**What do you like best about Rent Manager?**

I really find texting to be huge, as it allows for seamless and fast communication with all of our tenants in the building, as well as other properties. Rent Manager provides clear oversight to those in management about what's going on with tenants and prospects, which means anyone can pick up where someone left off with full clarity. The ability to integrate with our leasing software is essential. The UI and graphical aspect of Rent Manager is easier to grasp and more straightforward than Yardi. The initial setup was also very easy.

**What do you dislike about Rent Manager?**

The inability to filter for some basic things is definitely a disadvantage; there are a million search parameters however, some basic ones are left missing. When dealing with 1000+ prospects and bulk data. Things like, the ability to filter out by who has paid the application fees, would be one of the few off the top of my head.

**What problems is Rent Manager solving and how is that benefiting you?**

I use Rent Manager for accounting, prospect tracking, billing, rent management, and tenant relations. It helps solve late payments, missed communications, tenant accounts, and overall building management issues. Texting for fast communication and integration with leasing software are big benefits.

I like that Rent Manager centralizes property management, accounting, and reporting in one system. It handles rent rolls, chargebacks, work orders, and financial reporting effectively, which reduces the need for multiple platforms. The reporting flexibility and GL integration are especially helpful for tracking property-level performance and maintaining clean financial records.

The interface can feel outdated and not very intuitive for new users. Certain workflows require multiple steps, and reporting customization can be time-consuming. Additionally, system performance can sometimes lag when working with large datasets or running detailed reports.

**What do you like best about Rent Manager?**

I really like how customizable each layer of Rent Manager is. Our boutique furnished apartment complex, which targets professionals with unique needs, benefits from its ability to make managing tenants and those needs much easier. The implementation and tailored team calls were amazing and made the initial setup very smooth. The option for one-on-one team calls was excellent and contributed to the ease.

**What do you dislike about Rent Manager?**

I think RMU should be available the entire time, and I think there should be a chat or electronic help desk. I wish we could have utilized implementation and tailored team calls past implementation, like getting a monthly meeting so we can gather up any additional projects or unique items we want to work on.

**What problems is Rent Manager solving and how is that benefiting you?**

Rent Manager organizes payments, units, and tenants, and improves our reporting. It helps manage the unique needs of our boutique furnished apartments, making tenant management much easier.

Service is super fast, and issues are usually resolved right away! Everyone is super friendly

**What do you dislike about Rent Manager?**

Number to call for help any time you have an issue or just need help.  There are also all kinda of training videos to help teach new staff rent manager.

**What problems is Rent Manager solving and how is that benefiting you?**

Sometimes when you call in for help, the wait time is longer than others.  But for the most part, it's pretty fast. There've only been a couple of times I've been on hold for about 45 minutes plus to speak to someone.

**What do you like best about Rent Manager?**

Fantastic customer service, easy to go back to make corrections to past JEs, bank recs and invoices (if you have the profile to do so). On RM 12, the app, I constantly have multiple tabs open to toggle back and forth when working. In many respects, this is an easy to use software.

**What do you dislike about Rent Manager?**

I have two issues with RM as I am coming from a very strong Yardi background. I find the CSV upload templates from Yardi more complete, easy to use, able to combine multiple uploads of one or more types in one upload along with subtotals that will not import. 

My other Grrrrr moment with RM is the invoice/payables side. In Yardi when you enter an invoice, once paid that invoice reflects the payment. In RM you enter invoices as Bills and they have their own line under transactions. Once paid, another line pops up for the check. While you "can" filter out any checks or bills from running a history report, this will also filter out any direct invoices entered as a Write Check (a great feature BTW) or any still open invoices. It sometimes creates clutter and confusion on the items entered as Bills.

**What problems is Rent Manager solving and how is that benefiting you?**

I have been using it just for 3 months after using Yardi for 30 years. Like all softwares in Property Management, this one has some amazing and easy features that I love with some exceptions. It is easy to research and correct errors more so in RM and that helps us keep moving along.

We have worked with several rental software companies, but Rent Manager stands out as the most user-friendly option we've encountered. With RM, we are able to accomplish everything we need, and if a particular feature isn't available, their team is willing to explore whether it can be implemented. Customer support is always helpful and very patient with those of us that aren't technologically savvy.

**What do you dislike about Rent Manager?**

There aren’t many aspects I dislike, but I do feel that there are too many options, which can be overwhelming at times.

