OK solution, but too expensive

We've used Avail for about 10 years, beginning when it was Rentalutions before Realtor.com bought it, and it does the basics pretty well. Collecting rent payments via ACH or credit card works well, although the process to link bank accounts is not as streamlined and easy as other solutions. Their lease building is pretty good, and with the Pro subscription you can copy any prior lease as a starting point, which is essential if the lease has a lot of custom clauses. Their reporting is pretty basic, but at least they have some reports built in. Not all solutions do.
