**What do you like best about AppFolio?**

We have been using AppFolio for our property management needs for over 7 years, and it has been an invaluable tool for our team. The platform is incredibly user-friendly, making it easy for both seasoned staff and new hires to navigate. Their extensive library of training videos has been especially helpful for onboarding, ensuring our team quickly gets up to speed.

What truly sets AppFolio apart is their commitment to continuous improvement. They are always building upon their services and rolling out new integrations that have significantly enhanced our operations. These updates have streamlined our processes and allowed us to provide better service to our clients and tenants.

We highly recommend AppFolio to any property management company looking for a reliable, forward-thinking software solution. It has been a great asset to our company, and we look forward to seeing how they continue to innovate!

**What do you dislike about AppFolio?**

Our primary complaint, that we receive from users, is the payment fees for online payments through portals. We understand the industry and the need but its still a frustration point for our tenants and residents.

**What problems is AppFolio solving and how is that benefiting you?**

Communication! It allows us to communicate with all parties through one platform. All our client, tenant, vendor, resident and Board communication can be done through AppFolio, stored, and kept for records. It's easy to manage maintenance requests and ongoing projects that require multiple team member involvement.

It has all the tools you could possibly need for managing, accounting, providing reports and making notes on accounts. They can provide insurance for tenants even through Guardfolio. It's user friendly and the AI support is really good. Just a great product. 10/10.

**What do you dislike about AppFolio?**

I only had one time when the software wasn't performing correctly, and that's when I had to transfer a tenant, and the website wouldn't let me for some reason. So just some random quirks here and there, but very rarely. It's also hard to transfer information from one account to another if you need to switch project managers.

It has all the information you need through reports, tenant profiles and accounting.

AppFolio has a great Help & Training element where you can find specific step-by-step instructions for many procedures. They are continually updating these instructions and adding more, some with videos. 
What I like most about AF is the fact that they are always improving and adding usable features.

**What do you dislike about AppFolio?**

The main factor which lowers my likliness of recommending AF is the fact that fees are now being imposed on owners and residents for making payments on line. This has created frustration with owners/residents and added work to our employees as many people are reverting back to mailing payments to our office.

**What problems is AppFolio solving and how is that benefiting you?**

AF PM runs our background checks, eviction searches, and credit reports at one time and stores them in one location for ease of both running and organizing the reports. This saves time, as well as keeps all files identical.

**What do you like best about AppFolio?**

The Smart Billing feature has been so helpful to us. We used to have to enter all of the bills manually. We have 750+ single family properties, so you can imagine the time it took to enter all of the bills. One vendor will send us 50+ invoices at a time and it would cause us to get really behind. I am the Billing Specialist for our company so that is why this is so important to me.

**What do you dislike about AppFolio?**

As much as we love the Smart Billing feature, it is not without fault. We would really like a function where it can warn you if there is already a bill attached to the work order before actually submitting the bill. We have to double check every work order before submitting the bill, which just takes extra time.

**What problems is AppFolio solving and how is that benefiting you?**

Appfolio is helping to bridge the gap between vendors and our maintenance team. Because we use third party vendors for everything, it can get very confusing and there can be a lot of miscommunication. Thanks to AF (what my team and I call Appfolio), it is so much easier to communicate with our vendors and ensure everyone is on the same page. This is HUGE.

**What do you like best about AppFolio?**

I like that in Appfolio (AF) all of our owner, tenant, vendor, and even prospect information is in one safe place. I like the linear nature of the program for accounting and legal purposes and I enjoy the user freindly interface. The team at AF offers amazing customer support and their online self help is incredibly detailed, I use it regularly for refreshers and even for the tasks I don't do often just as a reminder. The team at AF is great at walking new businesses through set up and making sure the transition is seemless so you're off to the best start possible, it is easy to get in your own way with this type of integration so it's best to let the professionals guide the process.

**What do you dislike about AppFolio?**

The program is VERY robust and comes with a steep learning curve, I don't mean that to be intimidating but it should be noted that it isn't something you just download and take off running with...

Appfolio has rolled out some new products of late that we're really enjoying, the realm x for sure and the new stack partners have been particularly useful.

Appfolio is an easy product to use. It is able to be navigated easily and most of the time it does everything you need it to do.

**What do you dislike about AppFolio?**

You can not simply send a lease to the owner or resident without downloading it first.
There should be other ways to implement the owner forms to send more than one property on a Schedule A document, versus having to send them one by one, or having to send them in Docusign.
We should be able to choose DURING the move-out process where the deposit should apply to.

AppFolios helps the tenants find their account balance and submit work orders much easier. They are able to easily make payments and submit documents through their portal. Also the lease creation and communication features have been very helpful.

**What do you like best about AppFolio?**

Appfolio streamlines core processes in one platform, handling payments and providing excellent reporting. For larger companies, I recommend Plus or Max, as they offer crucial data access, though at a higher cost. 

