan has been very helpful for our property, especially because it is well designed for Section 8 management. The system is very detailed, particularly when it comes to resident information, which makes daily work more accurate and organized. I have previously worked with OneSite and Entrata, and compared to those, ResMan currently meets our needs better. At this stage, it feels like a stronger fit for how we operate and supports our work more effectively.

**What do you dislike about ResMan?**

There are not many things I dislike about ResMan, but there is room for growth. One area that could be improved is the waiting list functionality. For example, when managing a parking waitlist, it is difficult to adjust the order fairly when someone needs to be moved up. Even if a person receives a spot earlier, the list numbering does not automatically update for the remaining residents. This makes it harder to clearly reflect the true order of the waiting list and can cause confusion when tracking positions.

**What problems is ResMan solving and how is that benefiting you?**

ResMan helps solve the challenge of managing recertifications in affordable housing. In our property, residents’ incomes often need to be reviewed outside of the annual cycle through interim recertifications. ResMan makes this process more flexible and organized by allowing us to create, and update income changes accurately when they occur. This helps ensure compliance while reducing manual work and confusion around income reviews.

**What do you like best about ResMan?**

I like that ResMan allows me to be flexible with my work. It has very detailed profiles for residents and options for them to sign into a portal. It's good for accounting and managing work orders. There are many reports available that help me track work orders and improve the life experience for residents in my building. I appreciate its user-friendly and logical workflow. It's better than the outdated software we used before and has a lot more features to offer.

**What do you dislike about ResMan?**

I find it frustrating that ResMan doesn't let me create one work order for multiple units, which means I have to individually create work orders for each unit, and that takes a lot of time. I'd recommend adding an option to handle multiple units in one go. Also, when opening a resident's profile, there are too many little blue tabs. It would be nice if I could hide unnecessary ones like you can in Excel; each building is different, and not all options are needed for every situation. Lastly, while transitioning from our old software, I noticed some issues with data transfer, like missed or incorrect information on resident details, but it's manageable and fixable.

I use ResMan for property management, and it helps manage Section 8 buildings. It offers flexibility with detailed resident profiles, portal sign-ins, and is good for accounting and work orders. Reports help track everything, improving residents' experiences.

I like ResMan's well-documented APIs, which are very helpful for integrating our property management products. These APIs allow us to pull data from ResMan and push data to it easily without errors. ResMan is also proactive to requests, which helps our property teams serve residents and applicants better.

**What do you dislike about ResMan?**

If they can support webhooks or some server-side push mechanism to their APIs, that could help us a lot. Currently, we need to call the APIs at set intervals for checking any change to data, but webhooks can help us to call API only when the data is changed.

I find ResMan helps integrate our property management products smoothly with its well-documented APIs, enabling error-free data exchange.

I like that you can get anywhere in ResMan with just three clicks.

**What do you dislike about ResMan?**

I find the forms in ResMan a bit problematic since the custom fields feel outdated. Another issue is the long wait time for compliance additions into the system. The initial setup was not good; there was no help, and the team lacked context on our state-specific rules. I also don't like that all compliance settings are labeled as 'tax credit' when not all projects involve that funding. Plus, it's inconvenient that there is no mobile app.

ResMan helps with data collection in property management and asset management. I like that you can get anywhere in ResMan with three clicks.

**What do you like best about ResMan?**

I like that ResMan is pretty user-friendly. It's simple, and I haven't encountered a lot of bugs that would shut me out of the system. It's great that I can use it mainly for purchase orders, as well as work orders. The platform seems pretty cut and dry, which I find nice. Also, the initial setup was part of my onboarding process, and it was pretty seamless and easy.

**What do you dislike about ResMan?**

I kinda struggle with is, like, the make ready board sometimes. Sometimes the drop down doesn't give you, like, people work for it, you have to put it in a certain way, and it makes it a little bit tricky for me to do that. I think it might just be I might need to be, like, trained on it. I'm not sure if it's an actual issue with the website.

ResMan breaks down communication errors in property management, bridges communication with management and residents, helps track my tasks, and keeps everyone accountable.

Resman is very user friendly. Training is straight forward, it's technically simple and easily integrates with most ILS.

**What do you dislike about ResMan?**

I don't have many dislikes with ResMan. Sometimes move out recs can be hard to edit but that was before they updated and rolled out the move out reconciliations process.

**What problems is ResMan solving and how is that benefiting you?**

They just changed the Move Out Reconciliation process and that was a huge help. Making changes is a lot easier, being able to save progress is great. I do wish ResMan allowed for one than one workflow so RM can approve both invoices and MO Recs.

As a traveling trainer, Resman makes accessing multiple properties across the state super simple. 
Also, being able to access each section of Resman multiple ways allows new employees to get comfortable with the software, everyone learns and uses programs differently.

I miss the old format. It was so colorful and cheerful

I wish that combining reports was easier (or didn't involve a custom reports process).

I love ResMan's tools calculator, especially the proration calculator, because it helps me ensure my totals are correct. The initial setup was very easy, which I really appreciated.

