**What do you like best about DoorLoop?**

Before implementing DoorLoop, our entire system for tracking properties, units, tenants, renewals, and rent payments was handled manually, which made it difficult to stay organized and ensure nothing slipped through the cracks. Since switching to DoorLoop, our operations have become significantly more streamlined and efficient.

We really haven't found anything we don't like.

Online rent collection has been a huge improvement for both our team and our tenants, helping simplify payments and improve on-time rent collection, while the work order and messaging features have transformed how we manage maintenance and communicate with tenants. We also love that DoorLoop is constantly improving and adding useful new features, like the new check-in/check-out inspection tools, which continue to make our processes even more efficient.

**What do you like best about DoorLoop?**

A little background first - which makes the DoorLoop service more meaningful to a landlord with a smaller portfolio similar to us.

After my father died, and my mom was isolated for two years after COVID, we were tasked with managing their properties in another state. Initially we hired a property management company and then a friend of the family. The property management company was highly disorganized, did not even secure entry in eight months, racked up fees but did not follow through with even simple projects and had the audacity to take videos of remodeling work of our own doing as their own and advertised on their social media channel without permission. Our well meaning friends lacked discipline so projects were all half started, none finished. And text updates are overwhelming. Hard to follow when you have multiple projects going on at once.

When we found DoorLoop it seemed to have all the project management features we needed that wasn't overly complex to use. We wanted a simple interface and not a big headache like the latest iPhone update.

We manage 10 properties, 7 condos, 1 short term rental, my parents original home (updated for sale) and my mother's current home where we moved her to be closer to family. At the time we signed onto DoorLoop, we were still in the midst of updating some of the condos. My father had congestive heart failure and just stopped maintaining but unwilling to let go of control. Consequently - lots of moving parts, several properties under renovation, regular maintenance and tenant issues. 

Once we onboarded with DoorLoop it was like taking a deep breath. First, they onboard you and second - you have the use of what I feel is their best feature - the project management system. They onboarded us quickly - it took almost no time to set everything up (and they have great customer service - they answer quickly when you're freaking out and frustrated). Right away, we could:
- track every project: 
- see at a glance - what was done and what was not completed
- assign the team, the conversation thread and decisions
- see snapshots of the project in process

You can upload all your invoices instead of them getting crumpled in your wallet. Just take a photo with your phone and upload. 

For us, we had to place orders with Home Depot and Lowes for pick up (in another state). So easy. We just took snapshots of the order - so our subs knew what to pick up and when. And the thing is - they had to just sign into DoorLoop not weed through a million texts.

Need to evict - like our tenants with five pets, when we had a no pet policy and who let the animals defecate all over the floor and NEVER clean? Keep track of conversations by uploading screen shots of text messages, photos, letters, emails, etc - so when you go to evict, the timeline is already done. 

It is the perfect software for an independent landlords with a small (I can't speak to large) rental portfolio. It is a lifesaver.

**What do you dislike about DoorLoop?**

This isn't so much a dislike. This is more of a sticker shock with the pricing. For a small landlord like us - it's not cheap. It's a deal when you compare it to other project management software - but it is not nominal.

All I can say - it's worth it if you want a life.

**What problems is DoorLoop solving and how is that benefiting you?**

1. Keeping track of multiple projects - allowing you to easily, at a glance see the status.
2. Linear conversations. You see the timeline thread of what was said by whom and when. Eliminates he said she said. Forces you to own up to your own mistakes and everyone else.
3. Allows DoorLoop take care of organizing all the little details so you can start thinking bigger picture - vs - did the faucet arrive.
4. Keeps everyone accountable.
5. Handles all the rental payments online, including the late fines. Makes the fines for late payment somehow seem less personal. (That said, you can easily remove fines to accommodate  your long term renters who had a hiccup in their life).

**What do you like best about DoorLoop?**

I like the ease of collecting the money with DoorLoop and having it go straight into my bank account, without having to make multiple trips to the bank each month.

**What do you dislike about DoorLoop?**

I dislike the amount of time it takes for the money to get to my bank account. Sometimes it is frustrating that it takes so long, especially if it's around holidays and weekends. If a payment is made on a Thursday morning and there's a holiday weekend, I might not see the money until the next Wednesday or Thursday. It seems like a long time to wait, sometimes up to four or five business days, which can delay the deposit into my account until the seventh or eighth of the month if someone pays on the first.

**What problems is DoorLoop solving and how is that benefiting you?**

DoorLoop saves me a lot of time by eliminating the need to drive around town to collect rent. It's easier to adjust tenant fees without face-to-face discussions.

