This website is great for small landlords like myself. I manage 9 properties and it helps me keep track of the accounting, vacancies, maintenance requests and leasing. Tenants also enjoy being able to submit their rent and any maintenance requests through one application/website. I use TC to list my vacancies and run credit/backgrounds checks. As soon as I approve a tenant I am able to easily move them in and accept the deposit directly through there. Review collected by and hosted on G2.com.
It has many quirks that are more annoying than anything but not significant enough for me to stop using it. For example, if I click on accounting it will have a random filtered date I did not input so I have to clear the filter each time. Or if I click on a property to view an invoice I can't just click the back button because it will take me to the main screen again instead of just taking me back to what I was last seeing. The best part of the software is it allows a Landlord to centralize management. I can list apartments, automatically invoice rent, create my own templates, run background checks, have tenants submit maintenance requests and much more. I like how customer service now has a phone number to call if I need help. The part I like least is that it takes sometime to figure out all functions and how to use them. There is a limit to templates and the annual subscription prices have gone up drastically. Review collected by and hosted on G2.com.

We have used TenantCloud since March of 2020, and haven't been happier! What I find the most useful is having everything in one spot and being able to communicate with the tenants about any issues they are having. It is easy for both tenants and owners to use and implement. I can pull reports about all my vendors and tenants. I can organize maintenance requests and attach the right invoices for taxes. We use it all the time to make sure invoices are up-to-date and paid. My tenants find it easy to report maintenance requests and any issues they are having, and they have control over how and what account they want to use to pay their rent. Tax season is a breeze, the reports are helpful and it's great to have it all in one space! We don't use all the features yet but plan too. The only issues we have are going back and forth between transaction screens, the system seems to lose its place, but it is always easy to find again. I also liked when the transaction costs were free for tenants, this was a great feature to give them as added bonus. The reporting needs a little tweaking but we seem to figure out what we need. I don't like not being able to remove leads once you have a tenant. The lead management needs more tweaking we get lots of them for a certain location and its hard to manage. TenantCloud has been easy for me and my tenants to use over the years. It allows me to easily set up tenants and list my properties and I have been able to tailor it to do what we need to streamline operations. Review collected by and hosted on G2.com.
There are ways that I would like to use the system that will help me to spend less time managing things and it isn't always easy to get those implemented. For example with lease renewals it doesn't allow rent invoices to post before the new lease goes live on the first rather than several days or weeks before the due date. Also it is cumbersome to make changes to the lease documents to update them everytime we do a new lease and many of the auto entries are not done in US language for example the dates are abbreviated incorrectly and there is a country code put in front of telephone numbers which is unnecessary in the US. The ease to manage all aspects of being a landlord - from accounting to maintenance to tax forms and more. it is a one stop shop. Setting up the system was simple and straight forward, especially as this was my first management software to use.

This makes the idea of being a landlord way less intimidating. I was afraid to mess up, afraid to lose track of files and documents, and had minimal knowledge in landlording. There is a lot of info. to cover and you can feel overwhelmed by the amount of information within the platforn. Also, some errors can be happen when collecting rent and renewing the lease. I love that TenantCloud has everything that I need for our small business. For example, I can do tenant screening, list my vacancies on multiple rental websites, collect rent payments, manage maintenance requests, and do reports. The message function is great because the tenants can contact our team and pay their rent all from their own portal. Review collected by and hosted on G2.com.
The fact that I can not reach a live person for any questions and I have to wait for support to get back to me via email or through the portal. If there was a live chat option or a number where I could talk to someone would be a great improvement.

I like that tenantcloud has everything under one roof. I can screen tenants, I can market vacancies, I can manage the properties, collect rent, and management maintenance under one solution. The payment processing isn't the best. It takes almost 7 days to receive money once a tenant pays. It also takes 7 days for owners to receive money once I send them the money. I think the payment processing time could be improved.
Also, the maintenance screen is a little clunky. It is hard to navigate through all of the maintenance requests if you have many open requests at one time. Review collected by and hosted on G2.com.
Where to begin? As someone who was managing my rentals in QuickBooks Online, which was never built for property management, TC has solved all of my largest headaches. I have all of my tenants loaded in with their various lease rules and customized late fee triggers, and tenants can pay their own rent via ACH or CC (they cover their own CC fees!) online or via the mobile app. I can do my own digital leases and tenants can sign (and co-sign if they move in as a couple or family) and it works real well (if you use DocuSign or Echosign now, you can dump those added extra costs!). The mobile app and the website are constantly being updated with new features and the release schedule is super aggressive with near daily updates which is great. I should say that the mobile app for landlords is pretty much 1:1 in feature parity to the full website other than for a few functions which is awesome. It's not some hobbled experience like other platforms we demo'd where the mobile side had a scattering of functionality. Finally, the support team at TC really cares -- and is super responsive. I have personally called and worked with their reps over the phone, as well as via tickets, and both methods got me answers quick. My tenants have also called in with issues regarding rent payment quirks and their team has helped them likewise without me needing to play middleman, which is great and saves me time. Overall I can't speak highly enough about TC - it's such a great platform for smaller landlords or property managers and I can't see switching away from it anytime soon. There are a few shortcomings in TenantCloud. You cannot allow your CPA access with their own account unless you have the highest tier plan -- which is overkill for a 16 unit operation like mine where we have no formal team members other than a CPA who needs to jump in 3x a year. Reconciling for the product works well but is limited to bank accounts currently, so it is sorely lacking CC reconciliation which would allow me to dump QB Online entirely. Finally, tenants who are NOT mobile or computer friendly will not be able to use TC, and you cannot backfill their bank info on the landlord portal like I could with QB Online in the past. So sadly, I have to keep my "techno-phobic" tenant on paper cashier's check rent payments until TC comes up with a better way to handle these tenants. Also, processing time on rent payments to hit your bank account seem a few days slower then what QBO offered me which was usually next day. But these are minor gripes for an otherwise stellar platform! Review collected by and hosted on G2.com.
I have been using TenantCloud for 3 years and have been VERY pleased with it! We own a 21 unit Senior Living Apartment Facility. I am able to track both current and past leases, rent paid and unpaid, make notes in each tenants file including emergency contact, birthday, phone numbers etc that are at my fingertips when needed. There are so many features available that I don't use such as emailing directly to tenants, auto pay, etc due to the age of our tenants and them not using technology but this is the beauty of this program. You can use as few or as many features as you wish. The cost is reasonable and their service is top notch. I have tried others and searched for programs that were comprehensive but easy to use and this is the only one I've found that works for everything I need. Review collected by and hosted on G2.com.
I have no dislikes other than it would be handy to be able to print monthly billing statements as a group instead of one at a time but there may be a way to do it that I've not figured out. I would also like to be able to add a company name and logo to the top of each billing statement and adjust the font size, again for the age of my residents. The print on the billings are small.
