Show the tenant's ledger so that a big picture of the rental income and dates can be seen on one screen. The user interface not only makes it easy for me as a lessor to manage my rentals, but it also makes it easy for my lessees and potential lessees to manage their accounts. The newsletters, the articles, and the templates that are on the website are also a great tool and resource to people like me who manage our own rentals. **What do you dislike about Avail, by Realtor.com?** To no fault on Avail's end, certain third party sites changed their methods of publishing listings and it has made it a little more costly to publish with those certain sites and a little limited on what sites publish directly through Avail's website. It has everything: list the property, schedule showings, create the lease agreement, maintenance requests, payments, and even reminders about when to send a lease renewal and other tips and tricks **What do you dislike about Avail, by Realtor.com?** It would be really helpful if there was an app for it, and sometimes the website it hard to navigate **What problems is Avail, by Realtor.com solving and how is that benefiting you?** It makes it really easy to collect rent, giving our tenants options of payment. This is a lot easier than asking for a check each month, it gets deposited right into our account. You can manage leases, payments, emails, maintenance requests and more from one place. I love the autopay feature which makes payments into a hassle-free process (in 3 years I've never had a late payment because of it). Finally, I like the lease creation process which customizes it based on the local laws. **What do you dislike about Avail, by Realtor.com?** UI feels a little outdated. Plus the app is only on the web and they do not have a mobile app - you have to manage listings from a browser if you're on your phone. The post listings feature can be a little buggy at times, so I have to upload the listings manually. **What problems is Avail, by Realtor.com solving and how is that benefiting you?** Avail helps me manage several rentals and collect payments on time every month. It also helps with bookkeeping, reporting and maintenance logs come tax time. In the beginning I was confused about setting up things in my account but Avail is always there to help by email or phone. The benefits are that I don't have to store this information in paper form. All my business information is available on the site for me to access anytime. For someone like me who only has one rental, the platform wasn't overwhelming for me to use. The mobile browser site is fine, but I'd prefer a mobile app. Also, I don't like the fees that are charged to my tenants on their payments but I understand that's pretty standard. **What problems is Avail, by Realtor.com solving and how is that benefiting you?** They completely solved all of my needs as a new tenant, from posting the listing to creating the lease, getting signatures, and getting payments. I could understamd 3-4 days but i thinl they're doing this on purpose. **What problems is Avail, by Realtor.com solving and how is that benefiting you?** A one stop shop for lamdlords, honestly. Thry can raise problems through the app. The tenant can set up auto pay. I can see all my homes in one view. Also i can update payment information as i go incase things out of the ordinary happen. Never do we delay payments deliberately unless there is a verification issue or scenario where an error notification is being returned from the bank.
