**What do you like best about Rentvine?**

The best part of Rentvine is their support team. When using our last software, if you needed support's help, it was going to take at least 3 business days to get back to you with an answer. This is never going to happen with Rentvine's support team! They are getting back to you like they work right in your own office!! Not only do they respond pretty much immediately but they teach you in a way you understand. They do not talk down or judge, even when they probably should, Rentvine's support team is number one!

**What do you dislike about Rentvine?**

The software leaves us hanging a lot. I'm trying to open up a page and I'm just sitting there while it's trying to get it's act together. I also don't like that the aesthetics get updated frequently instead of stuff that actually need to be updated.

**What problems is Rentvine solving and how is that benefiting you?**

Keeping track of who was emailed when could be a problem but with emailing through Rentvine, we know who, what, when, and where.

**What do you like best about Rentvine?**

What I like most about Rentvine is the ease of communicating with people. I love that I can send messages or emails from the same platform without needing to use an external phone. I also appreciate the ease with which I can view everyone's information, and, in addition, the recent update to the page that makes it look very nice and modern. They have always been very helpful in the way they answer all questions.

**What do you dislike about Rentvine?**

Yes, I have had situations where it becomes complicated for me to use the rent sign, which is for creating the documents that I am going to send to people. And that's the only thing I've had issues with.

**What problems is Rentvine solving and how is that benefiting you?**

Rentvine helps me create and send documents, organize all the information about properties and payments to suppliers. It makes it easy for me to see tenant requests, rent payments, and contact from the platform.

**What do you like best about Rentvine?**

The people at Rentvine are very helpful and are there when you need them. The have started beta test to see how helpful it would be if you called in and i love it. If i have a quick question and need to know something and that moment. I can call get help it is great.  I have used it like 3 or 4 times now. I think i was the first to use it!!

**What do you dislike about Rentvine?**

The downside is that you have to wait to get help if something happens. If you need to get on a Google call, you often end up waiting to someone to get on a Google call or for an email response. Ill get help from all the people at rentvine but i like to  have just one or 2 people to attend to me . If there is an issue that is on going and I have explain my self over and over to get to where we left off is not good I get frustrated its like having to many people in the kitchen.  The emailing back and forth is the worst!!

**What problems is Rentvine solving and how is that benefiting you?**

After a year of learning, I finally understand how to use the billing and transaction features in the leasing side, especially for when tenants move out. This is the first time I’ve used anything like Rentvine, so it’s definitely been a challenge at times. I also recently figured out that I can post payments a certain way so they won’t go out. There something new to learn everyday.

**What do you like best about Rentvine?**

I use Rentvine all day every day to manage residential properties. Rentvine is mostly a solid platform and when bugs do arise, they are pretty quick to make updates and fix things. They are fairly open to feedback and are continuously making changes to improve user experience so it feels more intuitive, and to make processes flow better for more effectiveness. When customer support is contacted, they are fairly quick to respond and provide detailed instructions on how to complete what you need done, or to explain workarounds if you can't do what you're requesting. I like that some fields are integrated with LeadSimple - there is a lot that could be done to add functionality there but that's on LeadSimple as well. The new "Update Move-in Date" feature works smoothly, as well as the rent increase function - I just wish it worked more in tandem with the lease renewal process, in the same box.

**What do you dislike about Rentvine?**

Rentvine can be buggy sometimes, with windows popping up when they shouldn't, etc. I hate the 2-factor authentication - so irritating and unnecessary. I don't like that the reports pages don't have the main logo to make it easy to get back to the dashboard. I also think there needs to be better visual cues when there is a NOTE on an item- make it red or add a number bubble that shows how many notes there are or something. Reports could use more customization (ie show properties with custom field date between x and x date)

The portal experience for both owners and tenants is clean and straightforward, and the system keeps our communication, statements, and workflows organized in one place. It’s been especially helpful during transitions (new owners/tenants, moving from another system) because it keeps records and tasks structured and easy to track.

Like any platform, there’s a learning curve at the start and a few settings that take a bit of time to configure the way you want. Once it’s set up, it runs very well.

Rentvine helps us reduce admin time and keeps our operation tighter—owner statements, tenant payments, work orders, and documentation are easier to manage and locate. I really appreciate their support, which is top notch. We can ask a question and get answers right away, even with video if needed, and they're happy to jump on a call to show us things. They're very in tune with how we need support, especially at the beginning, and that's great. I also like how you can get information about a property, an owner, or a tenant all from one page.

**What do you dislike about Rentvine?**

Some of the workflows need improvement as they take a lot of clicks to accomplish tasks. It seems like they haven't consulted power users to streamline these processes and minimize clicks. Reports aren't great and there are weird things the system does (or doesnt' do) that don't make sense and are incredibly frustrating.

**What problems is Rentvine solving and how is that benefiting you?**

Rentvine makes communicating with owners and tenants much easier, and its accounting sections are very easy to use and intuitive.

The thing I like the most about Rentvine is the interface as it is easy to navigate and makes the statements readable for our clients. Tenants also have an easy time going through their portal and using the pay stations to pay rent. The payment feature and the chat feature are very helpful as they keep everything together and easy to view by all of the employees.