I think adding a roommate and accepting payments could be improved. It would be nice to have more information for residents to make payments.

ResMan is a very user-friendly property management software. I’ve used several different platforms over the years, and this one is by far my favorite.

So far, I haven’t found any downsides to ResMan.

**What do you like best about ResMan?**

I use ResMan to upload work orders, invoices, and pictures, and it really facilitates tracking every single work order. I like how ResMan allows me to jump from work orders to tenant profiles, and the ability to put notes and keep track day by day of all work orders is great. It's valuable because it makes tracking everything simple.

**What do you dislike about ResMan?**

I don't like the reports in ResMan. When I have to export reports, the way of seeing them is not that simple. I have to export it to Excel and clean it with Power Query because the raw report from ResMan is not a good experience to see.

**What problems is ResMan solving and how is that benefiting you?**

ResMan simplifies tracking work orders and tenant profiles, allowing me to upload necessary documents and follow up with updates. Its note-taking feature aids in managing work orders efficiently within tight deadlines.

I like that you can pretty much do everything regarding your applications in ResMan, including keeping track of leads. Once all applicants' info has been uploaded, I can go in and download it, and verify that they have, in fact, sent the proper documents.

I like that it is user friendly and there are recorded training videos that are easily accessible. I also like that there are live trainings offered each month.

**What do you dislike about ResMan?**

The bulk renewal option is not tax credit friendly because the software does not recognize the portion of rent paid by housing should be included in the calculation when submitting the increases.

**What problems is ResMan solving and how is that benefiting you?**

When there is no HAP involved, it makes creating renewals much easier. The compliance center is also useful for keeping properties on track for upcoming recerts.

I really like that ResMan is easy to use and navigate. It's great for posting, sending out messages to residents, and chatting with them. When I need to discuss a payment or charges, it makes it easy for both us and the resident to view their ledger and understand what we're trying to do.

The outgoing bulk messages are shortened compared to the emails.

I love how user-friendly ResMan is …the interface is user-friendly for non-technical users… love the one platform for all aspects of property management.

I wanted to share some feedback regarding the new software layout. Unfortunately, I am not pleased with the updated design. The new layout feels less user-friendly and has made it more difficult to navigate and complete daily tasks efficiently.

I think the time frame of service tickets' turnaround could be improved. There should be a special call center for service tickets.

I like the ease of access to ResMan. The app moves smoothly, and everything is in its own category, making it easy to navigate through the app. The initial setup was pretty simple; I just provided my work email address, and they set up my account.

Just finding the work orders is under its own category under property. I feel like work orders should be in its own category.

I use ResMan for work orders and residents' phone numbers. The ease of access and smooth navigation are great, making it easy to find what I need quickly.

The Accounting modules work great. It's fairly easy to use.

I don't like that there is not a mobile version of the Communication Module. I have to go to a desktop browser to check messages. Also in the last survey I couldn't get rid of the "Thanks for Submitting" message. That should go away on it's own in a few seconds.

I find ResMan very user-friendly. I appreciate having all the information I need to take care of prospects, applicants, or residents properly. The availability and property tabs are my favorite because they allow me to locate current residents, new prospects, and applicants easily. I can also find any notes from team members and more.

**What do you dislike about ResMan?**

I wish that ResMan and Elise communicated together. Once you follow up with a prospect on Elise, ResMan does not have a record of it. It would be nice for us to see communication from Elise in ResMan.

ResMan provides all the information I need to manage prospects, applicants, and residents. I like the availability and property tabs for quickly locating residents, prospects, and team notes.

The app is very user-friendly and easy to use. However, I'm not a big fan of the new update; I found the previous version to be much better.

The new update feels less user-friendly. Managing collections has become more complicated, and handling deposit accounting can be tricky.

I was able to adapt quickly, even though I wasn't familiar with it at first. I got the hang of it very fast and found myself able to adjust without much trouble.

I love how easily we can upload and sync documents, as well as the integration of information from other platforms. I utilize Resman everyday at work, and Resman is always there for me. It's also super easy to use and easy to train others on how to utilize the ResMan platform. I also love that pulling reports is very simple to do.

The only negative thing I would have to say about Resman is that sometimes it takes a while to load when searching resident's names and pulling reports. Other than that, I don't have any other complaints.

ResMan has been an excellent software solution for our apartment operations. It’s user-friendly, intuitive, and makes it easy to manage everything from leasing to resident communication in one place. The reporting features are clear and customizable, which helps us stay on top of our goals and keep ownership updated with accurate information.
Our team appreciates how much time ResMan saves us compared to older systems — it’s streamlined our workflow and improved accuracy across the board. The customer support team has also been responsive and helpful whenever we’ve had questions.
Overall, ResMan has been a reliable and efficient tool that truly supports our daily operations and helps us provide better service to our residents.

I would make some changes to the make ready board. Add the move in dates and show alerts for units are behind.

Allows me to easily communicate with residents, ensure work orders are completed and plan my make readies.
