There's not an opportunity to correct data if the scrub is not accurate. Some comps provide market survey emails, and it would be nice to have the ability to update the information in ApartmentIQ so trends and reporting are more accurate. The reports are not as comprehensive as Radix. Our client requires an expansive market summary at the end of each quarter and that used to be simple with a Market Summary report download. A potential drawback of ApartmentIQ** is that the occupancy and leased percentages might not always be fully accurate, especially for new lease-ups. It seems like the system calculates these percentages based on availability rather than actual leased units out of total number of units, which can sometimes create a misleading picture of performance. I think it would be useful to have an affordable housing specific feature. I wish there was a way to pull more information about properties that are in my 9 immediate comps. I'm in a small market that everyone even further away from my site is still technically getting most of the same traffic. I do manually have to review these other properties at times. The interface in general seems user friendly and intuitive. I find the quick comparisons of stats across the comps helpful and easy to digest upon initial glance. I enjoy that the market reports can be sent on an automatic schedule, and how other potential comps to add to the set are denoted with 'comparability' scores. It is easy to add and remove comps from your set, and their team has also been helpful in responding to any questions regarding the reports and data. The use of 100% public data is also beneficial for us and our stakeholders relative to the internal surveys previously being utilized. One question that tends to come up regards the definitions and data that make up the Advertised Occupancy and Leased stats. Without actively seeking clarity, it may be unclear initially what information comprises these stats and how accurate we can expect them to be compared to current actuals. One other item to note is that Concession notes may have a lag as to how current they actually are relative to what property websites actively reflect. I should have the ability to log into my property and manually update occupancy percentages, tours, and leasing data if I choose to. Having this level of control would be beneficial.
I’ve mentioned this before, but on the survey, the "Tours and Leases" section is confusing due to wording. Right now, it says "Applications and Leases," but in our industry, applications and leases are essentially the same thing. The best part about ApartmentIQ is that is shows the user the price of their apartments compared to other apartment, complexes, etc. This program is easy to use and there is an ease of implementation that is unmatached. They have a great customer support team that is ready to answer any questions. I use this application extremely frequently because it allows me to perform my job much more effectively.