**What problems is Rent Manager solving and how is that benefiting you?**

Rent Manager has significantly enhanced our maintenance efficiency through its Services tool. Additionally, the ability to email tenants simultaneously is a fantastic feature that saves us a great deal of time. The renewal tool has also made it much easier to monitor which tenants are renewing and to identify the properties that require processing.

Takes some time to learn all the features rent manager has to offer, but once learned it makes property management easy. Great for daily use on property.

Any script formats to create letter/email templates that help with tenant correspondence. Anytime I cant figure out anything they are there to walk you through what you want to do. Love the screen sharing with support so they can see exactly what you are asking about.

**What do you like best about Rent Manager?**

The thoroughness of the product is amazing.  After 3 years of use we are still discovering new features.  Statements use to take us most of a day to prepare.  Now it takes minutes.  And the virtual mailing operation saves more hours while costing about the same as doing it in house.
The software has been surprisingly easy to use, especially for something as feature rich as this is.  Sometimes we get into something new or complex and we need help.  RM Support is by far the best I have ever seen.  The assistance is fast, friendly and thorough.
In 3 years of daily use the system has never crashed.  That's unbelievable stability for something so complex.

**What do you dislike about Rent Manager?**

Dislike?  What is there to dislike?  So you have to refresh the deposit after posting.  Seems that should be unnecessary.  But as a former software executive I understand the need the need for milestones if you want to preserve the ability to unwind a transaction.  Not a big deal.

**What problems is Rent Manager solving and how is that benefiting you?**

Tenant ledgers, maintenance records, delinquency reports, lease management ... all of these were done manually prior to rent manager.  Or were not done at all.
We had no tenant ledgers.  Now we have complete, accurate tenant ledgers with no extra effort.  Lease renewals, rules violations, rent increases and maintenance are all added to the ledger by Rent Manager.
Maintenance records were practically non-existent.  We had no way to connect a job order to a tenant.  Rent Manager makes it easy.
If we wanted a delinquency report we had to go through the month's 5 page account journal manually and enter the information into an Excel spreadsheet.  With Rent Manager it's just 1 click and I can have either a detail or summary report.
We do 10 or more leases per month.  Rent Manager has reduced lease preparation time from over an hour to just a few minutes.  And it keeps track of the need for lease renewals.

Rent Manager (RM) is easy to use. The database is robust.  RM can be scripted to produce usable reports and to collect data.

**What do you dislike about Rent Manager?**

RM freezes if you leave too many tabs open. Unable to track email exchanges & text conversations in RM. RM is slow in sending emails to multiple recipients. Use of the RM global search feature only provides results if you spell the name exactly as entered into the database; does not provide a list of possible names with different spellings.

Rent Manager (RM) allows for data management & integration with billing, deposits, & financial reports. 
Benefits are derived by allowing multiple tasks to be undertaken in one program/database.

I really like Rent Manager's customization and easy integration; It can be tailored to only show you your most important tools while hiding the unnecessary stuff. This makes managing our properties daily so much easier, as we have a setup implemented specifically for our needs. Customer support is super helpful, and we reach out to them frequently with questions.

**What do you dislike about Rent Manager?**

The UI is a little confusing to navigate at times. Instead of hiding things in pop-up buttons, I'd like things to be labeled on a sidebar.

I like how Rent Manager Xpress makes everything streamlined, efficient, and organized for managing our mobile home park. It's really easy to pull out each tenant's information since their information is stored conveniently. I love the online payment feature as it integrates with Zico, eliminating the need to go to the bank frequently. Additionally, even though the initial setup wasn't easy, the great customer service really helped make the process better.

**What do you dislike about Rent Manager?**

I wish Rent Manager could offer some very fundamental crash courses for beginners. It's not that easy to input tenant information, generate a rent statement, and do the basic stuff. The initial setup is not that easy, but customer service is great.

Rent Manage Online is straightforward to use and offers a comprehensive set of features. It gives me all the information I need to keep track of tenants, manage repairs, and set budgets efficiently. The integrations are especially helpful. With Zego handling payments, I can trust that everything is properly recorded without extra effort on my part. I also appreciate the webinars—they feel like having a personal instructor available whenever I need guidance. Rent Manager comes equipped with a wide range of tools that make managing my properties much easier. I never have to second-guess myself when monitoring profit and loss, delinquent tenants, lease expirations, or other daily operational details. When the owner calls with questions, I’m able to provide accurate and confident answers every time.

