**What do you like best about MRI Property Management?**

It's versatility. We can adjust and make the product work to suite the business processes instead of having to adjust the business around it. Reporting, everything is reportable. All data in all functions. How it can integrate with other products, be it 3rd party via API who via other MRI productions that either bolt on top of the data or integrate as a module.

**What do you dislike about MRI Property Management?**

The disconnect between the fund dates and annual budget columns. When reporting it can be hard to distinguish what years the columns relate to if the fund dates have been amended usually for SC account production. In a perfect world they would only change at the start of the SC year but it's designed for that perfect world where SC accounts are produced and completed at the same time.

Portal accounts require existing records in Qube. This means it cannot be used for Resident Engagement mandated by law to communicate with all parties of the building and visitors.

**What problems is MRI Property Management solving and how is that benefiting you?**

It's all in one package capability. As a property management business you could run all aspects through the product.

**What do you like best about MRI Property Management?**

I find MRI Property Management very user-friendly. It's a great tool for day-to-day tracking and seeing trends in financial data. It helps us effectively research various data and run reports for ownership on the performance of a property. Additionally, it solves the record-keeping of revenues and expenses for our properties and assists us in preparing and providing financials to ownership and CPAs for tax purposes.

**What do you dislike about MRI Property Management?**

Improving on the day-to-day data entry modules would be helpful. At times, it can be slow, and we can type faster than the system can process what we are typing. Speeding up the Journal Entry screen so that you can tab and enter data quicker would save us a lot of time. We find we have to use the mouse to click into the next field vs being able to intuitively tab and enter data.

**What problems is MRI Property Management solving and how is that benefiting you?**

I use MRI Property Management for managing property finances, ensuring accurate record keeping of revenues and expenses. It helps us prepare financials for ownership and tax purposes, and it's a great tool for tracking and analyzing financial data trends.

**What do you like best about MRI Property Management?**

I find MRI Property Management easy to manage, with clear, bright screens and tabs that make navigation straightforward. I really like the help button, which is incredibly useful when I encounter tasks I don't understand. The easy-to-follow steps are excellent for creating training documents or assisting individuals, and I appreciate that the interfaces are clear and easily readable. Having used MRI for 8 years now, I consider myself a super-user.

**What do you dislike about MRI Property Management?**

Oh, the fact that you cannot make the main screen bigger and keep the navigation/side part. Also, when you have a lot of data to sort, the upload of data takes too long. I would like to see the notes tab have better functions, such as spell check and Grammarly. MRI operatives do take a long time to respond. When an error has occurred, you cannot revert to the original without contacting the MRI operatives.

**What problems is MRI Property Management solving and how is that benefiting you?**

MRI Property Management are not currently solving an issue, as I have resolved the issue myself by doing the task manually.

It can be difficult to find the correct report as there are so many on the system,  Sometimes it is a little trial and error finding the right one.

**What problems is MRI Property Management solving and how is that benefiting you?**

MRI brings leasing, maintenance and tenant management into one unified system, reducing manual work and duplicated data.

The application portal (TAP) really streamlines things. Applicants can fill everything in online without back‑and‑forth emails, and it captures accurate data from the start. It saves us time and reduces errors.

The Engage Portal is great for tenants because it lets them do everything in one place— view documents, request repairs, and get updates without needing to call or email. It definitely improves communication and reduces workload for staff.

Before obtaining the Management Program, as a Property Administrator, I often wasted time hunting for information across spreadsheets, emails, or separate systems. MRI brings leasing, financials, operations, and performance metrics into one unified platform, so I get a clear, real-time picture without manual effort—helping me make faster, better decisions.
Furthermore, tracking complex leases, rent schedules, escalations, violations, compliance, and renewals manually led to errors, missed opportunities, and revenue leakage. MRI automates lease management, handles multi-entity setups, and supports accurate forecasting, which has reduced my administrative burden and improved accuracy on all levels.

