I wouldn't let the price fool you, Innago is one of the best property management tools we have tried and we've been using it for over three years now. We briefly tried other tools and nothing compares to the ease of use, overall functionality and price that Innago offers. The main thing we are missing is some kind of integration with an accounting tool. There is basic income and expense tracking, but having a bank feed option to easily track expenses versus entering them in manually would be really helpful. Innago has helped us provide a better, more structured experience for our business. From prospect to move in to tenant to move out, our processes and better and easier for both us and the tenant. I feel like Innago started out small, and because of that, there are still limitations that they haven't reviewed/removed yet. Biggest example that I can think of is that when recording payments, they're limited to Cash, Check, and Money Order. Almost all of our tenants are now using Zelle, Chime, and Applepay-I just end up having to mark as Cash. While this is minor, it is one of those things that need to be updated, and hasn't yet, that would make things better. Review collected by and hosted on G2.com.
I highly recommend Innago for all your property management bookkeeping needs! It is a very user-friendly program that allows you to keep track of your tenant’s information such as leases and proof of renter insurance. It also helps with keeping your expenses organized and easy to retrieve in friendly reports, which is very nice to have come tax time! One of my favorite features is that you can set up Innago to help screen potential tenants (criminal check, credit check and eviction check) along with an application. The process is so easy to do. All you do is get the potential tenants email address and Innago sends them an email that contains a link in which they can go to and fill out the requested information. Innago takes care of the rest and lets you know what they find. It’s also very convenient for the tenants because they receive (if you set it up) a friendly reminder that the rent is coming due a few days before the due date. It allows the tenants to also pay directly online, so there is no more mailing in the monthly rent or dropping it off at the office. If you have questions, the Support Group from Innago are the best! They are fast to reply to your questions in a live chat with easy-to-follow instructions!

The best thing about Innago for me is the "one-stop-shopping." That is, instead of my semi-organized record keeping system, Innago keeps my rental business organized for me. Previously I recorded and deposited rent checks, and then my daughter took over when we moved out of state. Now all of that is automatic! Innago handles the checks, and keeps me informed by email of any late payments, etc. Previously maintenance issues were also a bit haphazard. I'd get a text or email and respond. Then when tax time came, I'd pull out the receipts and try to make sense of them. It was messy and tedious. But now I use Innago as the central resource, where tenants make "formal" requests, which compels me to formally respond, keeping track of expenses for individual properties in a timely manner in Innago's expense module. I am truly enjoying having one consistent, reliable place for almost all rental matters to be handled. Yes, I could continue keeping records with my own spreadsheets etc. But Innago makes it more professional, not just for me but also the tenants. And it's pretty easy to use. Lastly, we're just a mom-and-pop landlord and tenants have our address, phone number and email addresses. But Innago offers the ability to be anonymous, where tenants don't need to know any of that. I'm realizing that anonymity can be important for multiple reasons.
We only have 6 rental units (3 duplexes) so Innago more than handles the job, so that most of the time I hardly give the rentals a thought. I have had a couple of questions and was reasonably pleased with Customer support which seems to be staffed with courteous, friendly, and knowledgeable people. I've only been using Innago for about 9 months so any criticisms I have may be due to my inexperience. But I sometimes have a difficult time finding certain information. It's all there, but not always intuitive to my way of thinking. For example, when I think about rentals, I tend to think in terms of the Tenant and their corresponding property as the focal point. For example, if a tenant Mary is due for a rent increase, and I want to comment on a maintenance request that Mary opened, and I need to issue an invoice for something Mary broke that I fixed, I'd expect to go to Mary's Tenant page and take care of all of that AT ONE SPOT clicking on various links as needed. But Innago does not really think of the tenant as the focal point. Instead, to increase Mary's rent I need to go to the "Lease and Files" page, setup a filter to select Mary, and then make the change, Then I'd need to go to the "Maintenance" page, setup a filter to select Mary, and then make the change, And then go to the "Income" page, setup a filter to select Mary, and create the invoice. It is tedious to always have to go to separate <action> pages and every time need to setup a filter to select the tenant you want. I think it would be an improvement for us tenant-centric thinkers to simply be able go to the page of a specific tenant, and have tabs or something where you can take care of everything related to that tenant FROM their tenant page, rather than have to go to separate <action> pages. To be fair, there are some actions where the Innago information strategy is perfect for the job. For example, if I want to raise rent on all properties, I don't want to have to go to a bunch of tenant pages. Rather I'd just go to the "Leases and Files" and make all the changes there. I found Innago when searching for an easy-to-use online platform for property management. The price is right (they keep it free for property managers, which I was pleasantly surprised about.) The software is easy to use and has made my transition into PM seamless. Lots of features to help guide you along. It was very easy to implement into my new business. I have found some of the UI difficult to navigate and 1 or 2 of the features were confusing. For example, one of my tenants uploaded her renter's insurance and I kept getting repeated emails about it. Unbeknownst to me, I was required to "verify" it before she could make a rent payment. This led to some confusion. Another tenant complained that she paid a fee when paying rent through the platform, so she preferred to use Venmo. Review collected by and hosted on G2.com.
I started using Innago when I started managing my families rental properties. With an apartment complex and multiple single family homes, Innago has been a huge help.
A good amount of our tenants love being able to pay their rent through the app for only a $2 fee. They also appreciate the ability to report maintenance issues through the app.