I can't think of any downsides to Rent Manager and that's the honest truth.

Rent Manager assists me in monitoring profit and loss, tracking delinquencies, managing bill payments, and preparing comprehensive end-of-year reports for my accountant. I am also able to keep track of tenant and vendor conversations and issues, should I have the need to refer back to an issue.

**What do you like best about Rent Manager?**

I had a great experience with Rent Manager. The customer service, especially Ms. Brooke, was extremely helpful, respectful, knowledgeable, and efficient in answering my questions about 100 Copy B and e-filing. I highly recommend both the software and the support team. I appreciate being able to print 1099 directly from the system, which is very cost-efficient compared to buying blank forms. I find Rent Manager very user-friendly. It's easy to understand, and even on my first day at work, I was able to navigate the system.

**What do you dislike about Rent Manager?**

It has its own limitation depending on the type of role, and I want the payroll link to Rent Manager, as I'm using ADP.

Rent Manager lets me print 1099 forms directly from the system, saving costs on purchasing pre-printed forms. It's user-friendly and easy to navigate, even for newcomers.

**What do you like best about Rent Manager?**

I like Rent Manager because it's efficient in solving problems and helps create files to keep track of residents in a commercial rental business. I also value the use of scan tool the most. This tool helps with deposits for me in the office. I don't have to go to a bank for this process. The initial setup was quite easy, and then I generally just log in and go from there. Rent Manager has been a good learning tool over the years.

**What do you dislike about Rent Manager?**

Rent Manager seems to work well for me, but sometimes there are issues in RM Then I will need to call RM tech support to get the problem solved.

Rent Manager solves day to day to tracking of accounts and payments. It's efficiently keeping accurate files to manage accounts in a commercial business setting.

The web-based version of Rent Manager has a learning curve. Sometimes the webpage times out and data is reset.

I love the customer service you get from the beginning. The customer service is phenomenal!

I wish Rent Manager had more inhouse apps available. They have integrated partners that you have to activate and some are a limited choice. They do seem to be adding more options so hopefully this won't be much of an issue in the near future.

Keeps good track of the accounting and have lots of reports to keep track of various subjects.

It fills the gaps left by other software, which often lack in basic accounting features and customization to our business model. Though the initial setup was a long process, they made it easy.

**What do you like best about Rent Manager?**

Rent manager is very easy to use.  The ability to find information from one report to another is very seamless.  There are lots of useful tools to streamline our day to day accounting.  The support group has also been very helpful with any problem we have faced, including technical issues, and accounting issues.

**What do you dislike about Rent Manager?**

There are some features that don't make sense and we would love to see improved on.  One of the bigger adjustments for us is Rent Manager's use of a prepay account for prepaid rents.  We use cash basis accounting and prepaid rent should just be recognized as rent, and not stored in a prepaid account until rent is due.

**What problems is Rent Manager solving and how is that benefiting you?**

It has made the daily accounting much easier to stay on top of.  The ease of making changes to accounts and the ease of accessing information across the board has made it very useful for researching.

Customer support and training is severely lacking.  Found out today they don't even have a template for a rent increase letter.  We are still going to have to export data to Excel and do a mail merge with a Word doc.  When I called for support, he just said, "yeah, I'm surprised we don't have one".  Also the initial training is limited to a certain number of days, so make sure you are 100% ready to go and understand exactly what date they will need before signing up, otherwise your timed trainings will run out and you'll be left with a mess to clean up.

Our old program went out of business, and I was afraid we would end up losing all of our data.  Rent manager solves this issue.  Our customers are already mostly on auto pay, and RM is much more expensive then doing this through our bank, so this a wasted feature for us.

Rent Manager offers strong accounting features with reliable AP/AR, journal entries, and reconciliations under US GAAP. It helps streamline financial reporting and ensures compliance. I also like that it combines property management with accounting, which reduces manual effort.

The interface can feel outdated and takes some time to get used to. Report customization isn’t always intuitive, and new users may find the learning curve steep and also sometimes it gets lag and if you get disconnected through internet then again it gets restart instead of continuing from where it stopped

It centralizes property management and accounting processes, reducing the need for multiple systems. For finance, it simplifies recurring transactions, lease accounting, and reconciliations, making month-end close much smoother.

Rent Manager is easy to use and set up. If you happen to run into an issue the help section help section can usually get you through it. If not, calling into customer service is a breeze. The agents are always willing to help and educate you along the way. I appreciate the time they take to make sure I understand the steps used to resolve my problem.