**What do you like best about DoorLoop?**

I use DoorLoop to manage my personal rental portfolio, and it really brought clarity to our accounting. I love how it makes taxes significantly easier at the end of the year. It's really helpful to have easy access to tell which tenants have paid and which ones haven't. I also like the ease of use and how intuitive the platform is. Everything is easy to find, and the add button in the top left makes it really easy to add whatever I need without searching all over the platform. The initial setup was very easy, too.

**What do you dislike about DoorLoop?**

My biggest complaint is the price. With Buildium being cheaper and a more used system making it known more throughout the property management world, I would like to see DoorLoop become what Buildium currently is. Price is the biggest factor in my opinion.

I use DoorLoop to manage my rental portfolio, making accounting clearer and taxes easier. It helps me track tenant payments efficiently. The platform is intuitive, with everything easy to find, and adding new items is quick with the add button.

**What do you like best about DoorLoop?**

I use DoorLoop for managing my rental properties, and it has solved many of my problems. Before DoorLoop, I felt overwhelmed, stressed, and disorganized. Once set up, everything just magically happens like incoming payments, simple communication, new vacancy listings, and lease setup. The overview page gives me a quick but thorough look at completed payments, outstanding amounts, new communications, rental applications, and more. I've never been able to get my vacant properties leased so quickly before using DoorLoop, thanks to the listing syndicate partners that get vacancy noticed fast. The automatic application process is completely hands-off for me. The DoorLoop associates were very helpful, making the setup process simple and seamless. Every time I use the program, I learn something new and become more efficient. Absolutely, I would rate it a 10 out of 10 for recommending to others!

Honestly, it was a little confusing for me only because it was completely different than anything I have ever done.

**What do you like best about DoorLoop?**

From collecting to alerts about payments.  Dashboard easy to read, gives me an idea on who is late and who has paid.  I highly recommend and it feels more user friendly than others I have used in the past. Implementation was simple and integration with my financial institutions was easy as well.  Its one of my most important apps now and I use at least once a month.  Customer support has always been on point.  I feel its simple.

Just like any property manager software, there more details you want the more complex it gets.  I keep my interaction simple.

I like how easy it is to manage a large number of properties. It takes care of the tedious work like rent collections and applications so I can focus on the rest of my tasks. The software is constantly adding new and helpful features, and is very user-friendly.

**What do you dislike about DoorLoop?**

As a newer software we have encountered some bugs but they always get resolved. As of recent, we run into issues much less frequently compared to a few years ago.

It shows me which leases are coming up for renewal so I can get ahead of the process. It also makes it easy to track collections, review maintenance requests, and communicate with my tenants effectively. Managing rentals would be much more difficult without it.

I love that DoorLoop keeps everything all in one place; it handles accounting, reports, and maintenance requests, making it a life saver for me. **What do you like best about DoorLoop?**

I really appreciate how DoorLoop makes everything simple. It's especially helpful with accounting aspects like reconciliations of bank accounts, which were basically impossible for me without it. Now, I can do more than 20 reconciliations in a single day! All of the accounting features make DoorLoop extremely valuable. It allows me to instantly pull reports across many LLCs, banks, and properties, which was something I couldn't do before. Also, the initial setup was very easy, especially because Loopers helped guide me through it, and DoorLoop University explained everything very well.

**What do you dislike about DoorLoop?**

Sometimes we have issues with Plaid (the system that connects to the banks). Often, Loopers are able to get us reconnected, but sometimes we have to go directly to Plaid for help.

DoorLoop simplifies our property management by ensuring timely rent collection, categorizing transactions, adding late fees, and facilitating bank reconciliations. It also lets me instantly pull comprehensive reports across multiple entities.

What I like best about DoorLoop is how intuitive an user-friendly the platform is. It brings multiple aspects of property management, accounting, tenant communication and reporting, into on centralized system, which saves time and reduces the need for multiple tools.

One downside is that some of the features can feel limited or require workarounds, especially when dealing with more complex accounting. There can also be a learning curve when trying to fully utilize all functionalities, and occasional updates or changes may require adjustments in workflow.

**What do you like best about DoorLoop?**

I like that DoorLoop calculates rents due, rent reports, late fees, and tenant ledgers in a very organized way. It's easily accessible and easy to understand and filter through for specific results. I find the automatic system very convenient as it automatically charges rent and late fees when applicable. Also, the initial setup was very easy.

