It is a complete software package that provides us with end to end management of the homes in our portfolio. This includes easy management of our trust accounts along with maintenance, tenant and owner management plus it has robust reporting. Customer service has been easy and great for us as well. I would like to see a little more openness when it comes to integrating with other software without charging a fee. I think AppFolio needs to make some better investments in improving the maintenance piece to better compete with some of the other 3rd party maintenance software companies. The appfolio suite combines the financial capabilities of a well designed system with the fluid integration of a great UI that was thoughtfully made for better user experience in mind. Their reporting is top tier compared to other competitors, maintenance stack and smart integration is very easy to use, property categorization, lease renewal and all of the tenant related communications all mesh perfectly. The AI needs more polishing, the messaging feature needs to incorporate more attachment options and sizes. The lease creation section could use AI assistance especially with language formulation. Review collected by and hosted on G2.com.

One useful aspect of AppFolio is that it lets me manage property-related information through a centralized platform. Having relevant details and reports in one place, instead of searching through scattered records and doing repeated follow-ups, helps make day-to-day coordination more organized and consistent. The automation features also have the potential to cut down on repetitive administrative work. When the information is kept up to date and properly maintained, it’s easier to track ongoing activities, review past records, and make decisions based on the data that’s already available. I think the platform needs more flexibility in workflows and reporting. When information isn’t entered according to a predefined process, it becomes difficult to keep records consistent and ensure reports remain accurate. It would also help to have more practical guidance on how to use the advanced features, along with clearer details about which integrations are available. Even though I feel the product is very advanced overall, there are still a lot of “simple” things missing. Those small details are often what make a feature actually work for us day to day. For example, with the rent-stabilized lease renewal, there is an option to do it, but it isn’t connected to the main lease renewal flow, and it also doesn’t give me the option to add any riders I need. Because of that, the rent stabilization renewal option ends up being useless for us, so we don’t use it at all and have to find workarounds.

It’s also not easy to submit our suggestions through this “forum” upvoting platform you’re using.

Finally, it’s hard to stay aware of the upgrades AppFolio releases. It would be great to receive a newsletter, or some other way to be notified about new functions. Review collected by and hosted on G2.com.

The UI is so easy to use, and I love all the trainings. It's very easy to get accustomed to and has so many features that can be used. Even if a company operates differently than what I am used to, I am certain they can utilize all or more of the features than what I'm familiar with and using on the daily. It has never crashed and houses almost all of our companies data, and we rarely have issues, so it is incredibly reliable and I feel very confident using it. Sometimes people can be overwhelmed by all it's features. Of course, they can watch the training videos and use the Help Center, but unfortunately most people do not. I wonder if maybe trying to get people to train on it regularly may solve that. But that's more a coworker issue than one for AppFolio to solve. Review collected by and hosted on G2.com.

The constant updates and relevant features. I LOVE when AppFolio reaches out to me when they see I am performing a function they are looking to improve and get my feedback on. I LOVE being a beta tester for everything. I just upgraded to the Plus level and I didn't realize how much we were missing out on by not having it. The features have changed my whole job and will be freeing up so much extra time. I live in Appfolio and use it every day. The mobile app is great when I'm on the go and still need to handle bill payments, inspections, or general questions to get to. The customer support has gotten much faster since my upgrade as well. Needs to have more hands on training, especially for functions that are flagged as new. I like that it links to the help article and has a video, but I would like a hands-on demo that has more defined teaching capabilities. The Future conference is fabulous, but have more advanced trainings - not just overviews. I was fine paying the extra cost to have a more in-depth training session. The accounting tools are less than what we need. Understanding accounting is not what brings in the money, I am confident you will get there, or close.

Customer support has been a challenge, but I see improvements.

makes it very easy to see information on all of our properties, units, tenants, and owners. If there’s anything I dislike about AppFolio, it’s that when you complete tasks outside of a specific workflow, it can throw off reporting. For example, if you manually enter a notice to vacate or a move-out date instead of using the “Move Out Tenant” workflow, it can mess up the reporting numbers.
