It's a mobile home park with an RV component with 360 units and 8 unit types. The Yardi team has been working trembly helpful with helping set things up and even modifying some of their programming to help us out, as well as some data entry. Work order system works great for us. **What do you dislike about Yardi Breeze?** Breeze is very cookie cutter, which isn't inherantly a bad thing, but it doesn't have the depth of financial reporting as our old program, but costs more. **What problems is Yardi Breeze solving and how is that benefiting you?** We have an office in CA and TX. The work order tracking allows me to know that everything is getting done. We really enjoy how easy to use the app is, as well as the website. Finding information is super easy. It has an insurance tracker. The calendar is great, but needs some improvements/updates. **What do you dislike about Yardi Breeze?** You can't relocate tenants from one space to another. It's hard to see in the invoice approval screen the full description that is input, so that you have to click into the box, and use arrow keys to see the full description. The insurance Tracker is a bit clunky - more for residential than commercial. Would be great to have more options to view. **What problems is Yardi Breeze solving and how is that benefiting you?** It's a great database and accounting software platform. Accounts Payable and Accounts Receivables, pretty straight forward, the GL and JE functions are also pretty straight forward. The reports are easy to find and the different options to run reports are easy as well **What do you dislike about Yardi Breeze?** The tenant lease setup is pretty tedious. I've used Yardi Voyager and it seems like functions such as terminating tenants or moving them out is much more concrete then in Breeze. Also, I don't like how the security deposit refund functions works in Breeze (admittedly, it could be that my client's data transfer from their old version of Yardi didn't come over correctly). Also, there's no way of putting options for Commercial or Retail tenants. I like that in Voyager that it will create a renewal automatically if you exercise options I feel that Breeze is more beneficial for a residential based company vs a retail or commercial based company **What problems is Yardi Breeze solving and how is that benefiting you?** For our purposes, Breeze is not solving any particular issues that benefit us **Official Response from Max Glassburg:** > Thank you for your feedback. Example: the rental amounts on a tic atomaticlaly creates new charges **What do you dislike about Yardi Breeze?** Tracking the charges and payments. When looking at the ledger it is very hard to read and find missing payments when it says there are outstanding charges. In addition when accepting payments from a subsidy provider it does not go smooth if the payments don't match exactly. Also making an edit to rental amounts needs to be made smoother. Its Glitchy, lags, chat is helpful to the point they want to be. They will solve half the problem and leave you hanging on the rest. They NEVER tell you the full solution. It will work one day and not the next. Random things will happen in a tenant profile that will throw up errors for no reason, solutions to PROGRAM issues generally take days. Just avoid Breeze if our able. **What problems is Yardi Breeze solving and how is that benefiting you?** The only thing Breeze is doing for me is causing me to have over time due to sitting for hours on chat support looking for solutions to program issues over and over. It takes far longer to get problems solved. If phone support was more readily available it would be helpful. Suggestion that the "help desk" is have 1 or 2 reps per client to have continuity. Not sure if this is possible. It is difficult to resolve problems, such as tenant ledger issues, that may have been created years ago when the functionality was not as good. This comes up fairly frequently-at least 4-6 times per year and the issues are difficult to untangle. **Recommendations to others considering Yardi Breeze:** Easier phone access to their help desk, consistency in relationship with technical people **What problems is Yardi Breeze solving and how is that benefiting you?** User friendly functions make work faster. I would say this software is great for users with any range of computer literacy as you can have certain workers on easier-to-manage projects while others can take on the more complex issues, and the software provides the capability for both. **What do you dislike about Yardi Breeze?** I think there are a bunch of little areas where improvement could be made. Particularly in the reporting functions, the generation of the move-out statements, and anything that has to be regularly sent out to a third party.