Appfolio frequently updates with valuable features. If it can’t do something now, check back in a few months—chances are, it will. It’s improved significantly over the 7 years I’ve been a customer.

**What do you dislike about AppFolio?**

We used Core for a while, and its limitations became more apparent over time. After switching to Max, I have fewer complaints. My main frustration is the promises of future improvements—I’d like them sooner. Basic task management is available, but it would be great if they expanded on it.

They handle payments and work orders excellently. Those are the main interaction points with tenants and Appfolio makes that much easier.

The only complaints I have is there is not an option to "reinstate or move a tenant back in" when a user accidenly moves the wrong person out. The other is that we do not have the option to add two late fees automatically. I can set up accounts to receive the one late fee after the 5th of the month, but I do not have the option to set up a 2nd late fee for tenants that have still not paid rent by the 20th of the month. I have to go in each past due tenants account and manually add the 2nd stage late fee.

They have made the move-in flow much smoother over the last few years. They are always adding or upgrading features.

**What do you like best about AppFolio?**

As a property manager professional with over a decade of experience, I have had the pleasure of engaging with several different management software companies. AppFolio is intuitive, robust, and easy to use. The layout itself reduces the complexity during training and there are several pathways to identify critical information quickly.
What I love most are the software updates coupled with overviews. AppFolio gives plenty of notice prior to updates occurring, then backs up their software with reliable and ready support whenever needed. Support is an intrinsic value that is absolutely priceless!

**What do you dislike about AppFolio?**

The dashboard is not customizable so that I can make it fit my needs.
Gross -ups for reconciliations are not itemized, but lumped in together. My company prefers to be as transparent as possible with clients.
A recent update has caused a change in the way Work Orders are searched and a bit of related convenance has been lost, creating a need to re-filtered after each work order is coded for billing. (Not a problem on a small scale, but when there are 20 - 50 WOs needing to be closed, the saved key-strokes equate to saved time.)

Property costs estimates based on the budget is a huge help! My company used several systems prior to consolidating with AppFolio.

User-Friendly and Intuitive: Both our team and tenants find the software very easy to navigate. AppFolio’s interface—whether on the app or web—is straightforward, reliable, and largely error-free. This has saved us significant time in training and daily operations.

Efficient Billing and Accounting: Billing is seamless, and the integrated accounting features have simplified our processes significantly. The platform handles complex portfolios with ease, ensuring we have a clear view of our financials.

Valuable Training Resources: AppFolio offers excellent training modules, including live training, which has been especially helpful for onboarding new team members and refreshing our knowledge.

**What do you dislike about AppFolio?**

Customer Support Shift: Initially, we had a dedicated support contact, which was a great help when we needed assistance. Over time, AppFolio has transitioned primarily to online chat support, which has been less personalized but generally still effective. Fortunately, we rarely encounter issues requiring support, so this has been a minor inconvenience for us.

**What problems is AppFolio solving and how is that benefiting you?**

Our team has been using AppFolio Property Manager since 2017 to manage over 190 units ranging from studios to single-family homes. In 2015, our city embarked on a search for a new property management software to replace an older system that was no longer supported, and after trialing several options, AppFolio won out as the best fit for our needs. AppFolio checked the most boxes in terms of features, functionality, and price, and we’re glad we made the switch!

AppFolio is easy to use, and continually makes upgrades.  I especially love when I am asked to be part of the beta test group for new features.  This shows the AppFolio is truly concerned with providing the best software experience for their users. We have been utilizing AppFolio for many years and wouldn't think of switching providers.

**What do you dislike about AppFolio?**

The one thing I wish AppFolio would provide is a built in easy to use Move In/Move Out condition report for tenant use.  I believe this should be integrated into the product and not require the use of a third party provider.

**What problems is AppFolio solving and how is that benefiting you?**

Marketing is easily accomplished which enables us to keep high occupancy rates.  Tenants being able to pay online through their portal or the ECP feature saves so much time and eliminates errors in manually posting receipts.  Leasing and renewals are a breeze by allowing for electronic signature - this became essential during the pandemic lockdown!  The newest feature that we've come to love is the PMA feature, which allows for sending new agreements to our owners and tracking when renewals are due.

I love having everything at my fingertips! Whether I am in the office, on my computer or out of the office on the app, I always have access to what is going on. It has also made my life so much easier with the tenants having there own portals. Not only can they submit there own work orders they can also pay there rent and sign leases. Hands down the best software I have used for property management.

**What do you dislike about AppFolio?**

The only thing I would change is when someone signs a paper lease, in order to upload the new document you have to cancel the one that was sent and make a new one. It would be much easier if I could just upload the new one.

Tenants now have 24 hour access to all of there information. This is very helpful seeing I can not be available all day everyday.

I haven't found anything yet until they make improvements and I realize it's a better way to do it, for example the improves to the Rent Roll.
