Visual Lease is a strong lease accounting platform that’s best suited for mid-to-large organizations managing complex portfolios.

UI/UX: The interface is functional and data-rich, but it isn’t very intuitive at first. There’s a noticeable learning curve, especially for new users.

Integrations: It integrates well with major ERP systems, although setup may take extra effort and, in some cases, require customization.

Performance: Overall, it’s reliable and efficient, with occasional slowdowns when working with large datasets.

Pricing / ROI: Pricing is on the premium side, but it can deliver solid ROI through compliance support, automation, and reduced manual work.

**What do you like best about Visual Lease?**

I use Visual Lease to capture essential data from lease contracts in just one place, such as the address, important dates, options, clauses, and values. What I like the most is the variety of fields for filling out, thus allowing for greater detail of each leased space. Additionally, the alert dates promote efficiency, making it unlikely for important dates to be forgotten.

**What do you dislike about Visual Lease?**

The 'expenses' field could be improved, as it would work better if there were a specific stream for each time period, with start date, end date, and value. Additionally, I would like the portal to have a specific field for 'options', with the option to place key dates in just one space and not within the 'clauses' tab. The initial setup of Visual Lease is difficult, being a complex platform to navigate at first, requiring specific training.

**What do you like best about Visual Lease?**

I had a really great experience with our implementation lead, Tim Little, who was very clear in the way he described things and was patient with us. He was very good at anticipating some things we might need and answering questions before we even got there. I also found Visual Lease to be a very good system, with a cleaner setup compared to the system we were using previously. As an accountant, I really appreciate the lease accounting calculations for their accuracy and the flexibility it provides to help us match the accounting we've had so far.

**What do you dislike about Visual Lease?**

I think I really struggled with kind of knowing how to use the reports and whatnot. Something that could be a little bit better is the way that the entries are set up. The payments aren't easy to follow. We hired a third party to load in the leases and it did not go smoothly. They didn't do a great job.

**What problems is Visual Lease solving and how is that benefiting you?**

Visual Lease is a cleaner system than our previous one. I like its calculation accuracy, and as an accountant, I value the flexibility it offers in lease accounting to match our existing records.

**What do you like best about Visual Lease?**

When you have full functionality, it creates the GL entries and can automatically feed them into your ERP. It also provides all the necessary tools to manage assets, including leases, prepaid rent, and more.
It has a great design, could be hard to learn at the beginning but after that, it kinda guide you through the system

**What do you dislike about Visual Lease?**

When a lease ends before the contract term is complete, we are unable to recalculate without impacting the balances from the previous periods when the lease was still active. Additionally, we encounter problems with the calendar feature. Our company operates on a unique fiscal calendar, which causes a catch-up period in the VL calendar that eventually becomes misaligned with our actual fiscal dates. I believe the system could be much more user-friendly, and it would be helpful to have the ability to create custom reports.

**What problems is Visual Lease solving and how is that benefiting you?**

Adopting the Lease standard has been much easier thanks to VL. It truly simplifies both compliance and our understanding of the standard, making it easier to grasp the balances and behavior of our leases.

**What do you like best about Visual Lease?**

There are a number of things that I like about Visual lease. I really like and find very useful the FASB report that gets generated for purposes of the leases note in the financials. This report saves me alot of time. I must also commend the support team who always manage to quickly resolve any queries we have or provide us with assistance where needed. They are knowledgeable of the product and friendly.

**What do you dislike about Visual Lease?**

What I dislike the most about Visual Lease is when a lease comes to an end, VL admin automatically changes its status from Active to Historical and as soon as the status has been changed to Historical, you cannot run any modifications to the captured lease. If a modification needs to be run on a lease with a Historical status, you need to recapture that lease which will remain Active for 24 hours (even if the lease end date has passed) but that allows you to capture the modification. This is time consuming.

**What problems is Visual Lease solving and how is that benefiting you?**

The lease accounting was a very manual process prior to implementing Visual Lease, which is prone to error. Visual Lease provides us with the lease schedule as well as lease journals for the whole lease term in the form of reports that are easily integrated into our monthly reporting. Within seconds, we are able to generate a consolidated FASB report of all leases that we require on a quarterly basis for the leases note in the financials, and that saves us alot of time.

I like best about Visual Lease for its depth and rigor around lease accounting compliance, particularly for ASC 842 .

Purpose-built lease accounting engine. Visual Lease is not a generic contract repository with accounting bolted on. The calculations, amortization schedules, remeasurement logic, and disclosure support are designed specifically for lease accounting standards, which reduces interpretive risk.

