User Interface: 4/5 The interface is clean and intuitive, making it easy for users of all tech levels to navigate. The dashboard provides a clear overview of all properties, tenants, and financial metrics. However, some features could benefit from a more guided tutorial for new users.

What do you like best about Visual Lease?

I have used Visual Lease with two different companies now, and both times they have been positive experiences. I have mananged a smaller lease portfolio of 30-50 leases. While I don't utilize all of the tools that are available within Visual Lease, the tools themselves are well thought out. I recently completed our first year end audit after implementing the ASC 842 lease standard, and the Standard Lease Reports were simple to pull and provide to our audit team. Visual Lease is well aware that there is a learning curve with using their software, so they have a comprehensive training website called "VL University" that have on-demand training videos that will walk you through the features of the website. There is also a User Guide that I can review to learn how every feature works within the website. I have also had my service tickets replied to within 24 hours of submitting them. I think Visual Lease cares about their customers and are an excellent parter for managing leases.

Updated 11/1/2024:

I've now been though 3 audits with Visual Lease. They have updated the interface to feel fresh and modern. We have had several leases be amended for an extension and the modification tools are quick and easy to update. I feel that the customer service has gotten better the longer we've been with the company. They provide quick responses when I need them. What do you dislike about Visual Lease?

Learning how to use some of the features of Visual Lease has been challenging. We mainly use VL for their lease accounting features, and I've had some trial and error in entering the financial entries correctly. Part of the problem is the lease standard is new, so some of the issues of implementation the standards I didn't catch and had to do correcting journal entries. Knowing that a lot of their customers use the platform for the lease accounting, I just wish their support team was a little more knowledgeable with how to fill the information out correctly.

I think the support team has improved over time. I recently had a question on a lease calculation and they provided good answers. They also contact me 1-2 times a year to go over new features in the platform. Review collected by and hosted on G2.com.

Recommendations to others considering Visual Lease:

I would highly recommend Visual Lease. Going through implementation twice, I think you should have Visual Lease do the lease abstract. I know it will cost more inititally, but they will setup the features correctly and it will go quicker. Review collected by and hosted on G2.com.

The most helpful thing about LeaseQuery is that I can utilize many different functions for my journal entries. I like the transparency of the data. It is easy to track all the properties we are currently leasing. I use it monthly for our company's account reconciliations. User-friendly interface: Innago's design is intuitive, making navigating and utilizing the platform easy.

Comprehensive feature set: Innago offers a wide range of features, from tenant management to financial tracking, customized late fees, messaging, and maintenance tracking.

Mobile accessibility: The platform has a mobile app and the browser is mobile-friendly. Having the app is critical to get notifications right away if there is a maintenance issue.

Strong customer support: The Innago support team is amazing and very quick to respond and get a resolution or an answer to your question.

To be free to landlords is a major plus and it isn't expensive for the tenant to make their payments if they set up payments through their bank account.

What do you dislike about Innago?

Learning curve: While the interface is generally user-friendly, there is still be a learning curve for users who are new to property management software or who are switching from a different platform. It would be helpful if you were able to navigate different sections of the platform without having to back out and go to one of the side bar items.

Reports: It would be nice to be able to get more reports or customize some of the reports.

Creating Documents: This feature could be developed further. It isn't very user-friendly, and it would be nice to create a document from scratch. Filling out all the spaces to complete text, initials, and documents could be improved. Review collected by and hosted on G2.com.

What do you like best about Rent Manager?

My favorite thing about Rent Manager is that it is very intuitive. It has one main help bar called Command Launch and you can access so many things from this space. Start typing in a word for what you want to do, and it will help get you where you need to go. Additionally, we have found the contacts we have for Rent Manager have been very responsive. Quick to help us find solutiosn when we couldn't figure it out on our own and very detailed in their training. I felt like I had great accounting solutions for small business needs by the time training was finished. They make it easy to implement. They provide forms that you can fill out with all of your tenants' and vendors' information, and they will put it right in the system for you. What do you dislike about Rent Manager?

For those with actual accoutning background, this probably wouldn't be a big deal, but I found it too easy to charge an invoice to an income GL rather than a debit GL. User error - definitely, but a bit of a learning curve. Review collected by and hosted on G2.com.

Two main features I appreciate about Occupier:

1. The website structure is very intuitive and clear. I have never had a hard time figuring out how to go from one section to another. The text and visuals are straightforward and easy to understand. For example, downloading the monthly reports needed to record journal entries is clearly available within the Lease Accounting module.

1. Difficult to track monthly rent pre-payments without adjusting the payment schedule. This is particularly difficult for leases with escalating payments.

2. Not a perfect software for complex leases.

I do wish there was more customization for each section within the application creation. What do you dislike about Yardi Breeze?

Yardi Breeze does not let dates overlap. Our property management company always has people breaking leases and then we get new tenants. Breeze does not let the move in/move out dates overlap. So if someone breaks a lease we have to change the lease end date to the actual date they moved out instead of getting to keep it the date that was stated in the lease.

