Not very user friendly. You cannot edit anything. It's hard to find things. You cannot have different tabs like our old system. Review collected by and hosted on G2.com.

Yardi breeze makes property management a breeze! I love being able to take payments through rent cafe and everything automaticlaly populates on breeze it saves so much time. I used yardi genesis for years and loved that program but breeze has so many nice features that are automated that you had to do manually in genesis. Review collected by and hosted on G2.com.
I am very new to the program so still learning but I wish that when you opened breeze there was somewhere that populated notices telling you everything that took place that day. (i.e. any maintenance requests, someone paid rent, anything that was new) Review collected by and hosted on G2.com.

Ease of use and the ability to attach backup to most areas of the system. Financial reporting is also very flexible and easy to run. The live chat feature is also very useful when you need help. Review collected by and hosted on G2.com.
Sometimes there are wierd little quirks in the sytem that can end up burning a lot of you time when they happen. Review collected by and hosted on G2.com.

Most importantly they software does not download banking information for accounting purposes. This is unheard of. All competitors download the banking info for matching needs. With Breeze all entries have to be manually entered.
Additionally, their capabilities are limited. You can't enter a direct expense. You have to create a bed or for every gas station or create a journal entry....
Finally their reporting is extremely limited. I can't pull a report on tenant payments minus their credit card fee. They will only email you deposit reports that I have to review to find the specific deposit. Instead of one report. Review collected by and hosted on G2.com.
It is in the cloud and the Help center works wonderfully. You can also use the "Chat" feature to get answers to questions. Review collected by and hosted on G2.com.

Terrible user interface. Want to have two Yardi windows open and work properly? Forget about it, the links you press in the second page will affect the 1st page.
yardi does not inform its admin when they make changes to the tenants portal, when a tenant asks you and you have no idea it looks very unprofessional.
Currently for tenants to verify their bank account a pop up will come to login to online banking. However if your bank is not supported you need to access the manually entering your bank account button, which is hidden and can only be accessed by opening and closing the popup sign in window 3 times. THIS IS TERRIBLE USER INTERFACE AND OUR CUSTOMERS ARE ALWAYS CONFUSED.
the mass emailing tool is inconsistent, I emailed 100 people and 3/4 of the attachments didn't attach, Yardi has yet to tell me the reason.
NSF error codes are hard to read, hard to tel what exactly is wrong with the tenants account, had a bug where one owners payment would get rejected if he paid on mobile web browser only, same bank account, using the app works and desktop works but use a mobile browser and your SOL.
Also it takes 7 days for an NSF to get back to you, such a long turn around for failed payment method. There is no way to automate sending monthly reports. You can set up 2 late fees but you can only automate the posting on 1 of them.
The property inspection tool is pretty unusable, you can't upload pics or files more than 5mb. There is no way to zoom in to see those photos, so there's no way to verify condition of unit.
There is no way to filter and email tenants by who has paid and who has not.
If your schedule charge ends and your tenant hasn't been moved out in Yardi, they will not get charged for the month, there is no warning or notification that this has happened.
When autopay ends there is no reminder to tenant, if they're using autopay 9/10 times they will be late when it lapses, a simple email reminder would be nice, as an admin you can't even see when peoples autopay ends.
ONE MAJOR FLAW IS THERE IS VIRTUALLY NO ACTION TRACKING, IF YOUR EMPLOYEE CHANGES A RENT AMOUNT THERE IS NO WAY TO IDENTIFY WHICH USER DID SO. THIS IS A HUGE SECURITY RISK. you can only track when a charge, receipt, property, or tenant is made. Anything else is completely untracked including editing all these fields.
The support chat feature is horrendous. If you end your conversation it essentially deletes it so you don't have a chance to review the contents of the support unless you send yourself an email before the chat ends. God forbid you walk away from the computer and the chat ends and you have no idea what they said. Support chat users are usually not too knowledgeable about issues, often takes a few days for them to reach the actual technical team to get you an answer. This is terrible when it's the beginning of the month and people are having account issues, that's how much longer it will take to pay your owners.
If you email your monthly property reports and your owner has multiple properties it will send multiple emails with reports individually attached, there is also no way to change the subject or body of the emails to differentiate them for your owners unless you do it one by one, which is extremely tedious.
When you send mass emails there's no way to add CCs to people in your office unless you do it individually one by one (if you have 100 emails yes you have to edit each email one by one).
There is no tenant portal support for tenants, get ready to be their support if any issues happen.
The rentcafe rental application DOES NOT WORK PROPERLY. I've tested it numerous times with the support and they have yet to come to a good solution.
Automatic lease generator? Forget about it, they give you a super simple text editor to write an entire lease? Formatting is so difficult, get ready to pull your hair out.
If your tenant has a roommate registered for the online tenant portal you cannot see, you can only see if the main tenant (there can only be one) has registered.
The search functionality is terrible, if you type in a name of a tenant there will ALWAYS be two profiles that show up, prospect and tenant. You cannot delete prospect profile. Also when you search an address of a property it will show ALL prospects and tenant (duplicate profiles) that have ever lived there. If you want to find the property sometimes you can't even find it. I typed in a property name with about 80 units and I get 17 search results, most of them being prospects.
All in all Yardi does a great job of putting a facade of usability by having features that are not practical to use for a property manager. The software seems half finished and the developers don't seem like they have ever managed any properties before.
I have suggested fixes to all of these issues above and I have seen no real fix implementations. They just keep adding more half finished not too useful features. Review collected by and hosted on G2.com.