**What do you like best about MRI Property Management?**

I find MRI Property Management quite flexible compared to other competitors. I appreciate their query tool, as we can customize the reports however we want. The initial setup is easy to understand, and it makes my work easier because I only need to set up once, saving me a lot of time. If any amendments or changes occur in a lease, I can just edit the setup.

**What do you dislike about MRI Property Management?**

I came across some bugs when dealing with higher tenant count properties. The system feels slow and gets stuck between loading screens.

MRI excels at accounting, handling not only current billing but also maintaining accurate records of historical information.

It efficiently facilitates tenant collections and rent increases. Its clear account statement simplifies tenant management.

We use it daily for our property management tasks.

We are pleased with the technical support, which offers different levels of assistance for every issue that may arise, as well as a website where you can find documentation for any known issues.

**What do you dislike about MRI Property Management?**

As a company based in Mexico with an in-house setup, we sometimes need to separately generate certain official tax reports.

These can be integrated into MRI through some development; it would just take a little time to prepare them.

We use MRI Qube PM for managing thousands of properties across UK. It is   well-established solution widely used for block management and helps property managers handling large and complex portfolios.  It is a good software that covers operational, financial, compliance and communications workflows in one platform.  Our users use Property Management, Purchase Ledger, General Ledger, Sales Ledger, HMRC Submission modules to manage the properties efficiently
The best part is that the reporting is highly configurable, which supports financial transparency and audit readiness which is a key requirement in property management.

Difficult to navigate background settings, Occasional slowness or system lag,

**What problems is MRI Property Management solving and how is that benefiting you?**

Our company has been using Qube PM for over 25 years.  It has evolved over the years from a core property flat files database and accounting system into comprehensive integrated Sequel platform. 
Its continuous feature updates focuses on usability, automation and connected workflows.  Its deep third-party integrations for maintenance and tenant services allows us to integrate with Dwellant and document management system Zylab.

It is a very powerful software for block managers when used effectively and is capable of excellent reporting etc.

**What do you dislike about MRI Property Management?**

It can be quite tricky for users to fully get to know the system and there being so many customisable areas are both a plus and a minus.  more helpful/updated user guides to enable it to be more 'self serve' would be good.  The mail merge function is awful, it is definitely the biggest flaw as you should be able to easily merge and not just to tenant references which are next to each other

**What problems is MRI Property Management solving and how is that benefiting you?**

keeping track of data for managing our buildings - i would love to use it for more features as i have seen in previous jobs however the consultancy and set up fees for things like adding new tabs etc are huge and not viable for SMEs

**What do you like best about MRI Property Management?**

Qube PM is the best estate management software I have used. It is very customizable (Custom tabs, WordLinks, etc) which means it can have a bespoke integration for each different business. The support desk has been extremely helpful to me for the years I have used the software.

**What do you dislike about MRI Property Management?**

Qube PM can sometimes be pretty difficult to navigate to the background settings. There are lots of hidden areas that you need to be aware of / turn on in order to find the.

**What problems is MRI Property Management solving and how is that benefiting you?**

The support team at MRI are brilliant. Our account manager Lucy has always overseen any issues and got them resolved for us immediately. On the occasion that first line support have not been able to assist, they have escalated it quickly and efficiently. Most recently, we had an issue with batch routines and we were able to resolve within a few hours. Having a dedicated contact has always been a huge benefit for us.

**What do you like best about MRI Property Management?**

I find MRI Property Management fairly easy to use, which is great. The fact that it can be developed to meet additional requirements adds a lot of flexibility. I appreciate how user security and permissions can be managed effectively, allowing for better controls. Additionally, the document storage facility is convenient because we can review documents at all levels within the system, saving us a lot of time.

**What do you dislike about MRI Property Management?**

The support function has recently been moved, and it now takes a lot longer to get issues resolved. Previously, a single call would bring the right outcome, but now it takes several calls and escalation to get the same outcome. Also, making sure the system is configured as needed can be a challenge as new users may not fully grasp what the system can actually do, so input from the consultants is vital.

**What problems is MRI Property Management solving and how is that benefiting you?**

MRI Property Management helps with account production, ledger management, tenant charges, and invoices. It's fairly easy to use, customizable, and offers strong user security with manageable permissions. Document review at all system levels saves us time.

