It's very user friendly so you don't have to be an accounting professional to learn/use it. Their team makes converting over to DoorLoop easy, especially for investors with a lot of doors. **What do you dislike about DoorLoop?** The only thing I've really found that I don't love is that the bank detail/description doesn't seem to follow the transaction when reviewing reports. This isn't a huge deal and probably more of a personal preference since you can see the vendor, amount, date, and any notes you added. **What problems is DoorLoop solving and how is that benefiting you?** Tenant portals. Most don't even consider this aspect, but it makes a huge difference when the tenant finds the portal easy to use. ### 2. We periodically receive rejected funds. With Buildium they 1099-K you for money we never received. With DoorLoop you only receive a 1099-K for deposits that actually cleared. **What do you dislike about DoorLoop?** Overall experience has been excellent. But firstly, the super herder friendly interface, the tenant and owner portals, and what I love is the one stop shop for all property listing and advertising. Not user friendly and the processing time takes way too long. I get around this by just directly transferring outgoing payments through my bank. It's one extra step for me but all in all I don't mind it helps me get my clients paid faster. **What problems is DoorLoop solving and how is that benefiting you?** It's a one stop shop for all of my needs, tracks every detail I need day today allows me to customize my homepage to see what's most important for me. I love the portals where the tenants are able to pay automatically as well as submit any maintenance needs, and that automatically alerts my entire team so I don't have to do any extra steps . It saves me so much time and I never worry that I am missing something. ### 14. Because of the online application features, which enables me to text and/or email links to potential customers, I've been able to find better tenants at a much faster pace, which has helped me to be more productive with my time, Lastly, I'm new to DoorLoop and I have had a lot of questions. I'm pleasantly surprised with DoorLoop customer service. Anytime I've needed Customer Service to walk me through an issue or if I just had a quick question to help me figure a feature out, DoorLoop was there to help me resolve it. To me this is the most valuable because you could have the greatest software in the world but if you don't know how to use it then how valuable is it really? DoorLoop brings greater value to its product because of its excellent customer service support team, which is why I would recommend it to new property managers and property management companies. **What do you dislike about DoorLoop?** There are only two things I dislike about DoorLoop. First, they only offer financing through one company, Checkbook.io. Checkbook takes way too long to process payments and they make it difficult with very poor customer service. They take several days to respond and when they do they have been rude at times. You have to follow up sometimes to check on them. I've honestly almost left DoorLoop because of them. However, I feel confident they are addressing this issue and will be providing more options so we can use a better financial option. Second, DoorLoop's portal sometimes lags. It doesn't lag all the time but when it does it could be for up to 30 seconds. To be fair I'm not sure if that lag is my internet or not but I wanted to mention it just in case it happens on your end so you'll remember it. Again, they are a new company and I'm sure they will upgrade their servers to make sure the portal response times improve and remain fast at all times. **What problems is DoorLoop solving and how is that benefiting you?** DoorLoop helps me to save time and make the best use of my time. DoorLoop also helps me to communicate with customers, take payments, administrate leases, find the best tenants, and more in a much for efficient way. ### 15. The support team has been quick to respond and very helpful. We use it daily for rent collection, accounting, leasing and screening applicants and navigating all of those things has been very intuitive. **What do you dislike about DoorLoop?** So far the only downsides we have seen that weren't simply user error are that you aren't able to add a vendor or tenant without contact info. Thankfully there's an easy work around for that but sometimes we just want to add a one time vendor like a gas station or other that we don't really need contact info for. **What problems is DoorLoop solving and how is that benefiting you?** We own a mix of commercial and residential properties and have had a property manager manage the residential in the past. With DoorLoop we have been able to create an internal property manager and handle both the commercial and residential properties in one software. We have 35 units so we aren't at a size where some of the other options on the market are economical or even an option so DoorLoop at this point in time was a cost effective solution that allowed us to handle everything in one place. We use it for rent collection, lease administration, posting vacant units, screening potential tenants and accounting. ### 18. Any time I need help, I always have the ability to hop on and send a chat message to get help. This is super easy and quick. If my issue is more extensive then they are able to look at what I'm seeing and help me throiugh it. They are responsive and helpful. Everyone I've spoken with is nice and seem to care about what they are doing. I use Doorloop every day with work. **What do you dislike about DoorLoop?** The only issue I have ever had with Doorloop was at the beginning there was a delay in processing rent payments to the account. That issue has since been resolved and I haven't had any issues with them since. **What problems is DoorLoop solving and how is that benefiting you?** Doorloop allows my tenants an easy to use platform to view their lease, ledger, and pay rent. They personally respond quickly to your help requests, and they take your feedback seriously. I suggested a new feature for their product, and, within a couple of weeks, I was meeting with a product engineer to brainstorm that feature. Another great aspect of DoorLoop is how easy tenants find it to use. My tenants have never had to ask me for help in understanding how to use it. **What do you dislike about DoorLoop?** I only have a few units, and many of the tenants come through Airbnb, so I only have two or three tenants that use DoorLoop. That means that the $60 monthly price tag is hard to justify, particularly given the lack of a budget feature. In addition, I would have to upgrade in order to make payments from DoorLoop to my tenants. That means that I have to refund the security deposit outside of DoorLoop. DoorLoop is still the best property management software that I have been able to find, so the question for me is whether I actually need any software. **What problems is DoorLoop solving and how is that benefiting you?** DoorLoop helps me control how tenants pay, particularly in restricting partial payments. It helps me with e-signatures on leases, being able to easily keep track of leases, and general organization and management. When I need to bill tenants for additional utilities, it is easy to do that, and I like that it automatically provides the tenants with receipts for their transactions. ### 26. No one loves doing property management administration, but DoorLoop makes it easy to jump into the system and do what has to be done quickly and efficiently. **What do you dislike about DoorLoop?** When entering line items in an expense record, say, would be great if the data entry were a bit more Excel-grid-like so entry would be faster. Also, if I use hot keys to find a value in a drop down, the tab key should select the value rather than having to use the mouse to click what is already highlighted. **What problems is DoorLoop solving and how is that benefiting you?** It allows us to perform basic PM accounting and financial reporting. Its the first tool we have used in full to complete our normal monthly processes on a regular basis. We have not had to augment with excel or other databases either. When we made the switch we were still getting checks in the mail from tenants which got to be overwhelming and could be unorganized at times. The help library is fairly comprehensive, and customer service has been able to fill in the gaps as needed. **What do you dislike about DoorLoop?** A natural side effect of a feature-rich software package is a really steep learning curve. Some features aren't very intuitive to find or use. I would definitely recommend budgeting a lot of time to get yourself onboarded, transfer your data, learn the features, and then go live. It's Intuitive to use and has an Excellent onboarding process. The configuration of both the app and website are beautifully done.We use this to keep up with tenant requests, Vendors, Calls, Office tasks, and How many properties we're managing. We are currently inputting out payments becasue many of our tenants do not opt in for ACH. DoorLoop still works well for this and offers simple ways to input and change account charges and Rent payments. Overall We are excited about this program and look forward to further implementing DoorLoop into our day to day lives at PLC. **What do you dislike about DoorLoop?** Our least favorite thing has to be the push to do ACH payments. We live in a smaller town and many of our commercial tenants are not willing ot work with ACH or use an app to mkae requests. These are excellent elements of doorloop, but not someting we are using currently. **What problems is DoorLoop solving and how is that benefiting you?** Manging all of our accounts in one place.
