I definitely think Rent Manager is a vast program with a lot of functions I've yet to learn about. The more you learn and use it the better it becomes in helping streamline the work. The call-in help line is fantastic and has helped me figure out many different user errors. The functionality and the support are definitely reasons to consider this program. Learning how to set up project manager is great - with several properties due for inspections and license renewals, project manager has really helped group all those properties together for easier 'at a glance' updates. The biggest things that I've started to tackle with Rent Manger are: Tracking Tenant Payments, Tenant Communication, Accounting, and Maintenance. 1. At this moment we have 100% accountability of our tenant payments and in 2021 we'll be able to start strictly enforcing late fees. 2. 95% of all of tenant communication is now captured in Rent Manger through either texts, emails, voice mails, call recordings. This has allowed us to keep the facts straight and assisted greatly in following up with tenants. 3. Since rent payments are tracked already in Rent Manager I have started to use it maintain my books within the accounting software of Rent Manager. This has greatly assisted in general tracking of expenses but also for Annual Bank requirements where a balance sheet or profit and loss statement is required. 4. I'm just transitioning to the maintenance portion of Rent Manager but hope to start tracking all maintenance requests and using it assist us in developing our maintenance crew's weekly priorities. Take advantage of all of the online training resources that are available via Rent Manager University and establish a good working relationship with your Account Manager - as they will be a valuable resource to you as you roll out new applications or integrations. We use Rent Manager to support the life cycle management of our prospective and current tenants (lease application, screening, inspections, maintenance/service management, and billing). Additionally, we utilize the A/R and A/P functions. Rent Manager has helped us to fully integrate our tenant screening, collections and Tenant Insurance management processes - our integrations with some of their 3rd party partners has been very successful. We recently added VOIP Phone integration with our Rent Manager software. The integration has greatly increased our staff's ability to assist our tenants, though we went through a few hiccups in initially getting the system started. Rent Manager's team was there to guide us through and over these bumps; a task that would have lost countless staff hours if left to us to try and work out (not to mention the stress they saved us from).