**What do you like best about MRI Property Management?**

I have been using MRI derived software as an sys admin for 10+ years and have always found the customer service to be prompt and reliable. Even when requesting dedicated access to our Qube environment at short notice they were able to assist at short notice and made the experience as pain free as possible.

**What do you dislike about MRI Property Management?**

It’s frustrating having to wait for a user to be set up or for a password to be reset by MRI. At times the turnaround is within 30 minutes, but it can also take several hours. Another issue is that, when requesting new user setups, the username provided sometimes differs from what was requested. I understand usernames can’t be duplicated; however, we request the AD name on our system specifically to prevent this from happening. For example, if we request the username to be ####-AnUser@@qubeglobalcloud.com, we can still receive a response stating the user has been set up as ####-AUser@@qubeglobalcloud.com.

**What problems is MRI Property Management solving and how is that benefiting you?**

MRI have been resolving issues such as workflow, reporting and consolidating multiple Qube instances, creating a new tab to name a few.

**What do you like best about MRI Property Management?**

The technology is very reliable, and the support is excellent. Our account manager is very thorough, and we feel well looked after. Several processes have been made much faster thanks to the software MRI provides us.

**What do you dislike about MRI Property Management?**

Since the implementation of the Support Team in South Africa it does seem like there is a removal of expertise although they are getting better. Sometimes the support can be frustrating if a case is closed without a thorough explanation, we tend to raise another case but does cause duplication.

**What problems is MRI Property Management solving and how is that benefiting you?**

We manage our maintenance and financial requirements through Qube PM, and it currently meets our needs.

**What do you like best about MRI Property Management?**

This software system is designed to meet each property's needs.  It captures all the relevant, correct data for each property.  It is easy to use and understand.  The customer support center is reliable, friendly, and efficient.
The system can capture and store data for ease of reference.  There are a lot of reports to choose from.

**What do you dislike about MRI Property Management?**

Some features are based in the United States and I am from a different region, therefore some of the reports have to be customized to suit the needs of the clients

**What problems is MRI Property Management solving and how is that benefiting you?**

I love using the expense tool.  It can calculate the cost and split it into various entities.  I can print the reports via the department.  These are big-ticket items for me as it reduces the time to calculate individually.  It also does the budgeting very good.

It simplifies day to day work and searches, due to the well-organised system allowing for quick searches. Running expenditure reports on the property ledger is very straightforward and diversified to fit either property or unit requirements which is very helpful, giving us the possibility to filter and refine our search

**What do you dislike about MRI Property Management?**

Sometimes the property management can feel slightly slow when running reports of a larger scale for numerous properties, however this isn't always a major problem. Similarly with moving between different tabs such as from property to unit to expenditure.

**What problems is MRI Property Management solving and how is that benefiting you?**

It has solved problems i was having with running reports for management accounts. It has created a single report where all expenditure for all units pulls through but refines it in terms of unit types which is helpful as our management accounts are separated on a residential, commercial and rural basis.

**What do you like best about MRI Property Management?**

I like that MRI Property Management is able to cope with the complex nature of a Landed Estate. I also appreciate having multiple companies with the PPMS, Purchase, and Sales ledger feeding directly into the General Ledger, which is then used for year-end accounts and KPI reporting.

**What do you dislike about MRI Property Management?**

It can sometimes be difficult to keep the ledgers clean as there is a lot of information. It would be nice if as part of the annual subscription there was a day a year that a consultant would help to make sure that the ledgers are clean and to achieve any outdated information.

I appreciate the flexibility to tailor the product to fit my company's specific requirements. Having direct access to the tables, even outside of the MRI product—such as through SQL Server—is a significant advantage. Additionally, I find it valuable that both MRI's own products and those from third-party partners are equally accessible. Also, having an account rep that understands the product instead of just opening tickets is appreciated.

