What do you like best about CoStar COMPS?

I deal with USA properties. I didn't find any databases which has information on properties and sales data, apart from Costar. The database provides accurate information on property sales. It also acts as a lead generator. Review collected by and hosted on G2.com.

What do you dislike about CoStar COMPS?

To be frank, I don't have any aspect which I don't like in CoStar. But there are few admin and network problems, wherein you will face difficulty in logging into your database at least twice in a week. The database uses mobile authentication wherein you always need to keep your mobile with you whenever you need to access CoStar. Review collected by and hosted on G2.com.

Recommendations to others considering CoStar COMPS:

Consider CoStar, only If you're capable to spend $9000 dollars per year for a single subscription. The cost is very high because of the quality of information. You can have real-time access on any property sale in the United States. Review collected by and hosted on G2.com.

What do you like best about CoStar COMPS?

What do you dislike about CoStar COMPS?

Where do I start? It's $485/month. Crazy!!! A LOT of the property information is inaccurate. The representatives are super slow in responding to your emails. There's no way of exporting properties to a CSV or excel spreadsheet, there are a lot of ongoing tech issues, the list goes on! Review collected by and hosted on G2.com.

What do you like best about CoStar COMPS?

We use Costar Comp data for appraisal services and it is a huge time saver. It has easy filtering systems and nice pre made report templates. I don’t know how I would do my job without it. Review collected by and hosted on G2.com.

What do you dislike about CoStar COMPS?

The information is not accurate a significant amount of time. The program also glitches more than you would hope. Very expensive system as well, I am lucky that the company pays for it and not the individuals. Review collected by and hosted on G2.com.

The breadth of properties. There’s not one property I haven’t searched that wasn’t on CoStar Review collected by and hosted on G2.com.

What do you like best about CoStar COMPS?

Not much really. There are too many things I do NOT like. The only positive thing I can say is that the people who take the phone calls are friendly and congenial...but of course flatten when they can't help me resolve all my issues. But at least they were nice, and not resorting to any nasty combative conversing. Review collected by and hosted on G2.com.

What do you dislike about CoStar COMPS?

Services are clunky and platform terribly "proprietary"...you need a service rep to help you do anything thoroughly. It's a ridiculous listing service. Extremely cost prohibitive for the entry level access...a wopping $2413 for a year of access (residential MLS is only $800!!) and I can't even pull comps myself! Oh no...I would have to upgrade to $600/m for that!

AND there's the whole Bait and Switch promises issue I had/have with the salesperson/customer service rep, that promised to me how cool it is and how much I would like it...AND that I would get comps (from him) and lists of buyer prospects for the 1 listing I was attempting to use the services for. I was very clear...I did not intend on becoming a commercial agent, I merely needed access to list a specific property and determine comps for this client's replacement property. I was coaxed and hurried to signup...only to never receive any of the "buyer list' or a reasonable comps list (I was sent three properties that barely compared, and the sales were ancient). And I couldn't search "solds" at all!! So I requested to cancel, quite promptly, explaining my dissatisfaction, only to be denied a cancellation and be told I have a contract for a year, and that's that. I escalated to a manager...waited weeks, and received a "the best I can do is reduce your contract to 6 months". And I have never logged into the system since that first day! I have now been sent threats to go to collections or the full year bill. I'm outraged! Absolutely terrible company and terrible product with rotten business practices and ridiculous management.

I will take them to court for the damages that I will suffer from being placed in collections and all the financial costs/consequences that will result from their collections status on my credit report. Costar doesn't deserve a dime...I never used your service after the first failed day, do not want access to your services and I have only received empty promises and ugly threats as a result of initiating contact with CoStar. CoStar does a great job of creating an easy to navigate interface to utilize different comps and change criteria. Review collected by and hosted on G2.com.

What do you dislike about CoStar COMPS?

There have been numerous times where a sale price is not included in comps but is available in public record. Their analysts need to dig further into deals to make sure they are getting all the information. Review collected by and hosted on G2.com.

You do have to confirm your data as every now and then it is not very accurate, which is true for just about any software you use though. Review collected by and hosted on G2.com.