**What do you dislike about Rentvine?**

The text message or messaging feature lacks the ability to confirm when someone has read the message. We need confirmation that it was delivered or opened to avoid legal issues with particular tenants or owners. It would be helpful to add a timestamp for delivery and when a tenant or owner opens up a message.

**What problems is Rentvine solving and how is that benefiting you?**

I use Rentvine to fix accounting errors, streamline property management, and integrate software. The user-friendly interface and chat feature make statements readable and simplify navigation, reducing phone time with tenants. The payment feature is intuitive for clients and tenants, enhancing efficiency and ease of use.

**What do you like best about Rentvine?**

Rentvine is easy to use and very user-friendly. Even if there's a new feature I haven't used before, it's very easy to find and use. For instance, they recently updated a feature from a note tab to an image, and it was very easy to find. In general, the platform is very easy to use and very user-friendly.

**What do you dislike about Rentvine?**

I would say, for example, there are some features that we are not able to use in Rentvine. I also use another platform such as RentSpree, and I would much like to see if there is any kind of integration between the different rental applications, like copying, pasting, or downloading, uploading documents easily. I don't know if through the APIs or some other features to create the integration to transfer the documentation or information easily rather than just going through the traditional process of uploading, downloading, or copy-pasting.

Rentvine streamlines the listing and marketing process, making it easier to send property information to websites like Zillow. It also centralizes leasing documents and applicant information, keeping everything on one platform.

**What do you like best about Rentvine?**

I really like Rentvine's banking system because it is much better than our old software. It gets our clients and vendors their money typically in 1-2 business days, whereas it used to be 3-5 days with our previous software. This faster processing makes owners and vendors a lot happier since we can process payments to them much more quickly.

**What do you dislike about Rentvine?**

Right now the screening system has a Plaid integration, but there is no way to make it a required feature. We require this type of screening, so if a tenant skips it, there is no way for them to go back into the application to do it without paying for a whole new application. Due to this, we cannot use the feature and have to do this part with another 3rd party software. We would like for Rentvine to at least make it so a tenant can re-enter the application if they fail to do the Plaid part of the screening. Also, the initial setup of Rentvine was not great.

Rentvine tracks rental payments, manages tenant info, and processes payments quickly, improving client/vendor satisfaction.

**What do you like best about Rentvine?**

I love how Rentvine keeps work order communication and documentation organized. Our account managers really appreciate the chat function within the portal because it makes communication for each work order easily retrievable and organized. This helps them process multiple work orders at once with ease. As vendors, we cater to whatever product our clients prefer, but we just find Rentvine to be the easiest. The initial setup for us as a vendor was easy, and I would definitely recommend it, giving it a rating of 10 out of 10 for recommendation to a friend or colleague.

**What do you dislike about Rentvine?**

I'd like to see more emphasis on the vendor rating process. A chance for vendors who reach a certain status to be visible to other property managers in that market, even if they don't have a direct connection to them yet.

I use Rentvine to process, organize, and execute maintenance work orders. It keeps work order communication and documentation organized. I love the chat function, which makes communication easily retrievable and allows processing of multiple work orders at once with ease.

I use the software on a daily bases. The software is fairly intuitive and easy to understand. Rentvine also has a very robust knowledge database, and the support team is always quick to answer questions. They don’t hesitate to get online and walk you through any processes you’re having trouble with. For perspective, I’ve used Propertyware and AppFolio for most of my property management career.

**What do you dislike about Rentvine?**

Some of the workflows can feel a bit complicated and require multiple steps, especially when you’re trying to fix mistakes you made yourself (user error). That said, as I mentioned before, the support team is always there to help.

**What problems is Rentvine solving and how is that benefiting you?**

Nothing specific comes to mind. When we started our brokerage, we had several options, and Rentvine seemed like a strong alternative to Propertyware and AppFolio. The integration process was fairly easy, and we don’t regret choosing it.

**What do you like best about Rentvine?**

I really like how user-friendly Rentvine is. The tab at the left side is really useful because you can see everything in there. Plus the support is really fast when it comes to giving information. Everything about it is easy to use and it can cater to everything that you need when it comes to property management. The maintenance dashboard is very helpful because you can see everything in there at a glance, including work orders that are still pending, on hold, and the budget per recorder, as well as the average days to close, which is helpful for reporting and analyzing performance.

**What do you dislike about Rentvine?**

I think there's one thing I'd really like to have is an option to have a separate section for unit turns instead of using the work orders section to input or record unit turns. Because unit turns take some time, and work orders should be completed within twenty-four to forty-eight hours. Using the work order section to record unit turns affects the average days to close report, which for me is not helpful because I monitor that closely. So, a separate unit turn or rehab section under the maintenance dashboard would be helpful.

Rentvine helps us become more organized, allowing me to actively focus on timely work order completion and simplifying the invoicing process.

I love how Rentvine is a one-stop shop for all things property management. I can do so many tasks with just one login, which is super convenient. Their customer service is top-notch, and I love the fast responses I get when I email support, especially with their Loom video that teaches me how to do things correctly. **What do you like best about Rentvine?**

I LOVE the quick response times by staff, and the fact that they take ownership of whatever it is that we report or need help with.  My best example is reporting an issue, and within 2 hours, having a solution implemented and live.

