We've used Avail for about 10 years, beginning when it was Rentalutions before Realtor.com bought it, and it does the basics pretty well. Collecting rent payments via ACH or credit card works well, although the process to link bank accounts is not as streamlined and easy as other solutions. Their lease building is pretty good, and with the Pro subscription you can copy any prior lease as a starting point, which is essential if the lease has a lot of custom clauses. Their reporting is pretty basic, but at least they have some reports built in. Not all solutions do. Review collected by and hosted on G2.com.
Avail increased their pricing over 300%, so the value of their solution is just not competitive anymore. And while their leases are fairly easy to build, they sometimes insert clauses that are redundant or inapplicable. And the only document you can get an electronic signature on is the lease. If you have an addendum or another document you want to get a signature on that is not attached to the original lease, you cannot do that. Some of the information displayed on their dashboard is incorrect. For example, the amounts due do not include anything from the "other" or "fee" category, only the rents due. There are a lot of little things that could be better, and we have submitted many suggested improvements, but we don't ever see them or even get feedback on our suggestions. Overall, they were once a pretty good company with a pretty good solution for landlords, but their solution and support has steadily declined, especially since Realtor.com took them over, it seems. Avail is GOOD, not great.
Avail has the basic functionality, and I have been using it for 2+ years now and was one of their early users. I manage 10+ properties on the platform. LTRs & MTR. No STRs.
Avail still lacks some of the functionality integration to make it a GREAT product.
For example:
1. Avail allows the landlord to extend the lease date with a few mouse clicks (GREAT!).
However, here's is where the features integration falls short:
If you extend a lease date, you ALSO need a Lease extension signed by the tenant. Avail has a Lease amendment template, but the app does not flag nor trigger the completion of an amendment to coincide with the date extension.
OK , so I've now been using avail for a while, so I now know where to go & get the lease amendment. I complete a lease amendment, but Avail does NOT allow me to send for e-signatures. Well, maybe Avail does not have an e-signature feature? It does have e-signatures for leases (one of its best features) but Avail does NOT offer e-signatures for lease amendments . Go figure!
2. No lease template – it has a clone lease feature that’s GOOD but that means that if I want to add or refine a clause in my standard lease, I must keep an offline lease clause and remember to add for my next tenant
3. Two ways to initiate the set up a new Lease. One offers the ability to Clone an existing lease the other option does not. You won’t know until you are midway thru the process and will need to delete the draft and start over.
I could provide 2 or 3 other examples of missed opportunities, but you get the picture. I have only used one other property management app ( Zillow') and that is worse than Avail; so, I’m sticking with Avail. (Devil you know). Review collected by and hosted on G2.com.
Avail's customer service is top-notch. In a time where most companies are cutting corners or giving inadequate customer service, Avail truly stands out. In two separate situations, my concerns were promptly addressed and they went out of their way to go above and beyond my expectations (shout out to Wayne!) and I am very pleased with their service and the ease of use of their website. It is very user-friendly and intuitively designed. I will continue to spread the word amongst my peers and fellow landlords about the high-quality experience I have received with Avail. Thank you! I used to collect rent via PayPal and Venmo or ACH through the bank, no more. For a variety of reasons those methods are not designed well for rental properties. Avail, designed for real estate, has a great interface. It supports leases, reminds tenants and monitors tenant rent payments and keeps balances, relieving the landlord from a lot of work. The software also supplies the landlord and tenants with the 1099-K tax information. I am very happy with Avail, and the price is very reasonable. Review collected by and hosted on G2.com.

I was able to use the avail system to not only see future tenants make sure a background check was done however also to get the first and last months rent paid in the deposit it only take one to three business days and I am definitely satisfied with the software.

The only feature that I believe you should be alleviated is a feature where you can group certain applications together when in reality if to strangers are applying for a property they were never need to be grouped together so maybe alleviate that cursor that moves the applicants to be grouped together because I lost a few down the page and how to find them again.
Avails payment system is pretty flawed in the sense that when a tenant has a bounced check the landlord is charged or invoiced. I believe that is wrong and should be rectified: this is why I moved on from Avail. Review collected by and hosted on G2.com.
It's easy to use and once you are set up, one and done! Build your listing once, and reuse them with a couple clicks. Build your leases once, and reuse them with a couple of clicks. All the mundane tasks are automated. Review collected by and hosted on G2.com.

Avail has great customer service! I called in with an update request and the customer service agent went above and beyond what I was asking. The entire platform is very simplified yet robust enough to cover all the bases. A perfect Birdseye view of the entire narrative of my units.

Very little. Sometimes the tenants have a long wait trying to get through to an operator if one is needed, but we get around that by having them call me and then I merge calls with my preferential subscription status. Review collected by and hosted on G2.com.
Hard to say one thing I like best - online management is quick and intuitive, background checks are inexpensive, total cost is very reasonable and scalable unit by unit [we now have just one but have had as many as six], direct deposit saves many conflicts with late payers, ....