Loading new properties into MRI can only be done through manual data entry. There is also no way to increase a flat rate charge, such as water or sewer, effective from a specific date at a property. Additionally, the change documentation lacks sufficient detail to clearly indicate what is being modified. Exporting custom Report Design reports to Excel is also challenging, as there is no straightforward way to ensure the data appears in the correct columns.

We have a monthly call with MRI to discuss any issues, which has proven to be very beneficial. Given the number of properties we manage, being able to trust that the software will function as expected 99% of the time helps minimize friction between the field and my team. We are also in the process of setting up screening through RHR, which should greatly reduce the amount of time our leasing staff spends verifying information, allowing them to focus more on leasing apartments.

What I like best about MRI Property Management is that the concept sounds excellent. If the software worked the way it’s described in the sales process, it would be a fantastic tool.

**What do you dislike about MRI Property Management?**

After more than 20 years as an MRI client, I feel compelled to share how profoundly disappointing and damaging our experience with MRI Engage has been.

We purchased Engage four years ago, and despite paying for it annually, we were unable to go live until recently - not because of anything on our side, but because of persistent, system-wide issues and an astonishing lack of support. It became normal to wait weeks or months for replies, many of which never came at all. When responses finally arrived, they rarely addressed the actual problem, forcing us to repeatedly start the same conversations from scratch.

Even now that we are live, the platform remains unreliable, outdated, and missing core functionality we were explicitly told it would include. Instead of receiving the support needed to fix these long-standing problems, we have been pushed toward purchasing additional add-ons - despite the fact that the system we already paid for has never, at any point, performed as promised.

The most disheartening part of this entire experience is the feeling of being completely neglected. As a smaller property management company, the contrast between what we were promised and the level of attention we actually receive has been stark. Emails ignored, escalations lost in the void, and no ownership or accountability from the teams assigned to support us.

At this stage, it genuinely feels like we have spent years paying to use a beta product with no roadmap, no transparency, and no meaningful commitment to helping us succeed. The impact on our team and our clients has been enormous - wasted time, repeated complaints, and constant workarounds to compensate for a system that simply does not function.

After four years of trying to get this to work, we are exhausted by the process and deeply disappointed in MRI’s inability to provide even the basic level of support expected of a company of this size.

This has been, without question, one of the most challenging and frustrating vendor experiences we have ever had.

**What problems is MRI Property Management solving and how is that benefiting you?**

MRI Property Management is positioned as a comprehensive solution for property managers, directors, and residents, promising smoother operations, clear reporting, and accessible information. Unfortunately, after years of trying to onboard and use the system, we’ve not experienced those benefits. Instead, much of our time has gone into managing system issues, chasing unanswered support requests, and compensating for missing or non-functional features.

Rather than reducing workload, MRI has often increased it. We’ve had to create parallel internal processes just to ensure our clients receive the service they expect, because we cannot rely on the software to deliver what was promised. If MRI is solving any problems for us, those benefits have yet to materialise - and at times it’s felt like the system is generating more challenges than it resolves.

I have been using MRI Property Management for the last nine years and find it especially beneficial for handling all of our accounting functions, such as journal entries (JE) and closing the ledger. The modules for commercial management properties and accounts payable (AP) areas are well-integrated and serve our needs effectively. I appreciate the enhancements made over time, which have improved the user-friendliness of the software. The features and functionalities I utilize the most include the JE upload and the general ledger module, which are extremely helpful, especially when combined with the corporate accounts receivable (AR) module and integrated with spreadsheet server. These integrations have been incredibly beneficial in streamlining our workflow and developing our own reports efficiently. It's also notable that the system is not terrible; it is functional and meets our basic needs, and I am optimistic that with further upgrades, especially to a newer platform, it will become even better.

**What do you dislike about MRI Property Management?**

I didn't find the system very user-friendly when I first started using it. We had to make a lot of customizations to make it fully functional for our use. Some of the reports within MRI aren't that great and require manipulation in the settings or pairing with additional software like Insight Software to produce desired outcomes. The limitations in the reporting could be due to the fact that we're using an older version of MRI.