Strong audit and control features. The system maintains clear audit trails, version history, and change logs. This is especially valuable during external audits, SOX testing, and internal controls reviews.

Handling of complex lease scenarios. It performs well with modifications, reassessments, partial terminations, CPI-based escalations, and multi-component leases—areas where spreadsheets and lighter tools often break down.

Centralized lease data governance. Legal, real estate, accounting, and FP&A can work off a single source of truth, reducing reconciliation issues and inconsistent assumptions across teams.

**What do you like best about Visual Lease?**

I use Visual Lease to streamline the lease calculation process, which I couldn't do without its engine. I like the interface because they don't make unnecessary changes, and they take user feedback well to incorporate it into the product. This stability means my end users, who don't use the product often, don't have to relearn the software, which adds value. The software has been really great, and I find the training portal helpful. I rarely need to create support tickets since I can find answers through the support documentation.

**What do you dislike about Visual Lease?**

When we make a lease modification I occasionally make errors that then are posted to the accounting feed. I wish the system would be more error-proof to prevent making these mistakes.

**Recommendations to others considering Visual Lease:**

I would highly recommend Visual Lease.  Going through implementation twice, I think you should have Visual Lease do the lease abstract.  I know it will cost more inititally, but they will setup the features correctly and it will go quicker.

**What problems is Visual Lease solving and how is that benefiting you?**

I use Visual Lease to manage our lease portfolio, ensuring GAAP compliance. It streamlines lease calculations, which I couldn't do without its engine.

I like the interface of Visual Lease and how the financials are organized. I appreciate that I can view expenses by month and year, and also by expense group, and it's easily exportable.

**What do you dislike about Visual Lease?**

Options/Clauses can be a little challenging to find and adjust, and the reporting is a bit difficult to create. When generating reports from scratch, I have to select filters beforehand, whereas I'd prefer to gather my data set first and filter it afterward.

**What problems is Visual Lease solving and how is that benefiting you?**

I use Visual Lease to organize lease data, maintain payment histories, and handle rent payments. The interface allows viewing expenses by month, year, and expense group, making it easy to export.

Expenses field are not clear, first page of expenses are not explicit as 'Entries'. And VL could improve the manuals about fields and facilities of system.

Visibility to our team, we're not having to share records in an excel file or a shared drive - things can be organized and categorized for speedy review whenever needed. This prevents us from having to have 1 source or designated person for our workflow.

**What do you dislike about Visual Lease?**

I wish there were more options in the notifications and more custom fields. We have to use a 2nd system to track additional data and notifications to our teams.
It would also be nice if we could whitelist the notifications to come from our domain as many of our teams don't pay attention to the reminders and we have to resend the emails from ourselves. Its still helpful but could be better.

**What problems is Visual Lease solving and how is that benefiting you?**

Visual Lease gave us a solution that supported the needs of accounting, facilities, compliance, and HR beyond what we could do in spreadsheets and manual emails/calendar reminders. It also helps with auditing and allowing our vendors to perform audits via the system without exports/downloading data for them. We've also been able to give visibility to our branch managers so they can view their own data without someone manually parsing it out by request.

I really like how easy it is to search and collect information on specific leases with Visual Lease. The lease breakdowns are particularly helpful for me as an agent. They make it easy to collect all the data I need to research markets and ensure we're on track with market values. I can easily pull all the necessary information to help run comps for our client's requirements, including knowing the square footage, the address, the commencement and expiration date, and a base rent breakdown. Additionally, the initial setup was very easy; our client just created my username and password, and I was able to log in quickly.

No other issues, besides yesterday and today the website had trouble loading.

Visual Lease is a great tool for managing commercial lease portfolios, especially when you just need a clean, reliable place to reference key lease terms. It’s easy to use, intuitive, and much better than digging through PDFs or messy spreadsheets when you’re trying to confirm things like rent, expirations, options, or critical dates. Having all leases centralized makes it simple to quickly answer client questions and stay on top of renewals.

There can be a bit of a learning curve at first, especially if you’re getting into more advanced reporting or accounting features, and some things take a few extra clicks compared to a simple spreadsheet.

One of the biggest pain points for my specific use case is that I typically need to review the PDFs of the leases & amendments to find key terms/dates/etc. Instead of manually flipping through documents to find rent, expiration dates, options, or special clauses, everything is clearly accessible and searchable in one place. I like how Visual Lease allows me to quickly access multiple locations across different clients. The search functionality is especially helpful because it allows me to locate properties without needing to remember extensive details. I can use basic information to get exactly where I need to go. I also appreciate that Visual Lease functions well as a standalone system without requiring additional tools or software.