The other thing I love is, I went to a Texas Proeprty Manager Event in San Antonio, and their team was present.  When I walked in the room, they not only recognized me, but came over to ask me followup questions about some of my requests.

**What do you dislike about Rentvine?**

Not a lot to say in this column about dislikes.  Its easy to use as long as you have a basic understanding of accounting, like the very most basic, you should be fine.  For a tool that we use everyday, all day long, nothing stands out as a pain point for us.  But, we are a small team, and not spread out.

The one piece of advice for implementing RentVine into your stack would be, have a 3rd party make sure your books are absolutely zeroed out and locked in. The only issues we had with integration were issues that we introduced.  Once we had that part locked in, everything else was simple, and they never gave up on us.

**What problems is Rentvine solving and how is that benefiting you?**

RentVine makes being a Property Manager extremely easy with their integrations with outside software. For that, unlike many, they do not charge an api access fee, it's included.  It integrates with our self showing vendor (RentEngine) which is basically an ai powered platform which acts as our leasing team. So once we turn the listing on, everything else just happens.

Rent Collection and notifications are super easy and basically automated.  We run some scheduled reports on certain dates that notify us of any tenant issues, and we get to work on those, we don't have to scour through the whole list.

Maintenance requests come in through the portal, and RentVine knows which vendors were previously assigned to similar tasks, so finding the right vendor when you have a lot going on is as easy as pointing your mouse and clicking a button.

I don't like that you cannot just call the service department and talk to a person to resolve an issue you have.  You have to send in a ticket, wait for a response, see if it works, if not respond to email etc.  It seems to me it would be better and more efficient to just talk to a person until the issue is resolved.

We can upload all information regarding the Portfolio through the lease.  Owner receive copies of work orders and can approve them right away.  This is extremely helpful. Vendors can interact with Rentvine, accept a work order assigned to them and upload their invoice once work is completed.  This is also very helpful.

I use Rentvine for accounting, owner reports, and leases, and it makes processing payments, accounting for owner balances, collection of management fees, and monitoring tenant transactions very convenient. I like that their support agents are very quick to respond and easy to talk with. Rentvine also offers accurate reporting and advanced functions without being expensive. I appreciate that every transaction is tied to the respective property or portfolio, and management fees are automatically calculated, with portfolio balances accurately reflected in the ledgers.

**What do you dislike about Rentvine?**

I wish it doesn't separate the transactions into portfolio level and property level. I hope everything can just be entered at the property level, and no separate reports also for portfolio and property level transactions. The interface when depositing receipts and entering invoices through the 'Invoices' function. You cannot see the list of receipts to be deposited and invoices to be entered at the bottom of the page, unless you make your window full screen, and in which case the view is very limited.

A small pet peeve of mine is simply when putting in a date, it always erases the first 0 of the date, so I have to start over. Annoying if I don't catch it, but not huge. I wish reports were easier to figure out. I hate that even on the same day, we can't delete payments for tenants, even if it was made in error.

I love that Rentvine is a young company that is willing to innovate and come out with new features every few months. I'm especially excited about the incorporation of the lease renewal workflow, as it's going to automate the process and take that load off our workflow.

I think the prospect portion with new leads could be refined and improved upon. It should share/keep the Zillow pre-qualification data rather than going back into Zillow directly to get that data. The onboarding could have been better.

I appreciate their ability to provide owner statements and tenant ledgers. What I like the most is their customer service, which is the best. They respond quickly and always solve my issues. The team at Rentvine significantly facilitated the transfer process, which wasn't hard at all, as they did most of the work.

**What do you like best about Rentvine?**

I love the customizable dashboard sections in Rentvine, making it easy to locate applications in process and use the different statistics and charts for my weekly reports. I also enjoy the custom email templates we can create. The convenience of communication with all types of clients through Rentvine is another aspect I appreciate. Rentvine's better layout and easier accessibility compared to our previous tool, Buildium, were key reasons for our switch. I gave Rentvine an 8 out of 10 for recommendation.

**What do you dislike about Rentvine?**

The letters, once created, cannot be edited, and I don't like this. You can't include emojis or certain symbols in Rentvine emails, and it's a little disappointing that I can't change the color of links in emails once created.

I use Rentvine for easy access to tenant and applicant details. The customizable dashboard and statistics help with my weekly reports, and I love the convenience of the custom email templates and communication.

I had a really good experience with Rentvine. The management was very helpful, especially when I was a bit behind on rent. They worked well with me to make things happen and even gave me a $100 credit for the next month, which was cool. What I like most about Rentvine is that it's easy to use. The app allows you to do basically everything, from reporting issues to paying rent. The setup was easy as well.

I guess, if you have to report something that's not working, it could have been a little bit better displayed. I actually had a hard time finding it.

I believe Rentvine is missing live support, like being just a phone call away. While online access is good, sometimes having a call makes a difference. Also, I would recommend they continue improving with features like phone support and an app for handheld devices.
