CryEngine is an engine designed by expert developers and delivers tools that other engines do not exactly have right off the start. It is one of the most powerful engines out there available for free. Also 5% royalty applies when you ship your project. Your first $5K annual revenue per project is royalty-free. The tutorials shown in the website are very explanatory and really useful resources for starting using the app. It's very easy to use even if you're not a programmer, because it has a lot of graphic tools and features that allow you to create a complete level from scratch.
