It’s very user-friendly for both tenants and owners, which reduces confusion, cuts down on back-and-forth, and helps streamline communication, payments, and maintenance requests. From an operations standpoint, it centralizes accounting, reporting, and property management functions in one place, which improves efficiency and visibility. Their customer service is also a major advantage, responsive, knowledgeable, and genuinely helpful when troubleshooting issues or navigating more complex workflows. One of the biggest downsides we’ve experienced with AppFolio is the lack of safeguards and recovery options for accounting data. We followed incorrect guidance from their AI chatbot on an accounting fix, which resulted in the permanent loss of about three weeks’ worth of accounts payable work. Unfortunately, there was no way to restore a prior version or recover the data, and everything had to be manually re-entered. That lack of version control or rollback capability is a significant risk.
Additionally, integration with other systems like QuickBooks Online is limited, which makes it harder to create a more flexible or redundant accounting workflow.
