I like having rental income automated; I spend a lot less time chasing renters who are late. Because it automatically assesses late fees, I don’t have to get involved in that and it helps avoid animosity from the tenants and my tendency to be a bit soft on enforcing late fees. The hold time between rent collection and payout to the landlord's account is about a week. In today's environment, that feels like an eternity. Review collected by and hosted on G2.com.
Rather than having a to do list for each property, and a sheet for who has paid rent, plus running to the bank to make deposits, this puts everything in one place. I also like the ability to have clients upload videos rather than calling to ask them specifically what is needed. It also prevents them from calling me at crazy hours which is another plus.
Also I can set up quarterly to do items for the maintenance guy, and he gets emails for repairs as well.

The payment system has some bugs, not all renters are getting the two verifications to set up their account, and some people’s banks are being tagged as debit cards for a fee. It's not always easy to find all of the operations the site can do. The buttons are not recognizable to open or expand options so see information. I find myself clicking around a lot to figure out where I need to set up rents, or how to bill for a past due, or log payments made in cash. It's not obvious how to navigate the site.