Also, the CAM reconcilation is always wrong. I'm not sure how Breeze calculates it, but we always get a different total than Breeze so we have to calculate adjustments. I used the chat option to talk to a Breeze representative about one of our shopping centers and they fixed it for that center but it took a long time. Review collected by and hosted on G2.com.

What do you like best about LeaseCalcs?

I like how LeaseCalcs manages the leases, entries, reporting, expiration tracking, etc. Very easy to consolidate data with the amount of available reporting. The available options make providing back-up to auditors easy. The monthly entries are extracted from LeaseCalcs to SAP each month, so they do not have to be manually posted. What do you dislike about LeaseCalcs?

I have been using the software for about 2 years and am still learning everyday. I would like to see the system navigation sped up, it is a bit slow currently (although we have over 1000 leases currently in system). Review collected by and hosted on G2.com.

LeaseCalcs is a global repository for all of our leases (Real Estate, Equipment, Vehicles, etc). We can track expiring leases, sq footage, all base rents, additional rents, future rent payments, etc. Financial reporting is easy to access and is all in a single location. What do you like best about NetLease by Netgain?

We already use NetSuite as our ERP system at my Company so when ASC 842 was implemented we started shopping for systems that would make lease accounting seamless. Truly this has been amazing as it seamlessly integrates with NetSuite our ERP system. We've used it for almost 2 years now and no regrets. Rubli automates this and takes away the risk of errors related to excel calculations. What do you like best about Buildium?

I love most aspects of the accounting portion. I love the ePay option and have a high amount of tenants who use it, bills section, easy to reconcile and keep books in order. I like the screening available for prospective tenants. The ability to grow our portfolio and keep everything organized means everything! What do you dislike about Buildium?

There are some aspects that need to be improved and I try to add feature suggestions or sign up for one-on-one feedback sessions with Buildium. The task and work orders section gets a little daunting. I look forward to the day when they roll out upgrades like projects so you can track multiple tasks under one project. Often times with turnover, you can have 4-5 tasks associated with that one property. Some of the communication through tasks need improvement. We've sent our suggestions in. For the most part, Buildium is worth it even with the drawbacks we encounter. Review collected by and hosted on G2.com.

What problems is Buildium solving and how is that benefiting you?

We are a small PM firm. We went from just 10 properties to over 100 and having this software really helps keep things organized, easy to find, good record keeping, etc. I live in Buildium everyday and don't know what I would do without it. Review collected by and hosted on G2.com.

What do you like best about Re-Leased?

ReLeased has been a game changer for our property management workflow. One of its standout features is its seamless integration with Xero, making our accounting processes more efficient and streamlined. Being a cloud-based platform, it allows our team to access the system from anywhere, which is especially useful for a dynamic business like property management.

What really sets ReLeased apart is their dedication to continuous improvement. Unlike our previous software, which had essentially stopped evolving, ReLeased actively listens to user feedback and is always working on updates and new features. It's reassuring to know they take our suggestions seriously, making the software better with each iteration.

Their customer support team is fantastic—always available to help, and there are plenty of "how-to" resources online when we need quick answers. Carolyn from the training team made the implementation process so smooth. She was easy to communicate with, and her training was thorough, making sure we felt confident in using the system from day one.

One of the most impressive aspects is how intuitive the platform is. It's incredibly easy to use, saving us hours of time. The ability to make notes on properties and tenants has increased transparency across our team. We used to rely on countless spreadsheets and post-it notes scattered with little details, which made finding important information a nightmare. Now, everything is centralised and easy to access.

I also love the reminder feature—property management involves juggling so many tasks, and it’s great to have a system that helps me stay organised. I log in every day, and I can't imagine going back to how we used to operate. ReLeased has made our work more efficient and less stressful. Review collected by and hosted on G2.com.

What do you dislike about Re-Leased?

While I don't have any major negatives about ReLeased yet, I am still learning to fully trust the software. Having used our previous system, where everything was done manually, I always knew when something had been completed, even though the process was tedious. With ReLeased automating many tasks, I find myself triple-checking to make sure things like invoices have auto-generated correctly. This is more a matter of adjusting to a new system rather than a flaw in the software itself, but it's something I’m still getting used to.

Another aspect to be mindful of is that the initial implementation and the first few months of using ReLeased do take up a considerable amount of time. While this process allowed us to clean up and filter out old data, and ensured that everything we input was accurate, it was still quite time-consuming. I don’t think there’s a way around this, but it's important to be aware that the transition phase might require extra effort before the system begins to pay off fully. Re-Leased has significantly reduced our reliance on spreadsheets, and we're on track to eliminate them entirely soon. This has streamlined our processes, ensuring that everyone on the team has clear visibility into key details like rent reviews and lease expirations. One of the biggest benefits is that we no longer have to update information across multiple platforms or locations. Additionally, the automation of invoicing has been a game changer—no more manually invoicing each tenant every month.