One thing that could be improved is the income section where you see invoices. Sometimes, it’s hard to navigate to find a future schedule of all invoices for a specific tenant. As a property manager, saving an operational cost means saving landlord's expenses and lower the tenant's expenses.
I didn't expect too much of customer service at first, however, I was wrong. very responsive and willing to help their customers! I know there are some glitches and hiccups but none of them are perfect. some of my issues has been resolved very quickly, others are not but it is not the end of the world. I would feel bad if my issues were not treated with paid services. I've been using Innago.com for several years and it made my job much easier.
I've also tried other free services, but Innago.com is way better than other free services. Hope they don't start charging subscription fees because many of users like me will be very disappointed. Star as you are! I will stay in here! Review collected by and hosted on G2.com.
sometimes, the site is being laggy. Also recent site update was not as I expected..Wish they can give individual user to choose original version vs newer updated version.

With Innago, we can track out expenses, and the income we bring in. Being able to provide leases online, e-sign, and maintain everything in one place has been fantastic. Invoices sent automatically, late fees applied, document management functionality, and being able to pay rent is fantastic. The ease of integrations and the implementation time it took was very minimal, allowing us to use the product daily. I wouldn't say there are things that are a downside. I do believe, things can continue to improve and Innago has proved that to be the case by releasing great updates, new features, etc. The time it takes to produce product is sometimes slower than I would like, but then again, I'm an impatient individual. :) Review collected by and hosted on G2.com.

Innago is intuitive and easy to use. I use it almost every day. I could quickly set up the things I wanted to use. I tried several other property mgmt solutions, but I didn't like those. I'm a small scale owner/landlord with only several homes, but I manually manage them. I liked the flexibility that I can use features (payment collection, listing, etc) if I want but I'm not forced to do. This allows me to pick and chose what I need.
Their supprt is also very responsive and helpful, I had only one case but it was handled professionally and timely.

Would be good to have more integrations on the listing side, ie publish to more vendors, such as Redfin.
I miss several admin pages, for managing payees, categories, etc. Ie. I made a typo in one of the Payee name and there was no way for me to fix it.
The UI is a bit convoluted in some cases, a "common" use case is to change the rent, and it took me some time to find where to go. I think it was hidden under Tenants --> then leases, it would be better to somehow rething the DX. Review collected by and hosted on G2.com.
I tried out Innago to manage my rental for my most recent renter, and honestly, I don’t know how I ever did this without it. It takes care of everything! From screening tenants, to background checks, to creating a lease, and signing it electronically, to rent collection, and even maintenance reporting. The tenant portal is nice and makes me look professional. They can submit maintenance requests, send messages, and it keeps everything organized in one spot for them (and me!). The onboarding wizard was great, but didn't seem to exactly mimic the flow I had for my first renter and caused me to have to jump around a bit. I called support to understand why it was showing that one section was not complete. I found that there was a radio button I had missed where I needed to select my bank as the place they would send money for rent. Since I'd already entered my banking info, I would have that it would have defaulted to that. Also the radio button was hard to see. Most free rent collection systems don't offer the ability for a landlord to collect rent other than monthly. Yet, I was looking to set up weekly, biweekly, semi-monthly, etc to fit the rental contracts I have established. I was pleased to see that Innago offers this and has many other useful tools that landlords can take advantage of. The setup has been user friendly for both me as well as the tenants. The customer service has answered every question I've had in a timely and effective manner.
