Learning how to use some of the features of Visual Lease has been challenging. We mainly use VL for their lease accounting features, and I've had some trial and error in entering the financial entries correctly. Part of the problem is the lease standard is new, so some of the issues of implementation the standards I didn't catch and had to do correcting journal entries. Knowing that a lot of their customers use the platform for the lease accounting, I just wish their support team was a little more knowledgeable with how to fill the information out correctly.

I would highly recommend Visual Lease. Going through implementation twice, I think you should have Visual Lease do the lease abstract. I know it will cost more inititally, but they will setup the features correctly and it will go quicker. Review collected by and hosted on G2.com.

Creating monthly journal entries to implement accounting standard ASC 842. Also creating annual reports to provide to the auditors. Can also use the reports to forecast revenue. Review collected by and hosted on G2.com.

i dislike that i have to constantly input my property into the forms section once one form is executed. I run multiple properties, and i feel it just takes longer when i have to keep constantly selecting which property i am searchin g for. Review collected by and hosted on G2.com.

They are solving the gap issues we commonly see with larger properties. It helps us see any and all tenants that are missing insurance, up for renewal , as well as being able to use one app for multiple reports versus having to go and search for everything. Log notes are usually used for important matters but it is the last topic in the scrow page, causing a low frenquecy of use,

I have not complaints about Leasecake. They have delivered on all of their promises and went above and beyond to make sure they were meeting our business needs. Review collected by and hosted on G2.com.

Our team had a specific business need and with the help of Leasecake and their team working side by side with us we were able to review over 1500 leases in a short span of time which allowed us to gain valuable insights. The platform and team helped us streamline this process by using their AI tool and Real Estate team to extract pertinent information and provide us with critical data that we were able to use to analyze important areas of the business. Learning curve: While the interface is generally user-friendly, there is still be a learning curve for users who are new to property management software or who are switching from a different platform. It would be helpful if you were able to navigate different sections of the platform without having to back out and go to one of the side bar items.

Reports: It would be nice to be able to get more reports or customize some of the reports.

Creating Documents: This feature could be developed further. It isn't very user-friendly, and it would be nice to create a document from scratch. Filling out all the spaces to complete text, initials, and documents could be improved. Review collected by and hosted on G2.com.

Managing Rental Property for either short term, mid term, or co-living. Being able to handle section 8 tenants is also something that is important and separating properties by units is very helpful. Review collected by and hosted on G2.com.

For those with actual accoutning background, this probably wouldn't be a big deal, but I found it too easy to charge an invoice to an income GL rather than a debit GL. User error - definitely, but a bit of a learning curve. Review collected by and hosted on G2.com.

We needed accounting software in order to create statements, pay invoices, collect rent, and have a central location where tenants can create work orders when things go wrong in their building. Review collected by and hosted on G2.com.

1. Difficult to track monthly rent pre-payments without adjusting the payment schedule. This is particularly difficult for leases with escalating payments.

2. Not a perfect software for complex leases.

3. Sometimes the amortization schedules do not balance, particularly when a lease starts mid-month. Review collected by and hosted on G2.com.

As we have been growing and entering into more leases, we wanted a software to streamline the lease accounting process to provide efficiencies and also reduce risk of human error. Review collected by and hosted on G2.com.

I do wish there was more customization for each section within the application creation. For instance, if there was a question I wanted to add that wasn't already provided during the Employment Verification section, I couldn't add it there. I'd have to wait till the very end to add additional questions. Its not the worse thing in the world because I can still add the question but for organization purposes, I would've loved this option. DoorLoop is providing a one-stop shop to screen tenants, create leases, collect payments and then manage tenants during their stay. If I didn't have DoorLoop, I'd have to create different Google Forms to manage this process which could get messy. Review collected by and hosted on G2.com.

One place for everything, all of our services are integrated, Flex, Rhino, EPremium, Gatby, Amrent etc...This has been so convenient, when we purchase a new property the integration team is on top of it getting things handled and the ease of the transition makes it all flow better. Yardi Breeze does not let dates overlap. Our property management company always has people breaking leases and then we get new tenants. Breeze does not let the move in/move out dates overlap. So if someone breaks a lease we have to change the lease end date to the actual date they moved out instead of getting to keep it the date that was stated in the lease.

Also, the CAM reconcilation is always wrong. I'm not sure how Breeze calculates it, but we always get a different total than Breeze so we have to calculate adjustments. I used the chat option to talk to a Breeze representative about one of our shopping centers and they fixed it for that center but it took a long time. Review collected by and hosted on G2.com.

I have been using the software for about 2 years and am still learning everyday. I would like to see the system navigation sped up, it is a bit slow currently (although we have over 1000 leases currently in system). Review collected by and hosted on G2.com.

LeaseCalcs is a global repository for all of our leases (Real Estate, Equipment, Vehicles, etc). We can track expiring leases, sq footage, all base rents, additional rents, future rent payments, etc. Financial reporting is easy to access and is all in a single location. While TenantCloud offers a wide range of features, there are occasional limitations with customization options that might be restrictive for more unique property management needs. We use to do the IFRS 16 calculation on excel, which required a lot of manual calculations, inputs and checks and balances. Rubli automates this and takes away the risk of errors related to excel calculations. During implementation and investigating the take-on balances and variance, I identified and number of error in my excel calculation due to manual calculations and intervention. There are some aspects that need to be improved and I try to add feature suggestions or sign up for one-on-one feedback sessions with Buildium. The task and work orders section gets a little daunting. I look forward to the day when they roll out upgrades like projects so you can track multiple tasks under one project. Often times with turnover, you can have 4-5 tasks associated with that one property. Some of the communication through tasks need improvement. We've sent our suggestions in. While I don't have any major negatives about ReLeased yet, I am still learning to fully trust the software. Having used our previous system, where everything was done manually, I always knew when something had been completed, even though the process was tedious. With ReLeased automating many tasks, I find myself triple-checking to make sure things like invoices have auto-generated correctly. This is more a matter of adjusting to a new system rather than a flaw in the software itself, but it's something I’m still getting used to.

Another aspect to be mindful of is that the initial implementation and the first few months of using ReLeased do take up a considerable amount of time. While this process allowed us to clean up and filter out old data, and ensured that everything we input was accurate, it was still quite time-consuming. I don’t think there’s a way around this, but it's important to be aware that the transition phase might require extra effort before the system begins to pay off fully. Re-Leased has significantly reduced our reliance on spreadsheets, and we're on track to eliminate them entirely soon.
