I use TenantCloud to manage my two rental properties, and it's been a great tool. It keeps applications, lease, payments, and tenant communication all in one place. Online rent collection is especially convenient and makes tracking payments easy. For small landlords who want an affordable way to manage properties without complicated software, it works really well. It does take a little while to learn to use the software and to find all of its functions. Giving users short live classes in small segments and knowing our pain-points would be a good idea. This has been an effortless website for my wife to run our rental properties from. It has an app and can be used to instant message tenants. Before we signed up for TenantCloud she had a time with a lot of what comes with property management, but after TenantCloud she's happy and nothing is too difficult. Tenants make payments through it and it reminds them when rent is due. It reminds my wife and I when leases need to be renewed soon too. It pretty much handles everything except the leaky pipe. I like the ease of use of TenantCloud; it's very intuitive and has a good UI that works well on both desktop and mobile. I also appreciate all the options for configuring leases and payment structures. The lease configuration lets me decline partial payments and sends notification emails for late payments.
