We converted to Yardi Breeze from two other property management platforms which were used in conjuction with a standalone accounting program and a standalone maintenance request platform. We had not tenant portals, one of the programs operated on a cash basis only with zero audit tracking functionality, and the other property management program was very dated with batch reports that were literally impossible to recreate. The staff time savings of having all of our accounting and property management in a single program has been enormous for our team. Gaining the tenant portals to allow our tenants the ability to view their documents, pay their balances, and enter work orders in a single place is another major gain for us. The maintenance request handling is limited at best. Once submitted there is no native way to handle to tenant communication. Tenants cannot update a request, view tech notes, or see attachments. There is not an email handler built into the program so all emailed conversations are detached from the maintenance request and must either be manually attached or be lost.
Functionality of the mobile app, or desktop version viewed on a mobile device is also limited. We created custom tables to allow us to track unit appliance inventories, track lease inspections, and maintain a comprehensive list of unit items such as safety equipment, paint colors, furnace filters, etc. None of these tables can be viewed from the app or using the desktop version on a mobile device. This completely defeats a large part of the efficiency that we hoped to gain.
User controls are not at all intuitive. Learnign which boxes must be selected to allow specific features takes a great deal of trial and error. Yardi did not have a comprehensive guide that they could provide to us. There is no way to allow partial access to information. For example we desired our maintenance team to have the ability to view tenant names, phone numbers, and email addresses but not see lease or financial information. This is not an option. I've always thought the Yardi product line was the best for property management accounting. I like the fact that Yardi Breeze has the Yardi name and is back up by the Yardi company. I hope that being Yardi they will make the necessary changes to Breeze. By the way, we use Yardi Breeze Premier. Review collected by and hosted on G2.com.
Since Yardi Genesis 2 was being left in the dust, we were basically forced to move to Yardi Breeze or leave the Yardi brand. Note: We couldn't afford Voyager. We were told that we would be able to do everything that Genesis 2 did. Well, that is not true. Breeze is a much simpler program that does not have the same capabilities. It's like the creators of Breeze were trying hard to please everyone and removed the more advanced portions of Genesis. As an example, we lost extremely important reports. Breeze offered to recreate them for us but they are definitely not the same. We lost a great deal. After using Breeze for 18 months, we still talk a great deal about our disappointment when we find yet another thing that is missing. If we had known, we would have researched and purchased another program. But we didn't want to leave Yardi and believed the hype. Review collected by and hosted on G2.com.

I don't like the Pay Scan service and feel it is very limited in it's ability. In addition, when considering Pay Scan, I felt like important details were left out that would have made me reconsider entering into a one year contract. Lately, our office has been experience "downtime" with Yardi Breeze, often 2-3 hrs before we can resume our work. There are no warnings nor notices when system will be up and running again.

What i like the best is that we can have all our tenants as well as maintenance issues and prospects all in one place. Can attach all invoices, pictures, leases etc, do not have to look in multiple places to find like before. Also like that yardi automatically sends out late fees. We use Yardi everyday and it is very easy to use and set up. They offer great customer support and have online tutorials which makes it very easy to resolve any issues. the only thing that i do not like about yardi is when you search under tenants it would make it much easier if the tenant names were organized by property. Review collected by and hosted on G2.com.

The most helpful is how we are able to keep all of our tenant's information in one place and have easy access to essential information very quickly instead of needing to read through leasing documents for what we need at the time. Review collected by and hosted on G2.com.
