Provided initial information per application to Apartments.com to inquire about renting a specific property. We were informed within 24hours the apartment was not available/already rented. We did not inquire further, received no further service from Apartments.com, and informed them we had secured an apartment through another rental agency. We were charged by Apartments.com $29.00 x2 for both my daughter as an individual applicant and parent as a co-sign applicant. We were told that this site operates as a self managed listing platform and they cannot ensure that all of the properties on the network are currently available. They employ an Ad Freshness period to ensure that ads will not stay up indefinitely. The “Price and availability are subject to change” linage. Meanwhile you are paying for a site that may offer you nothing regardless of your time and efforts to apply and provide them business. Lucky for us, sites like Goldman Property Group, ZG rentals, and a few others all did refund our initial applications in our search for an apartment. Apartments.com on the other hand, even when so far as to offer us 9 additional submissions over 30 days to hunt for apartments after we told them we had committed to a lease already for a year with another rental agency. Apartments.com is the primary way to advertise apartments. We have found with our building that almost 100% of our leads are generated from them. In addition, it integrates with Yardi (the property management software we use for the building). With this integration, our apartments.com listing is automatically updated with any openings we have - once a tenant gives notice, the apartment will show as available on Apartments.com. Definitely feel like they have a monopoly in the industry. As a result, we are at their mercy for pricing increases. Using Apartments.com is not cheap and while there are always options to decrease the package that you have with them, you may no longer be listed as high on their website any longer.
