As a landlord with 14 doors that I manage, after 6 months of use, I have found Avail to be very useful for my needs, and quite affordable. The best thing about it, however, is the availability of a LIVE HUMAN BEING to answer questions over the phone, as unique situations frequently come up. I *really* like the ease of the background checks, and the facilitated communications between Landlord and Tenants. I can easily contact tenants individually or as a group. I would have said that I cannot have multiple leases on a single family home, BUT, once I understood the (legal) logic, it makes sense! The common spaces are shared, so no single tenant can claim "dominion" over them, so to speak, by virtue of having a separate lease for that property. The inability for a tenant to use an alternate method of payment when needed (i.e. a family member's form of payment). There is no payment setup option for alternative lease options like Section 8 (one payment from tenant and one from govt). Review collected by and hosted on G2.com.
Avail started off as a startup. I have been a long time user watching their product grow and using it for years. When they were acquired by Realtor.com - I saw additional capital invested into their product and I see continued enhancements. I am happy with their competitive pricing and strong set of features. Avail makes reviewing tenants much easier. I love that they run a credit report for me to review and that multiple applicants can be linked to the same application. Automatically sending previous landlord requests is helpful too Review collected by and hosted on G2.com.
It was difficult for me to figure out how to terminate a lease early and set one up for my new tenant. I eventually got it, but took a lot of figuring out. The chat help was not helpful Review collected by and hosted on G2.com.

See how Avail, by Realtor.com improvedAvail's customer service is top notch! If we have a question about some thing, they are quick to get back to us. I love that it saves our rental listings. Whenever we have a vacancy, all I have to do is modify a couple pieces of information and I'm able to get the listing live in less than two minutes. We have had some issues with tenants going month-to-month, and the payment withdrawing from the their account twice. Avail refused to refund their overdraft fee, which I felt was very unfair since it was a glitch in their system. They refused to work with us on this. Review collected by and hosted on G2.com.
Rentals are automically collected and tenants are timely notified that their rent is due. This takes the pressure off of the property manager to keep notifying tenants when their =rents are due or late and the rents are automatically deposited into the relevant bank account. It would be incredible if Avail could access the standard FAR Leases and Property Management Document so that we could use this in place of their provided lease. It would also be great if we could send the lease to the tenant premarked where their signatures are required. In addition linking to accounting software such as Xero would save extra steps.