The only two complaints I have about Rent Manager are the fact their web version is not 100% ready to use and I have to jump between the remote desktop version and the web throughout the day to complete all my tasks. I am also not a fan of Rent Manager University. I do not like the edutainment factor and I do not like I can not drill down to the specific topic I need.

Rent Manager puts our property management and accounting in one place. It also gives us several ways to communicate with our tenants, owners and vendor all within the software. This is such a lifesaver when it comes to document compliance.

**What do you like best about Rent Manager?**

We put Rent manager through it's paces for Property Management, Service Work Orders and Tenant Relations with a high amount of transactions. It does all of this very well. But suprisingly, Rent Manager's Financial Accounting General ledger software is also real good. We ran some of our LLC's separately in Quickbooks, but have since migrated everything over to Rent manager, which is far better for General Ledger accounting. All our LLCs interact with credit cards & DTF accounts, so we same lots of time and effort with Rent Manager. The customer service is very, very good. You get detailed answers with a phone call, not some annoying Chat bot.

**What do you dislike about Rent Manager?**

Most basic tasks are intuitive, but you will need to Study to take advantage of the higher end features. We have integrated our contracting company into Rent Manager, but the software focus is on Property Management, so we can't do contact billing there.

We run multiple real estate LLCs and hundreds of units. RM is great for dealing with how our companies interact with each other. It also handles our service team work orders in our main property management company.

Everything I'm looking for is easy to find. It's intuitive. I always find everything where I expect to find them. Yardi was hard to learn, annoying to use, and nothing was ever where I expected it to be. Rent Manager is a much better experience. They have excellent customer support; I can call and speak to a real person for assistance if I need to.

Rent Manager is our online payment portal for residents  and there is no fee free option for payment online.

It is easier to understand - user-friendly - with the ability to make corrections.

RM still has limitations that don't fit our business needs.  For example, we were sold that RM could help with our inspections & violations process, but it really can't.  Our inspections and violations are not about painting a wall within an apartment, but about physical external property upkeep and management required by the homeowners through their lease. Handling this is very time consuming and has an established process due to legal requirements.  So, it is more than just creating a checklist sent to a maintenance department.

**What do you like best about Rent Manager?**

Rent Manager has many great features, but one significant advantage over other programs is your ability to customize it to suit your needs. It is undoubtedly a game changer for users who need to make tweaks to fit their needs. It cannot do everything, but it certainly offers some flexibility.

**What do you dislike about Rent Manager?**

As NYC property managers, there are a few nuanced needs that Rent Manager does not cater to individually. Hopefully, they will put extra focus on NYC-specific needs in the future! Further, as with any software, they all have their pros and cons. My main dislike with Rent Manager is that whenever I've noticed something lacking with the program, it can take a very long time for it to be addressed, if ever. For example, when something seems that it should be so simple or logical to offer, they tell you to submit a feature request online. During the eight years we've been using this software, I have presented many feature requests, most of which were highly regarded by the Rent Manager employees who I shared them with. In my experience, the decision-makers at RM seem only to choose to address and consider a small fraction of these customer requests. No updates or feedback are provided on whether your request will be regarded as or even if it has already been considered. I have found this to be frustrating and somehwat insincere. To be clear, when a reasonable technical issue arises, they will do their best to resolve it within a few days. It is mainly these more complex concerns and feature requests which appear not to be executed upon.

Rent Manager allows us to manage our tenant billing, leasing, maintenance and accounting functions/processes in one program. Switching over from a separate well-known accounting software has been a big step forward.

Rent Manager is an amazing tool for landlords and property managers alike. I love that majority of the time I can complete every action I need to do in regards to a tenant or owner through the software without having to leave it. Example: send out notices, emails, post payments/charges, manage evictions, complete inspections etc. I also love that they integrate with other companies to bring solutions that Rent Manager themselves don't have.

I think the best thing about Rent Manager is Team Purple and how quick they are in responding. Also recently, they rolled out the Prospect Dashboard that has really been a game changer. They have alot of integrations which is helpful.

Rent Manager is by far one of the worse CRM I have used. RM12 and RMExpress does not have the same functionality. There is always a workaround needed. Always a glitch. The user interface is better in express than in 12 but Rent Manager really needs to look at other PMS like Entrata and see what they can take from them.

The one good thing about Rent Manager is the VOIP and how it syndicates the calls - incoming and outgoing.
