Holiday Property Management Software

Given how many features and capabilities there are in the software, there's a little bit of a learning curve. However, the software itself is very intuitive, so with a littel patience, you can figure everything out yourself. Managing multiple listings, calendars, pricing, automations, etc. all at once. They've simplified growing and scaling a portfolio of short-to-medium-term property rentals. As with any software, there is always room for improvement. One thing I would love to see is a platform for Owner Dashboards where my owners are able to see things like metrics, calendars, etc. Another feature I would love to see is more customizations for direct booking websites. I like having a website built out by Hospitable but I would love to see sub-pages added like an 'about us', 'contact us', or 'hire us as your property manager' type pages. I enjoy Entrata quite a bit, but I don't really like that you can only add one at a time when uploading pictures or documents. It takes extra time to add each attachment, photo, or document one by one, especially if you have more than just two or three. There have been a few frequent updates, which made the website slightly glitchy. That has since been resolved.

Edit: Our property recently switched to using Entrata for our utilities, and since that has happened, we have had so many issues with the utilities. As someone who also lives on property, I have tried to contact their utility support, and I was highly disappointed with it. It took 19 days to get a response to a simple question, and then I was told that they couldn't do anything to help me and that I would have to contact the leasing office. User Friendly - Entrata is vary easy to use, even for people who are normally not good with technology. Everything is easy to find under tabs, and whatever it is you're looking for, it is normally right where you think it should be. Review collected by and hosted on G2.com.

i dislike that i have to constantly input my property into the forms section once one form is executed. I run multiple properties, and i feel it just takes longer when i have to keep constantly selecting which property i am searchin g for. Review collected by and hosted on G2.com.

They are solving the gap issues we commonly see with larger properties. It helps us see any and all tenants that are missing insurance, up for renewal , as well as being able to use one app for multiple reports versus having to go and search for everything. One place for everything, all of our services are integrated, Flex, Rhino, EPremium, Gatby, Amrent etc...This has been so convenient, when we purchase a new property the integration team is on top of it getting things handled and the ease of the transition makes it all flow better. For those with actual accoutning background, this probably wouldn't be a big deal, but I found it too easy to charge an invoice to an income GL rather than a debit GL. User error - definitely, but a bit of a learning curve. Review collected by and hosted on G2.com.

I do wish there was more customization for each section within the application creation. For instance, if there was a question I wanted to add that wasn't already provided during the Employment Verification section, I couldn't add it there. I'd have to wait till the very end to add additional questions. Its not the worse thing in the world because I can still add the question but for organization purposes, I would've loved this option. DoorLoop is providing a one-stop shop to screen tenants, create leases, collect payments and then manage tenants during their stay. If I didn't have DoorLoop, I'd have to create different Google Forms to manage this process which could get messy. Review collected by and hosted on G2.com.

Learning curve: While the interface is generally user-friendly, there is still be a learning curve for users who are new to property management software or who are switching from a different platform. It would be helpful if you were able to navigate different sections of the platform without having to back out and go to one of the side bar items.

Reports: It would be nice to be able to get more reports or customize some of the reports.

Creating Documents: This feature could be developed further. It isn't very user-friendly, and it would be nice to create a document from scratch. Filling out all the spaces to complete text, initials, and documents could be improved. Review collected by and hosted on G2.com.

Managing Rental Property for either short term, mid term, or co-living. Being able to handle section 8 tenants is also something that is important and separating properties by units is very helpful. Review collected by and hosted on G2.com.

I haven't discovered one thing about Beyond that I dislike. Having the right customer success manager is crucial as they work closely with you over the course of time and see things you might not so they have to be in tune with your strategy and goals. Review collected by and hosted on G2.com.

Intelligent, dynamic pricing. Predicting market trends ahead of the booking window and actioning strategy in time frames that will lead to visible financial success. Time saving- it used to be a project to set rates for the season and dynamic pricing was a pipe dream. Now, I have my levers set and setting/ adjusting pricing takes a fraction of the time which leads to instant strategy implementation by season. Adjusting on the fly and in real time allows me to not leave money on the table and ensure I have a healthy balance of occupancy and rate to exceed my owners expectations. Yardi Breeze does not let dates overlap. Our property management company always has people breaking leases and then we get new tenants. Breeze does not let the move in/move out dates overlap. So if someone breaks a lease we have to change the lease end date to the actual date they moved out instead of getting to keep it the date that was stated in the lease.

Also, the CAM reconcilation is always wrong. I'm not sure how Breeze calculates it, but we always get a different total than Breeze so we have to calculate adjustments. I used the chat option to talk to a Breeze representative about one of our shopping centers and they fixed it for that center but it took a long time. Review collected by and hosted on G2.com.

I think what I miss is not having the ability to program multiple rules when creating amenities having restrictions. Example: I can stop the booking of a single day (Sunday) throughout the year, but I cannot restrict different calendar dates that fall on other weekdays without having to restrict the same day for the whole year. Franciscan of Arlington started using AppWork about 3 months ago; getting my staff and resident acclimated to the change has been challenging but as we become more familiar each day it gets easier. I wish the Accounting feature was a little more dialed in. I rent one of my houses out by the room so I receive 4 payments per month, some tenants pay a few days early(at the end of the previous month), some pay right on time, and some pay on the last day of the grace period. I wish in accounting it would all show up added together as that month's rent rather than showing up at the end of July payment and the rest in August. It'd also be nice if you could filter out other payments from the accounting, like not showing internet, utilities, or deposit gathering but just the income/rent part. We have integrated the option of a lockbox as well, and we have not been as satisfied with how payments are decisioned on the Zego side. There are a lot of inconsistancies with how payments are approved/rejected by the Zego/Check + Alt team each month. This is frustrating and slows down the process. We also wish there was a way to use the Zego check scanner to deposit miscellaneous checks (not attached to a tenant ledger). We'd like to be able to eliminate our bank specific check scanners by using the Zego scanner to deposit any checks to be recorded directly to the deposit table, and we can create our journals as needed to report back to the bank register/GL. Like many software there some always going to be downsides. In the case of Property Matrix, it is web-based so if their server is down things can run a little slowly or no access at all. It's difficuly to pinpoint a specific attribute I don't like about Building Engines. The only thing I think can be approved upon is the ability to disable a company in the system regardless of the completion status of assosicated work orders. Review collected by and hosted on G2.com.

It can be hard to manage communication & keep track when it occurs across multiple platforms such as email, phone, text message, in person, etc. Building Engines has created a platform that allows tenants to communicate a variety of things through work order submission, which tracks the progress of the issue from start to finish, provides updates directly to the tenant who issued the work order + team in charge of the property, and helps with tenant communication overload when it comes to reporting things to our team.
