The payment portal has been useful as well as the connection to the outlook account.

**What do you dislike about ResMan?**

This may be unique to our use but not being able to save the Lease matrix makes it very difficult to correct after saving.  We must start from the beginning if there is a mistake.  Definitely time consuming.

If is our electronic index file, storing contact information, forms, correspondence, and history.

**What do you like best about ResMan?**

I like that ResMan is user friendly for Accounting and operations. ResMan makes it easy to manage the properties and their accounting. Customer service is friendly and responsive.

**What do you dislike about ResMan?**

There are details in reports that could be better thought out. My colleague and I have ideas that would help reports become more thorough and useful. 

I have heard about a report builder for years but I haven't seen any changes in report building. I really look forward to that.

**What problems is ResMan solving and how is that benefiting you?**

ResMan is helping to track our resident rent and housing ledgers. This is very helpful.

Would be great to have the option for management to attach images to the text portal to send images to residents. Also, a larger text capacity option, more than 160 characters for templates.

  ### 10. ResMan - Best Prop Mgmt Software for those wishing to outperform the market for residents and owners

**What do you like best about ResMan?**

There are 3 areas where ResMan really sets themselves apart from their competitors.  First, they know what they are good at, and instead of trying to offer a comprehensive solution, they partner with the best providers in the industry and integrate those best-in-class providers where they have less expertise.  It sounds nice to have a product that does everything, but none of the products we have reviewed and tested, and even bought and used, are strong, or even adequate everywhere.  ResMan has the better product model.  

Second, ResMan understands the value of data, and it's modern code stack allows for the capture of all the data that passes through the system.  This is an area where this industry is far behind almost all other industries.   The only real use our industry currently sees for data is rent maximization.  My company employs a data scientist, and none of his time is spent on "rent maximization", we have an off-the-shelf product that we use for that.  As developers and managers, we use consumer data to make sure we are building the right product, in the right place, with the features, amenities, and services our residents will value.  While we do buy consumer data as part of our decision-making processes, the most accurate data comes from our own residents.  ResMan is the only software that allows us to properly capture, store and report on that data.

Finally, ResMan has the most healthy corporate culture of any company I've worked with in this industry.  They truly care about the needs of their customers, and this is evident through their actions, not their words.  I am fairly new to this industry and have spent my 30-year career working for and consulting Fortune 500 companies, in many industries.  In the year we have been ResMan customers, we've seen significant time, effort, and expense leveled at gathering customer feedback and a deep understanding of what we need and want.  We've had issues with the migration and implementation process, and some with the software itself, as we would and have had with every other product we've used, and I've spoken to at least 10 different people over the last year, many of whom I've gotten to know a bit, and every single one of them readily admits mistakes or weaknesses, then gets to work fixing them and helping my company be successful.  People who aren't afraid to be wrong, and who are empowered to take care of the customer without checking with corporate bureaucrats are the single finest example of a corporate leadership team who has built a highly effective and successful culture.  I've had opportunity to speak to almost all of the ResMan executives, including the CEO, and their desire to constantly improve their product and their level of customer service is both universal and natural in all the executives I've met and spoken with.  Good products and services don't come out of companies with weak or broken cultures, not for the long-term.  

We chose ResMan for the product features and capabilities.  We will be long-time ResMan customers because of the quality of their leadership and their corporate culture.

**What do you dislike about ResMan?**

ResMan is a very powerful and customizable software and combined with their best-in-class integration partners, implementation can be difficult.  ResMan could do more to make the migration and implementaion process easier, and they are actively working on it, but still aren't there yet.  Our previous management software's implementation process and team was absolutely fantastic, and it went much smoother than I've seen most software changes go, but their tool was so limited in capability, that it was far easier to get up and running.  To be fair though, we migrated to ResMan in the middle of the pandemic, and our previous software migration happened a year before the pandemic hit, so that likely had some part in the difficult migration to ResMan.  The previous team sent a team to us, whereas the pandemic kept ResMan from doing the same.

ResMan also needs to improve their level of integration with some partners, but again, their customers have told them this, and they are actively working on it.

