What do you like best about Yardi Breeze?

It is user friendly. You can easily grasp how to do a process. My 10 property managers were able to dive right in when we upgraded from Genesis. It was a seamless transition. As an accountant using this software everyday feels like an accountant has worked with the development team. For the accounting features, it makes sense to me. Several other property management softwares are fully geared to the property management and forget about the importance of a properly working accounting side. The chat feature is the best I've ever worked with. You don't have to go through a series of questions and banked answers before reaching a live person. What do you dislike about Yardi Breeze?

Online payments don't post to ledgers right away. You can't see who has paid from a standard AR report, you have to run a separate report when you need to see who receives the notice. It's annoying to say the least. I wish the reporting feature was a little more vast. Some of the reports stop short of everything I need in one report and I have to export them and combine them in Excel myself. Review collected by and hosted on G2.com.

What do you like best about Yardi Breeze?

The multifamily version of Yardi Breeze has been just that, a breeze! Ease of use is great and it has most all of the features we look for in a property management software sysem for our multifamily potfolio. Everything functions as expected, reporting is great and customer service has been responsive when needed. Review collected by and hosted on G2.com.

What do you dislike about Yardi Breeze?

Yardi Breeze Storage has been the biggest nightmare for our storage facilities. Many of the advertised features and functionaility either are not available, have so many glitches and errors you can't trust them, or don't work all together. Customer service is constandtly telling us they are "working on it" but we've been on the system for over a year now and still are running into many issues. Online leasing, which was our main reason for transitioning to this software for our storage portfolio, was supposed to active and functional for us in the fall of 2023. It is now winter of 2024 and the online leasing still is not only not functional, but we were told we have to pay additional to make is functional. Billing has been a disaster. The invoices we recieve are not substantitated but when reaching out to the accounting department, it often takes months to recieve a response. For as satisfied as we've been with Yardi Breeze Multifamily, we were highly disappointed with Yardi Breeze Storage. Review collected by and hosted on G2.com.

What do you like best about Yardi Breeze?

It is very user friendly. Also like the chat option I can use if i have a question about how to do things. Review collected by and hosted on G2.com.

What do you dislike about Yardi Breeze?

Yardi Breeze does not let dates overlap. Our property management company always has people breaking leases and then we get new tenants. Breeze does not let the move in/move out dates overlap. So if someone breaks a lease we have to change the lease end date to the actual date they moved out instead of getting to keep it the date that was stated in the lease.

Also, the CAM reconcilation is always wrong. I'm not sure how Breeze calculates it, but we always get a different total than Breeze so we have to calculate adjustments. I used the chat option to talk to a Breeze representative about one of our shopping centers and they fixed it for that center but it took a long time. Review collected by and hosted on G2.com.

What do you like best about Yardi Breeze?

Using Yardi Breeze for our property management was certainly the best choice we could have made. We've used it since 2021 now and certainly plan to continue to do so. Everything is very streamlined and quite intuiutuve for users. If I ever need assistance with something, 99% of the time there is a live support agent just a click away to help guide me through. It was quite simple to get everything integrated with Yardi Breeze, and now everything is more organized then ever. Review collected by and hosted on G2.com.

What do you dislike about Yardi Breeze?

Visually, the user interface looks a bit tired. It could use a bit of a facelift for modernizatin purposes. The Yardi Breeze app is nice but lacks some of the functionality that the desktop software has. Review collected by and hosted on G2.com.

What do you like best about Yardi Breeze?

What do you dislike about Yardi Breeze?

You can't attach support in Yardi and have it display to clients in Rent Cafe. When clients make payments in Rent Cafe it doesn't hit my bank account for 5-7 business days. I can't change payment applications after a payment is made and RentCafe/Yardi applies the payment to the wrong invoice. Payment threshold limitation is $25K, so any property with monthly billings higher than that have to make two manual payments. Credits do no appear on RentCafe, so the tenant doesn't know how to apply payments. Review collected by and hosted on G2.com.

What do you like best about Yardi Breeze?

I like that I can access Yardi from my mobile device. I don't have to be stationary at a desk or have to wait until I'm at a workstation. I'm able to access important information on the go. Review collected by and hosted on G2.com.

What do you like best about Yardi Breeze?

The system is very intuitive and has great flexibility. There are easy to run reports and the Instant Message Help window means I dont have to find a number and hope for a live body. There is always someone on the chat and they seem to fix everything quickly. Review collected by and hosted on G2.com.

What do you dislike about Yardi Breeze?

When doing manual entry receipts it would be nice if the screen for the entry completion included a button for another check to the same unit. About 20-30% of my residents use money orders and I get 2-5 checks for some units. Going back out and around is an unneccesary amount of step when you can just add a button. -Does not input percentages initially

-Does not populate investor portal approval requests

-The help portion of the program has so much information, but sometimes I can't locate what I need

What do you like best about Yardi Breeze?

Their customer service is crazy good! We went from AppFolio (NO customer service) to Yardi Breeze and it's simply night and day. Any issue we present is resolved within 24 hours or less - usually within a couple of hours. Review collected by and hosted on G2.com.

What do you dislike about Yardi Breeze?

The only fly in the ointment for us is that, as an HOA, the way some of YB's features and functionalities don't "flow" for us. However, I make use of the Feedback button to provide them with these issues and I'm confident that they are taken into consideration.