**What do you dislike about DoorLoop?**

I do wish that we could take credit card payments outside of a tenant's app. If manual credit card entry was possible to receive a payment, that would be extremely helpful. There are times that tenants need rent assistance and will seek outside resources for help. When they call me, I cannot accept a credit card payment as we do not have the option to do a manual entry for cards to input into the system.

I no longer have to worry about who owes rent. DoorLoop automatically charges rent and late fees if needed. It organizes rent-related info clearly and lets me understand and filter results easily.

**What do you like best about DoorLoop?**

I like that DoorLoop is very easy to use. The payment feature is great, and if a resident has a maintenance request, we can send notifications to them, which is wonderful. I really appreciate the team at DoorLoop; their training sessions are great and the onboarding was wonderful. They have a chat feature where you can ask questions at any time of the day, and the chatbot will get back to you, which I find really helpful. I've also had team members from DoorLoop reach out as well, which I really appreciate. It saves me time because everything is all in one place. I also like that I can save documents and upload photos in DoorLoop. When we have an applicant that's interested, we can just send them the link to apply, which makes everything easy overall. Additionally, setting everything up was actually really simple; we had two or three sessions with the onboarding team at DoorLoop, and it was very simple and easy.

**What do you dislike about DoorLoop?**

I think that if they could have a lease specific to California, that would be awesome. The lease in DoorLoop is only seven pages, while we're used to seeing leases that are 20-plus pages here in California. We were able to upload addendums to the lease that was in DoorLoop, so that was very helpful.

**What problems is DoorLoop solving and how is that benefiting you?**

I use DoorLoop to manage a 12-unit building, which simplifies tasks by enabling online applications, maintenance requests, and payments. It saves me time by consolidating everything in one place, including document storage and photo uploads.

I love the absolute ease of the DoorLoop platform. My teenager can work through it with zero issues, and everything is explained in a way I can understand. I enjoy that if I have a question about where something is, or need to edit or change something, I can type the question into the chat and get multiple responses and directions on how to fix it. I appreciate not having to pick up the phone to call a representative and wait on hold or for a return email; it's quick and easy. The initial setup was extremely easy, and the reps were very thorough in training. We're saving a lot of time with the app as everything we need is in one location instead of multiple platforms, eliminating dual entry.

**What do you dislike about DoorLoop?**

I only wish there was an option to have the text come to my phone instead of through the app. I wish the tenants had the option to call the SMS number and it ring my phone without giving them my personal number.

**What do you like best about DoorLoop?**

After my father died, and my mom was isolated for two years after COVID, we were tasked with managing their properties from another state. We had tried a friend of the family managing the properties and a property management company and neither worked out. The friends lacked the discipline to handle our renter's needs and the property manager and the property management company did very little, racked up fees without following through simple projects, uploaded videos or our remodeling work as their own and grifted.

When we found DoorLoop it seemed to have all the features we needed without the complication of a project management system that was overly complex to use. We manage 10 properties, 7 condos, 1 short term rental, my parents original home (updated for sale) and my mother's current home.

With this many houses, and many ongoing project as well as regular maintenance, there is a lot going on. But the project management portion, actually couldn't be easier with DoorLoop. We can track every project, we can track what has been done and not completed, we can assign point persons and we can manage all the bills. It holds people accountable. This Project Management feature is the very best feature.

With this many units (which is not a lot for many but a lot for someone that is trying to have their own life too) it's easy to purchase materials for projects, say at Home Depot, upload the order, upload the shipping date, double check everything has been delivered to the appropriate unit, have conversations with the contractor - that are captured in the system - with no need of the she said he said that often happens.

In cases of removing a tenant - you can also keep track of conversations by uploading screen shots of text messages, letters, emails, etc - so when you go to evict, all the hard work has already happened and just needs to be downloaded.

This is the perfect software for an independent landlords with a small (I can't speak to large) rental portfolio.

**What do you dislike about DoorLoop?**

Initially you may find the cost of the software to be high. But believe me, after you have gone through the "friend of the family," and a property management firm* - it is money well spent.

*Note there might be very many reputable firms out there. But make you check the costs and mark-ups - and keep in mind, no one is going to care as much as you do - and with a smaller portfolio like ours, the margins just are not there.

**What problems is DoorLoop solving and how is that benefiting you?**

1. Project Management. That is the key problem that DoorLoop solves. Project Managers rule the world in my opinion. If you are at work and slapping your forehead when a project goes awry, a project that has been done a million times in the past and still can't be finished and wonder how anything ever gets done at all - you will understand the need of a project manager that has responsible parties and holds people accountable. That is Door Loop.