Our experience with MRI has been both challenging and frustrating. The platform is prone to technical errors, which have repeatedly disrupted our accounting, reporting, and payment workflows. Although we were assured that “safeguards” were in place, these measures have occasionally failed, forcing our team to spend extra time resolving discrepancies and managing workflow interruptions.

Support and Documentation:
Support has proven to be one of the more difficult aspects of using MRI. There is frequent turnover within the support team, so we often find ourselves re-explaining ongoing issues to new representatives who may not be fully acquainted with our account history. Additionally, MRI’s support materials have been inconsistent: for over two years, their online manuals were unsearchable, and many sections are still incomplete. The instructional videos offer only partial guidance, leaving users to address common problems without comprehensive instructions. These shortcomings have led to slower resolution of issues and increased internal effort on our part.

Account Management and Communication:
Account management has also been problematic. Some commitments made during onboarding were not fully delivered, and requests for follow-up or corrections have sometimes been delayed or redirected, especially when third-party integrations are involved. After onboarding concluded, we noticed a decline in both responsiveness and accountability from the team.

Recommendation:
For those considering MRI, we strongly recommend documenting all agreements and carefully verifying every detail before moving forward. Be prepared to allocate extra time and resources to address issues as they arise.

Overall, this partnership has demanded more effort and incurred greater costs than we initially expected. We hope MRI will continue to enhance its platform stability, documentation, and support processes to better meet the needs of its current and future clients.

In our experience, MRI Property Management did not effectively solve any of the basic operational challenges we faced. Even fundamental tasks, such as correctly applying payments to tenants or maintaining permanent formatting within the system, were not functioning reliably. While the platform claimed to offer solutions for property management workflows, in practice it did not provide tangible benefits to our operations.

The accounting reports are generally fine, but I sometimes need to use the financial period to gather all the information for that timeframe. However, when looking at tenant statements, using the tenant statement period does not provide all the receipts and charges for the month. Is there something I might be doing wrong?

searching within document folders particularly at property level., there is no search facility.  And the folders an documents are not held within that area.

I find that MRI Property Management offers good reports on the MRI web, making running reports easy despite some needing fixes. I also really appreciate our account manager, Alex Salamon, who is very helpful all the time.

**What do you dislike about MRI Property Management?**

I find that the report issues or incident reports never get resolved in a timely manner, which is pretty frustrating. Also, the bank reconciliations load too slow when there's a lot of data, which can be a pain. The initial setup wasn't easy either.

I use MRI Property Management for accounting and property management. The MRI web offers good reports, making running reports easy despite some needing fixes.

It offers a centralized place for tenant information and helps with reconciling at the end of the year. It's great for sending invoices to vendors and the setup was pretty easy.

Nothing. I just need to get better of learning other aspects of it that I haven't tried yet.

I'm used to using Sage as a finance system and while there are similarities, there are also some differences that take time to get the hang of.

**What do you like best about MRI Property Management?**

MRI really is focused on the property management arena and based on this, is really catered towards that use case and decreases the friction to achieve effective property management. The PMX ERP solution is really unmatched in the industry, because it would take extensive customization to reach these outcomes from other ERP solutions. There are many partners and other solutions by MRI which fit well and play well with the PMX solution. The Global Professional Services (GPS) team is also world-class, and it helps greatly that you can leverage in-house MRI expertise and not have to rely on expensive third-party support. We've been a rather unconventional client in terms of our requirements, but MRI has gone out of their way to accommodate us and cater their products to our use-cases.

**What do you dislike about MRI Property Management?**

Due to some legacy systems used, it is very difficult to customize (hopefully the X7 update will address this) and because it is an enterprise ERP solution, there are many third-party solutions that don't integrate out of the box and you have to always consider solutions in the MRI ecosystem to cover the functionality you need.

**What problems is MRI Property Management solving and how is that benefiting you?**

Assist us greatly with billing and collections to ensure effective revenue management across all our properties. They also are quite open in their data-driven approach, the PMX product doesn't feel like a black-box but the database schema and data model makes sense and is accessible and therefore it is easy to inspect the flow of transactions and logs in the system.