**What problems is ResMan solving and how is that benefiting you?**

Our business needed better resident data capture and analytics, and ResMan is the only product of the many we reviewed, that was able to capture and present all of the data we needed.  ResMan is also improving workflows throughout our operations, from accounting to site management.  Because it's written on a more modern and agile code stack, it is more intuitive to use, and much more efficient in its workflows than most other big-name products in this space, whose base code is sometimes decades old.  I don't mean this as a condemnation of those other products, refactoring their base code is very expensive, but ResMan is a better laid out tool as a result of its modern software design.  This was actually difficult on our more experienced operators, as they were used to the older software products, but in a short time, they were won over by ResMan's efficiency, and the tool is much easier to learn for those just entering the idustry.

The ease of use for your standard agent, Training someone on the software is very easy. There are a lot of self explanatory features throughout that make it user friendly

**What do you dislike about ResMan?**

The one thing that i dont like is the lack of custimization. Any small update that needs to be done has to go through the company, Also there are only a small set of reports and very few options to create reports.

**What do you like best about ResMan?**

It is easy to maneuver in the application. Reports are easily generated. Having all the information needed at the drop of a hat is a breeze. I believe it is one of the top competitors in leasing software, surpassing so many by having more features tailored to multiple properties at once.

**What do you dislike about ResMan?**

N/A... There are some instances of a frozen system, but it is due to our internet connection and not the program's functionality. There aren't many improvements to make. Maybe an option to personalize the programs colors to color code different items within the application for easier access

**What problems is ResMan solving and how is that benefiting you?**

ResMan generates monthly and weekly reports and makes closing the books at the end of the month swift and effortless. The application makes reporting and accessing information easy and manageable without all the paperwork.

I wish there were an online payment portal for ACH deposits when billing clients (other than tenants).

The affordable side does not have as many how to videos and steps as the conventional side when doing a search on how to resolve certain issues

We have to make sure the dates are correct or it can mess with the month's end if we moved someone out on the wrong date.

Resman has made my workload less stressful.   I love not having to pull a vast file out.  I can access everything I need on Resman.  I can even run reports and not have to do calculations on my own.

Sometimes the app will be overloaded and takes forever to pull up.  Also, it would be easier to follow if the clicks were in order, such as a move-in... instead of having to do a transfer, then click, then go elsewhere to click.  The steps should flow together and in order.

ResMan is becoming a little antiquated as far as keeping up with competitors. Load times lag when the server is experiencing high traffic volumes.

Customer service is very helpful when their online help center doesn't have answers you need. They escalate issues and follow up regularly. I like that they are getting more integrations with outside partners.

There are times when we need a fix and it takes FOREVER to get it corrected. Being told that they can't fix something that they broke can be frustrating. When they lose someone that is a trusted go-to person, it can be disheartening.

They helped us move to ResMan Leasing, which was a pain for all involved, but our leasing team loves it now. They always listen to suggested upgrades and fixes and try to get them corrected or escalate in a mostly timely manner.

The texting feature is awesome and easy software. Very user-friendly and the reports are easy to maneuver too.

Honestly, I do not have any dislikes. I love what it does and co

They are working on making budgeting easier for us...especially for a new property manager like myself :)

I love how easy it is to use ResMan and the convenience of using its chat feature.

The contact me now feature. I usually have to wait 6 minutes or so

The email features that it offers everyone.

**What do you like best about ResMan?**

Ease of use. Excellent help function.  Many helpful reports.

**What do you dislike about ResMan?**

Collections ledgers and posting payments with 3rd party collection agencies.

**What problems is ResMan solving and how is that benefiting you?**

Integrating with AvidXchange.  This will benefit by no longer having two systems for vendor setups, G/L restrictions/permissions, approvals, download/upload csv files between systems.

Resman is very intuitive so training new employees is a breeze.

**What do you dislike about ResMan?**

There are some tasks I would like to do in bulk that I must do site by site in Resman.

Helping us take advantage of our online and paperless options and allowing more remote work abilities.

I like how easy it is to do all the things I need to do for residents and for prospects.

**What do you dislike about ResMan?**

I think one of the things I dislike is when ResMan changed the search function to you having to click enter when you search something.

**What problems is ResMan solving and how is that benefiting you?**

I think ResMan solves business problems by being easy to access and easy to use. Making our daily lives and jobs easier is always a plus.
