The accounting system used is what I would call an "envelope" system instead of a ledger system. This led time and time again to money being owed by a resident but not paid (because the reisdent would pay the current rent due instead of paying say $900 and that $900 going to the oldest $900 owed). So, we got to argue with residents about the $18.17 they still owed from X and this almost never went well. Review collected by and hosted on G2.com.

Our experience with Hemlane was stellar from the moment I met Dana over the phone ( then later on FaceTime) to now -- 6 years later. Dana is brilliant, professional and articulate. We were first-time landlords. We adored the family we ended up renting to for five years from the moment we met them that first day of interviewing. I called Dana when they gave notice after being transferred to the east coast. Dana immediately listed the home on several sites, and, once again, we found a fabulous tenant on the first day of interviewing. The ability for small property owners to accept online payments from tenants securely and safely. We feel confident that Hemlane is one of the only platforms that truly protects our interests as owner-managers of our own properties in San Francisco. There are several features that distinguish it from the others, but the most important is the ability to disallow partial rent payments. But the value of Hemlane goes well beyond this- impeccable customer service (Thank you Chanelle!), ease of use for our tenants, and multiple features that make the day-to-day operations of our business so much more seamless! Needless to say, we are eager to implement more of these functions in the coming months, and see great potential for saving time, money and energy in managing our properties! I have been very impressed with Hemlane's services so far. Dana is always very responsive to questions, concerns, and updates to the site that would make my job as a property manager easier. I've been using the system for about 2 years now and have already seen a number of my recommendations in the updates. They are always continuing to innovate and improve! Highly recommend! The simple fact that we as management do not have to worry about rental distribution, and allowing the landlords to have quick access to their funds has been a game changer in itself. The compartmentalized aspect of the platform is a little hard to navigate, but once you get the hang of things it gets easier. The marketing is great in certain areas, this may not be Hemlanes fault but certain areas we barely get any leads been having to advertise on FB Marketplace.
If there can be a next button when going thru the guest cards so it makes it easier to schedule. Marketing and scheduling features need some help. I have some suggestions. Review collected by and hosted on G2.com.

Hemlane is an excellent option for property management! I like that i can see my incoming monthly payments. Tenant information, and that there is a platform for maintenance issues. I especially liked that comments can be hidden from tenants and they give you a daily recap of current correspondence. They screen tenants, collect rents, and coordinate maintenance issues. I have had a great experience using Hemlane. I moved to a new city over an hour away and instead of selling my house, I wanted to make it a rental property. The rental property industry/ process was all very new to me and Hemlane made it very easy. I have the "Complete" package and it gives me a huge sense of relief.
I did not need an agent to help find a tenant, but I do use all of the other features in the package. I am not the first point of contact the tenants go to if there are any issues with the house. The tenants go directly to Hemlane. I was able to provide Hemlane with services providers that I have worked with in the past that I trust and know will do a good job. Hemlane will coordinate any repairs with those service providers and ensure the job gets done.
Overall, I have been very happy using Hemlane. They have been responsive to my questions and have fulfilled all of my requests. They are professional and you can tell they want to ease the stress of owning a rental property. Review collected by and hosted on G2.com.

It's been a good experience overall. The main features I use are the rent payment options and maintenance requests. I have really only used it for rent payments/income and electronic payment management, plus maintenance requests. It's helped me keep track of rent payments, it's also been greatly accepted by the tenants who really prefer to set up automatic electronic payments for their rent. It's also nice to have tenants contact me via Hemlane.com for maintenance/repair issues. It's much easier to track items that need addressing and it's less stressful to be contacted in that way. In my 15+ years of using various systems/databases, mostly for work, I have never received this level of customer service. In addition to the platform being user-friendly, the customer service is amazing. I liked that they took the time for a one-on-one video training conference with me to go over the system, then went above and beyond to regularly checked on my account for activity and inform me what the next step would be.

I had been keeping my financial reports/expenses separately in excel and forgot to sync up the information in Hemlane until a year later, and did not see a feature where I could bulk upload my excel data into Hemlane to take advantage of the financial and reporting features in the software. I ended up entering the information manually and eventually gave up, so I'm still keeping my finances separately which is a bit more work. Review collected by and hosted on G2.com.

Automation is key to scaling and staying on top of things. Hemlane does it all and doesn't try to do too much too fast. I highly recommend Hemlane to all my clients and believe if you are a small landlord this software is an absolute must. Review collected by and hosted on G2.com.