2. It is very easy to use. It has enough bells and whistles to do what you need to do but not so fussy like iPhone's latest update that it is a headache where you're just trying to write an update and need to go through multiple filters just to write a sentence.

3. There is a one-on-one onboarding when you get the software. So you are NOT going to have any problems. NOT. ANY. The team is well informed - and what's more  they are motivated. (And I really hope they are paid well).

4. Questions - there seems to be people 24-7. They get back QUICKLY. Maybe, at most a 10 - 15 minute wait - but it's online so you can work on other things when you are waiting. You will not get snarky attitudes. Their focus seems to be answering your question QUICKLY and SUCCINCTLY. Will help you if you don't know your left hand from your right (me) and have patience.

5. Frequency of Use (I am answering points they have listed). I use DoorLoop everyday - just to check what tasks are outstanding.

6. Ease of Integration - I am unsure of what this means - but you can add all your support staff, your tenants, your maintenance into their address book. Guess what - no looking for phone numbers, addresses (to pay bills) or emails. Plus - they are INCLUDED in DoorLoop. I force them all to respond - so we can track the conversation, and I remind them so they can CYA, and I insist they upload photos of the completed work. So you NEVER EVER EVER have to go through a million texts to find the photo on one of your projects.

I use DoorLoop for receiving payments for our tenants, managing tenant information, and the rent roll, and I find it very easy to maneuver. If a mistake is made, like putting someone's rent on another account, DoorLoop makes it easy to switch it. I like the way the platform is set up, especially the setup on the left side that has many different features that are easy to access. When I want to look in a tenant's profile, I can just click on 'people' and then 'tenants', which shows how easy it is to find things. The initial setup of DoorLoop was very easy, and I think it's the best platform for a property manager to use.

Ohhhhh - that was a BIG headache. We were told before we signed on that we would be able to upload the Rent Manager historical data directly into DoorLoop. That turned out NOT to be true. It is difficult to pay checks sometimes to vendors and and refund deposits to tenants upon move out due to glitches in the system. Printing checks can be a hassle, we have to manually adjust the settings to place the print correctly on the check.

The new inspection tab is AMAZING. It allows me to document move out and move in conditions with pictures and notes and allows me to create service orders directly from that tab. I appreciate that DoorLoop allows tenants their own portal to see their balance and make payments. I also like the chat feature when I need help.

**What do you dislike about DoorLoop?**

I wish DoorLoop had more customizable reports and better statement readability. The initial setup was also difficult because it required gathering and entering lots of detailed information into a predetermined spreadsheet.

I like that DoorLoop allows tenants to pay online, which makes managing rent collection smoother. I also appreciate the feature for direct messaging tenants from the portal, as it facilitates communication effectively.

Customer Service is very poor at responding to questions and issues with the exception of Tiffany.

**What do you like best about DoorLoop?**

What I like best about DoorLoop is that it keeps everything organized in one place — from rent collection and leases to maintenance requests and reports — so I’m not juggling spreadsheets or multiple apps. The online rent payments with automatic reminders save me a ton of time, and the built-in accounting makes it easy to see exactly how each property is performing. Tenants and owners also like the simple portals, which cut down on back-and-forth emails, and the support team made setup smooth and stress-free. Overall, it just makes managing everything way more efficient.

**What do you dislike about DoorLoop?**

The main downside I’ve noticed with DoorLoop is that, since it packs in so many features, it can feel a little overwhelming at first and takes some time to get comfortable with everything. The pricing can also add up if you’re managing a smaller portfolio, especially if you don’t need all the bells and whistles. And while the software keeps improving, there are still little things here and there that could be smoother, like certain customization options or reports that I wish were more flexible.

**What do you like best about DoorLoop?**

DoorLoop really has it all. From a property management standpoint you can upload and have all the leases, rent balance in one place. For a service provider it's additionally great cause we can use the same platform to add notes, lease violation and just general photos of each visit we conduct. Super easy and accessible via my phone!

**What do you dislike about DoorLoop?**

There is a few things I dislike but mainly that the note box is too small, it can't be made lager either. And when entering emergency contacts only their phone number is showing and not their email- to view their email one have to go into the tenant and edit - then one can see the email. Bad features both of these.

**What problems is DoorLoop solving and how is that benefiting you?**

Shows you rent payment instantly. It's so efficient with displaying rent payments, any other tenant issues. Also regarding the legal side - I can take notes and those notes are stored and documented.