I don’t like how locations are currently housed within Visual Lease. It would be helpful to search for locations and see a preview or identifier that makes it easier to confirm I am selecting the correct one.

Visual Lease solves the challenge of managing and navigating multiple locations across different clients. It allows me to search using basic information rather than relying on memory, which saves time and improves efficiency in my day-to-day work.

**What do you like best about Visual Lease?**

I find Visual Lease to be very user-friendly, which makes it much easier to navigate the system and quickly compile reports for clients. The layout makes it simple to locate the tabs I need, enter financials, and manage lease data efficiently. I also appreciate the ability to copy the master lease when setting up a new file ID for a sublease, which helps streamline the process and reduces manual entry.  The financials module is especially helpful, as it clearly organizes rent schedules, escalations, payments, operating expenses, and expense allocations in one place. Additionally, the reporting tools allow me to track key lease milestones—such as renewals, expirations, and rent increases—and send timely notifications to clients when an expiration or critical date is approaching.

**What do you dislike about Visual Lease?**

The only issue I’ve encountered is that if a client hasn’t used their login for an extended period, their account becomes inactive, and I have to reactivate it so they can regain access to the database. To prevent this, I would suggest implementing automated reminders prompting clients to sign in before their accounts are deactivated.  Another challenge is that when an individual’s account is deactivated, they are unable to use the same login name upon reactivation and instead must create a new one. It would be helpful if the system allowed users to retain their original login credentials to streamline the reactivation process.

I find that Visual Lease streamlines report preparation, makes it easier to locate the necessary tabs, simplifies financial data entry, and efficiently manages key lease information such as milestones and expirations.

Visual Lease makes handling IFRS 16 accounting much simpler. I really appreciate the variety of support options available, such as the VL University and the VL community. The platform is user-friendly and straightforward, making it easy not only for me to use but also to train other team members which is very helpful as we only use the system twice a year for reporting. Also, the VL team is amazing during the implementation and the after sale support is wonderful.

There are very few downsides to using Visual Lease. One of them is that calculating a single lease under different scenarios can be somewhat limited. Additionally, the standards supported are restricted to those that are most commonly used.

**What do you like best about Visual Lease?**

Visual Lease helps to provide a one stop shop to house all information related to our various leases.  We can maintain general information about the lease, log modifications as they occur, as well as capture all financial related activity.  Visual Lease is then able to calculate the resulting journal entries that need to occur, which would be complicated to do on our own.  We have gone through year end audits since implementing Visual Lease, and the auditors have been pleased with the results and reporting that has been produced by VL.

**What do you dislike about Visual Lease?**

I do not have any real dislikes about Visual Lease.  At times, making updates may be a little complicated, but not because of the system, but rather because of one-off situations.  That said, in these instances I've been able to reach out to support and tend to get an immediate response as well as a solution within 24 hours.

**What problems is Visual Lease solving and how is that benefiting you?**

Without Visual Lease, we would have had to develop a complicated model in order to figure out the accounting entries that would be needed to reflect the appropriate Lease Receivable, Right of Use, and revenue balances.  This would open the door to user error and potential mistakes as we manage ~80 leases.  By using Visual Lease, we are able to just make sure that we're entering in the appropriate inputs for each lease and then let the system do the calculation for us.

It has really helped us organize all of our leases and streamline our processes. I love the ability to easily look up documents that have been uploaded, and the accounting side of the software has become a huge asset. It has also been very easy to train some of our non-tech-savvy employees because the user interface is so simple.

I haven't used it enough to find any features I truly dislike. During set up it would've been easier to upload information through provided spreadsheets if they were a little more customizable. Integrating all of our files and information took longer than we would've originally liked, however, now that everything is in there it will be easy to manage going forward.

Before we were managing all our leases with an excel spreadsheet. Using Visual Lease now isn't even a fair comparison because it is so much easier!

I find Visual Lease to be fairly intuitive, which is important for keeping processes straightforward. It maintains a good record of GASB 87/96 transactions and how they are reached, providing a reliable backup for audit support. Additionally, I appreciate their great customer service, which is a valuable asset when using the software.

I think the one thing is understanding when a lease expires or is terminated, how to handle it? Because there seems to be multiple ways to do that, and understanding the consequences of each of those choices.  I expect VL will make it clear with their customer service and documentation.

I use Visual Lease to maintain a database of applicable GASB 87/96 leases, calculate & produce GASB required financial reporting, and verify & document that reporting.
